I just glanced at MSN and saw that the stock Market set a single day record as it shot up 936 points.  That is great news!  I hope that a more controlled gain continues as we move towards a rebound in the economy.  I think that this should give us in Real Estate some hope.  If stocks see that type of growth, logically we should be seeing some growth as well. I don't know how much logic has to do with the economy, I do know that it probably has nothing to do with people's buying decisions.  I also have to think that a lot of investors saw the incredible decline as an incredible opportunity to buy stocks and wholesale prices.  I would like to see that same logic applied by investors in the real estate market.  I don't think that the volatility of any market is a good thing.  I do hope tha...

Are you a little tired of reading the newspaper and feeling a pit of fear in your stomach?  I realize sensationalism sells papers, but it's gone too far in my opinion.  Do you agree? I honestly believe there is good news out there that could be reported that would inspire a positive outlook and thereby give the economy a much-need boost! I believe most people are still paying their mortgages, going out to dinner, and planning vacations.  I know I am still living normally and happily.  I know I am selling still selling homes in our area, so I assume people really are still buying homes in most areas of the country.  I believe most areas in the country are like the Cedar City area with steady markets and people buying homes and getting mortgages and enjoying life and living happily in the...

 On my visit to Cedar City Utah and other areas in South West Utah we came across some snow on Saturday and Sunday.  The snow was coming down at different times Saturday afternoon and then in the evening. I knew that Sunday morning would be a great time to drive towards the mountain, Brian's Head - Cedar City where many people from Las Vegas going skying, because of the large amounts of snow fall.  And I was right, we drove up 3 miles up the road out of Cedar City and I shot these wonderful photographs of the snow and the leaves changing colors Sunday morning.  It was so beautiful with the fresh white snow and if I would of drove up later in the afternoon, the snow  would have melted. Today we got the first snow of the year here in Cedar City.  Needless to say, I am not quite ready for snow just yet.  It isn't that we got a lot of snow, it is just enogh to cover the lawn and make the roads wet.  It is the thought of having snow this early, I know that it is only aobut 4 weeks early, but I just am not ready to give up on the warm weather.  That is enough whining, but it is good to have something other than the market or the economy to whine about!  Have a great rest of the weekend!

Have you ever wondered what your purpose in Real Estate is?  Is it to chauffer clients around and look at other people's houses?  Is it to become wealthy?  Is it just because you love the hours, and it is really hard to get fired?  I don't know, at times I question my own purpose for being in Real Estate.  I have always liked to look at houses and buildings, to see how well they were constructed, and what design features I like.  I don't know whether that is a by product of growing up with my father who was a carpenter, or if is just some innate thing that I like.  Several years ago, myself and a group of my friends went to Mesa Verde National Park.  It is gorgeous!  It is some of the most amazing vista and sites of ruins that I have ever seen.  I found myself, after realizing just how ...

There ia a "Grand Blast Ceremony" planned on October 23rd to comommorate the reopening mining at the Iron Bull Mining and Milling facility west of Cedar City.  This is a great economic boost to the area, the mines which were last mined in 1996, once provided the economic backbone for the entire county.  The entire story can be found at: www.cedarcity.org/DocumentView.asp?DID=465. Is is just me or does it seem like the Media in all of it's wisdom is trying to destroy the Stock Market and plunge us into another depression?  We continue to see a run on Wall Street with the market going down daily costing investors Billions of Dollars.  I am not saying that the truth should not be reported, but at the same time I don't think that a sledge hammer should be used to beat us over the head with it.  We can't become like the ostrich and bury our heads in the sand and pretend that there aren't some serious issues with the economy.  There are, and given time they will work themselves out.  I don't know whether the Bail Out will work or not, I would like to quit hearing every doom and gloom preacher telling us that it won't.  We may feel that it was pushed down our throats, ...

This afternoon our local board of Realtors held their monthly luncheon, with the swearing in of our new board of directors.  We had the President of the UAR, David Mansell,  come from Salt Lake City to do the installation.  He has been in the business since 1970, and pointed out that as bad as things are, they have been worse for the sale of real estate.  We still have great interest rates, not the double digit rates of the early 1980's with high inflation rates.  At no time did Mr. Mansell say that we should hide our heads in the sand, but his message was one of hope.  He made the statement that the days of coasting at Real Estate are over, and that now it was going to take hard work to make a living selling real estate in any market in the United States.  I always thought that hard wo...

We are receiving both negative and positive reports on whether the government bailout will work.  My thoughts typically turn to the positive.  Why not give it a chance and move forward with life, love, work and laughter as always?  Is the news media causing fear and panic in order to sell papers?  Resist the urge and enjoy life.  Fear and panic are the worst things that could happen.  My wise 92-year old mom says, "75% of the things you worry about never happen.  Even if they do, why worry about them twice?"  That makes sense to me.  My husband has always had more common sense than anyone I know; and his comment is, "I'm not going to worry about it.  We'll just work hard like always." We have had a lot of buyers call us wondering about the REO market and finding a "screaming deal" in a foreclosure.  We have several in our market, so there is a good selection.  The other night I was going over some old blogs that I have commented on and saw some of the damage that people that are losing their homes do to those properties.  I have to wonder, is it really a better deal to buy an REO from a bank or HUD not getting a complete disclosure of property conditions from them versus buying from someone that has equity and may be priced around $10K more than a REO?  There are property inspections that need to be done regardless of who you buy the property from.  I honestly believe and preach that a home inspection by a licensed inspector is just the cost of buying a house.  It is...

