  Austin has so many iconic places and The Paramount Theater is one of them.  On Saturday night I went with some great friends to see Patton Oswalt . We had fabulous second row, middle seats so were close up and personal. Russell my son-law, in the blue shirt in the back of the picture, HE is the one Patton was talking to at the end of the show about him doing something for 2 days. It was hilarious!!!! The Paramount Theater is a classical revival style structure and was built in 1915. May was another amazing month! Our NW Coldwell Banker office crushed it with an astonishing 32 agents eligible for the May Million Dollar Club by listing, writing business or closing sales of 1 Million or more! We are seeing a shift in the market with longer days on market and not as many multiple offers, but we are all adjusting and adapting to the market, our results speak for themselves.     It’s exciting to see everyone's hard work in servicing their clients. The Orcas with the Great Hills Country Club swam against The Balcones Woods Blue Wave this morning in another action packed swim meet! So glad they started at 7:30 am because it's predicted to be a 106 this afternoon! Of course I was there to cheer them on🤩"Happiness is all about making your own waves."  Unknown     Handsome Hudson and Beautiful Beckett swam fast this morning, both winning first place in their heat for free style! The summer basketball league is in full swing! Beautiful Beckett is playing on a team of all boys (not a problem for her) and the first week she came home with Player of the Week! Love this girl's spunk and energy. That’s our Beckett..get in there and play the best you can, have fun, and learn something! Many days are crazy days, like dressing up as someone who is your idol or inspiration, playing games outside, having pajama day etc. Tests are over and the lazy days of summer are imminent! No surprise that Handsome Hudson chose Trevor Lawrence #16 quarterback, for the Clemson Tigers or that Beautiful Beckett chose to dress as a Clemson Basketball player. She likes playing basketball and is going to be playing in a summer league. Stand by she is playing on an all boys team! More to come!

There is a lot of buzz out there weighing in on the Austin market, specifically around the increased housing inventory. Friends and clients have commented they are seeing homes sit a little longer, and noted several price adjustments (both true statements). There is a lot of media noise that is making it difficult to know what's really going on out there, and how to navigate these real estate waters (and what it means if you're trying to buy or sell).    The short of it -  yes, inventory has increased, even more than doubled. However, in relation to the big picture housing inventory is still low. Lower than what most economists would consider a balanced market at 6 months worth of inventory. This contest caused me to take more notice of how many places actually take the time to place the American flag prominently, so it can fly proudly. When I first moved to Texas I was amazed at how often I saw 'Ole Glory' flying but also the Texas flag displayed right underneath it. Beautiful Beckett made a trip to NW Hills Eye Care, and sure enough she needed glasses! She picked out the frames she wanted and loves her new glasses! It's so cute how she pushes them up on her nose if they slip down. She sees so many things better and is excited about wearing them all the time especially, when she is reading (and she loves to read).

My Geno loved red birds. Every time he saw one (which was often) he’d call to them saying” Hi Mr. Red Bird, come sit with me.”He always told us after he was gone when we saw a red bird be sure and call out “Hi Mr. Red Bird.” He winked his eye and said it would be him coming to say hi and keeping an eye over us.These past weeks I’ve seen so many red birds! I saw one on the railing going into the pool and couldn’t get a shot of him quick enough. I saw one at the cemetery when I took a flag to place on his grave site. I saw another one on my deck and again yesterday while showing property, Mr. Red Bird was singing in the tree as I got into my car. Every time I see Mr. Redbird it makes me smile! Saturdays swim meet at the Great Hills Country Club (where Beautiful Beckett and Handsome Hudson swim for the Orcas team) got a late start opposing their neighbor swim team the Gators. We had rolling storms with torrential rain, thunder and lightning that began around 6:30 am and the meet was to start at 8:00 am. But in Texas we all know “wait 10 minutes” and the weather will change!      They moved the start time twice but the 10 am time held and the swimmers were ready to take their mark! Hudson swam in one of the first relays and Beckett swam about 20 minutes later in the freestyle. I was able to stay to watch Hudson swim the freestyle 45 minutes later and had to leave for my open house. It’s so fun to see these two engage in a good summer time sport to see how they like it.   With the arrival of summer, we are seeing the Canyon Creek market shifting slightly. Interest rates are rising. In May, after a long harsh, drought of homes for sale, inventory began coming on the market. Homes that were presented well, priced right, were well received, and offers (not as many as last year) tendered.  Canyon Creek like the rest of Austin is feeling the effect of escalating interest rates, elevated property taxes, the return to the work place, renewed travel, and soaring gas and food pricesThere were only 2 homes that closed in May down 78%! There are currently 8 homes under contract, closing in June.
