Special Government Home Renovation Loan Program using FHA 203k Home Loans in Saltillo Texas. Many are not aware of a special government loan program that is actually a part of FHA (Federal Housing Administration- a department within HUD). Existing home owners or potential home buyers can remodel and update their homes without having a higher cost second lien because of this FHA loan program.  "Luxury items" like a hot tub and a swimming pool are not allowed by this FHA loan program. Repaint, remodel cabinetry in kitchens and bathrooms, add wallpaper, replace appliances and flooring and even a add a room to an existing structure (which will increase the value of the homes square footage).   One of the biggest advantages to this government loan program is you have all of your acquisition ...

Let me explain why you should consider listing your home - your most valuable possession - with me. In today's world, you need to have an agent working for you who's experienced, ethical and confident - one who'll do everything within his or her power to get your home sold for the right price, in a timely fashion and with a minimum of hassle. You also need somebody who's technologically savvy. I'll not only advertise your home in print, I'll place it on the Internet, where it can be seen by millions of potential buyers. When you list with me, I'll stay in constant touch with you by e-mail or phone, whichever you prefer. I'm up to date on all the laws and regulations associated with selling a home. I know that stuff so that you don't have to. I'll make sure that only fully qualified buye...

If you're considering the purchase of a new home, you may be concerned with the issue of finance. Attaining the right mortgage is a key step in the home buying process, but it doesn't have to be a stress-inducing one. Most lenders offer prequalification, pre-approval or both to help you know where you stand. Let me explain the difference between prequalification and pre-approval: Prequalification: Prequalification is a preliminary estimate of how much you can afford to pay for a home based on information you provide. Because credit and employment information aren't validated for prequalification, it can only be considered a rough idea of a monthly mortgage payment and loan size. This can be a useful guide as you begin the home buying process, however. Pre-approval: Pre-approval is a wri...

If you're interested in either buying or selling a home, I'm sure you'll find my website to be an excellent resource. My goal is to help our clients find the right situation in what is usually one of the most significant financial moves of their life. With that in mind, the website brings you the access and expertise of a real estate professional to your fingertips.   The Property Search feature allows you to filter thousands of listings based on attributes that you select. You can simply search for houses in a certain area and price range, or you can look for houses that fit your specific style. If you know you want a brick house with gas heat and a garage, you can get the results you're looking for. Most real estate websites don't offer that degree of choice. For sellers, it ensures t...

Good Afternoon,   Today I spent the morning out cold calling and trying to make things happen, Calling FSBO's, knocking on doors and calling past clients and asking for referrals.   One thing I noticed I need improvement on is calling on the FSBO's.  How do you get the most out of calling on them?  I know you can't expect a listing the first time you call and its all about catching the owners at the right time.    So I just want to hear some past success storys or advice from everyone?

Once again I've had some real great advice from all of you but the one that really caught my eye was this and thought I would Share it with other.   Get a lender, inspector, appraiser, etc. to sponsor a first-time home buyer seminar.  They put up the money and you put it together and you're the Realtor for the Q & A.    Although I think it is a great idea and I have already contacted a lender and they love the idea as well, we are having a little trouble finding a way to market it and get people to show up.    Let me tell you why, I live I a smaller community about 15,000 people.  It seems like stuff like this never really pans out the way it should it is really hard to get the people to come.  Open houses and other open events seem to just waste a day with maybe one to two people showi...

Well I have recently found out his is a great way to get advice and opinions from other real estate professionals.   I asked in a prior post if it would be a good idea to look for a 2nd job and if anyone had any ideas on the kind of job I should get.   I have received numerous comments and opinions on that subject and they seem to tell me to do the same thing which to try to get new business spend more time looking for new business and try new things. I would like to thank everyone who has helped me on this issue .   My next question is how do you find new customers and get new listings without spending any money?    It seems like the past year or so I would consider myself a buyer's agent.  I closed around 12 deals last year and none of those are my listings, in fact right now I only h...

Part time Job ?     With the way everything is with the economy and market I am thinking about getting a part time job to help out my income.  I live pretty modestly in a small town rural area in east TX , I mean the only real restaurant we have is a Chili's . So I'm running out of ideas on what I could.     So I was wondering if anyone had any ideas for good a part time job that won't cut to much time into the real estate career.
