Seven fewer homes in Clinton sold, causing a decrease of 8%.  Sold price of Clinton houses decreased a few thousand dollars and inventory is at six months.

PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? In seven years, Real Estate in Clinton almost tripled the amount of homes sold.  In the following two years, sales dropped about forty percent then came close to planing out last year.  With prices close to where appreciation esimates would put them, Clinton homes sold may soon be on the rise again.

Clinton has a lot to offer:  variety, convenience and reasonable housing prices. The home prices have been averaging $182,718 for the last 30 days.  They have been selling in less time than the County average.  In the Clinton area there have been 30 homes sold in the last 30 days. Clinton Real Estate experienced decreases, but all were in the single digits.  Number of homes sold declined 6.8%, median sold price slipped 5.7% and average sold price decreased 5%.  Clinton has the lowest inventory at 5.2 months.  Homes in Clinton are priced pretty close to what they sold for in '08.

Down 18%, Clinton homes sold went from 78 to 64.  Median sold price had a 1% decrease and average sold price had a 4% decrease.  There are 152 listings and 7.13 months of inventory for homes in Clinton.  Today's home prices are about $15,000 more than sold price in the first part of 2008.

In Clinton Utah there have been 12 homes sold in the last 30 days. They have ranged in price from $131,000 to $292,191 with an average of 75 days to get sold. At the time of this report there are 140 homes for sale in Clinton. Number of homes sold in Clinton went down 21.88% from 448 to 350. Average sold price increased by less than a percent and median sold price decreased by less than two percent so prices over the past few years have not changed a whole lot. Homes in Clinton are currently a little overpriced but with 148 homes listed, many are bound to lower their asking price. These numbers are not official.

There are as of 1 October 2008, 159 active homes on the market with another 46 homes under contract for a total of 205.  By calculating what percentage of the total the 46 homes under contract are you know if Clinton is a buyers or a sellers market.  46 divided by 205 = 22%.  If the % is under 25 percent then it is a buyers market.  If it's over 25% then it's a sellers market.  So Clinton, UT is currently experiencing a buyer's market.  To find out more about market conditions in Utah just give me a call at 801-540-3825
