We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. Homes in Clearfield experienced the largest drop in number of homes sold in the county.  38 less homes sold, decreasing 34%.  Part of the reason may be because sold prices increased slightly instead of decreasing like most other cities.  Average sold price of Clearfield homes took a small climb of about $1,000 and median sold price increased close to $7,000.  Current home prices are not far off from what they were sold at last quarter. 07/09/2009

We just had a snow storm four days ago and got about 8 to 10 inches of snow around the area.  While driving around the neighborhood I saw numerious vacant homes for sale and the snow is still in the driveways and on the sidewalks and entrances to the homes.  I learned a long time ago that keeping the snow off the walkways and driveways helps the potential buyer and their agents get into the homes.  So keep your driveways and sidewalks clear of snow if you want them shown.  02/11/2009

You have probably seen a lot of homes on the market advertised as short sales.  This is a term used for home sellers who are trying to sell their home for what they owe on their loan or less.  Homes in this category are not always really approved short sales.  That is to say the lander has not given the homeowner an exact amount that they will take for the home, they have only agreed that the home is on the market and is being sold.  To have an approved short sale, one that will sell in a minimum amount of days, you need to know how short sales work and what is required of the homeowner to get an approval for a short swell. There are a few ares in Utah where the real estate market is pretty healthy. Clearfield is one of those areas. Although home sales are down compared to 2007's numbers, the low cost of housing in Clearfield has kept its market moving. In the first half of 2008 175 residential homes and condos were sold in Clearfield these homes had an average price right around $168,000. The current average price of Clearfield MLS listings is about $195,000. Although this number is nearly $30,000 more than the price homes are selling for, it is still substantially lower than the Northern Utah average of $364,000.  Clearfield also has less inventory than any other large city in Utah. Clearfield's planning commission recently approved a zoning change that could bring a 100-million gallon water tank in a residential area.  The proposed tank would go into a newly created public facilities zone in the Autumn Ridge subdivision.  According to an article in the Standar Examiner, the tank's east end will be seven feet high and there will be a sloping hill that will reach the 25 foot max. high on the west end.  The district officiers say that it will be 25 feet above ground and covered in dirt.  The issue will be considered again by the city council in August 2007 when it holds it's first meeting. 08/06/2007