Buyers call daily asking me for the foreclosure list.  Many foreclosures and short sales are the result of people buying high in the hot seller's market. There are many sellers in our current market that are selling at bargain prices who are not behind in their payments.  They do not owe more than they can sell their home for; therefore, they can sell at a bargain price.  They may have put down a large sum when they bought or bought before the hot market. With cold weather approaching, it is probably a good time to let clients and friends know that now is the time to have things like the furnaces in houses checked out by a licensed professional. It is also a good to make sure that all of the filters in the heating and air conditioning service are new or cleaned.  Those that have fireplaces, it is a great time to have the chimney cleaned professionally. Weather stripping around doors and windows should be checked and repaired or replaced if needed.  It is only common sense that we do these thing with the cost of heating going up.  It is also common sense for the safety of us and our families.  Smoke and Carbon Monoxide detectors should have their batteries changed and tested.                                                               I...

We woke up this morning with our first actual cold front of the Fall Season.  While it is exciting, it is also a little sad, I am not ready for it to be cold.  I should say that it probably isn't all that cold, it is just that the temperature has gone from warmer than normal to a nice cooler than normal day.  It is good to have the change of seasons, and lets us know that life marches on, regardless of what Congress does or doesn't do.  It is time to start unpacking the jackets and sweaters as well as the boots and overshoes.  Hopefully it will mean a change in buyer confidence and things may start to sell!  Here in Cedar City we enjoy all four seasons with a nice amount of snowfall in the winter and hot temperatures in the summer, so it is really is a nice place to live, the scenery is...

With the Senate approving the Bail out plan and the House getting ready to re-vote on a revised plan, does this mean the end of the low home prices that we have been seeing?  There has been a lot of comment made about the Bail Out Plan in the media and here in Active Rain.  If the plan does something to restore consumer confidence, will we see home prices rise? I wonder, I don't think that anyone knows just how the public or the economy will respond to the Bail Out.  In the long run I think that it is inevitable that it is going to cost us a lot of money.  But short term, will those that have waited for the market across the country to bottom out, have they waited too long?  I really wonder if those that have waited for the bottom of the market may have been caught like those that purch...

With all of the bantering back and forth and media's ever present doom, gloom and talk of the pending depression, I wanted to write something that wasn't negative but rather uplifting.  I was looking on the internet for some motivational or uplifting thoughts when I came across this one from Gale Sayers, the former running back for the Chicago Bears. "I learned that if you want to make it bad enough, no matter how bad it is , you can make it." Well the weekend is nearly over and congratulations to the Milwaukee Brewers, 26 years since Harvey's Wall Bangers squared off against Whitey Herzog's Cardinals!  The White Sox still have some unfinished business, and the Twins await if they win.  More to the point 4 Top 10 College Football teams lost this weekend (counting Thursday).  It just goes to show a couple of things: one it isn't as important where you begin, it is much more important where you finish.  The second point is that it doesn't matter what the experts think, hard work, a good game plan and self confidence can level the playing field.  It was a crazy weekend and the regular season in baseball wound up today and the post season will shortly begin. Sitting here at the office doing floor or opportunity time can be slow in the first part of the morning.  I took the time to put together some numbers for our area over the past 3 years.  I went from September to September for each year and some things are obviously proven by the math.  Between September 2005 and September 2006: 892 single family units were sold, average sales price $236,076, average Days on Market were 117 and the average list price was $245,005. From September 2006 to September 2007 the numbers were: 660 single family units sold, average sales price was $239,000, average list price was $249,319 and average Days on Market were 151 days.  From September 2007 to today the numbers are: 509 single family units sold, average sold price $224,818, average list price $240,050 ...

Last night our 17 year old got invited to the Homecoming Dance at her high school.  It was an excitng evening for her to say the least. She still hasn't stopped bouncing off of the walls.  Homecoming at her high school is a formal dance.  I didn't remember homecoming being a formal dance, but her high school didn't exist when I was in high school, nor did I live in Cedar City at the time.  The dance is next Saturday, so we only had a week to find a dress and have the alterations done so that it looks perfect!  We were pleasantly surprised at the great selection of dresses that she liked.  Darcy and I have vastly different tastes in clothing than our teenager, so we had no problem finding dresses that we knew that she would look good in, the trick is finding dresses that she likes.  She ...

I am sure that I am not  the first nor probably the last to comment on the end of an era in Baseball, goodbye to Yankee Stadium!  Whether you're a Yankee fan or not, it is a bittersweet moment for baseball fans.  The house that Ruth built will house no more baseball games, nor concerts, nor football games nor anything else that occurred in the great old venue. Whether you love the Yankees or hate them, you had to enjoy the ceremony that closed the stadium. Well the Utah Association of Realtors Convention is winding down in Midway, Utah.  I am going up later this morning and spend some time with Darcy, then the two of us will come back.  It is a great opportunity that Darcy has had, she has loved the classes and feels like she has learned a great deal.  She also ran into one of my former bosses, who is now a Realtor in Logan, Utah. It is a good time for me, my family still lives in Northern Utah, and at times I miss the chance of seeing them regularly.  Since our parents passed away it is a lot less often that my brother, two sisters, myself and our families get together.  So I look forward to any chance that I get to spend some time with them.  Don't get me wrong, I love living in Southern Utah, there is so much beauty and so little traff...
