Did you purchase a home recently in Texas? If you have, I bet your real estate agent has been stressing the importance of applying for a homestead exemption on your new place. It's one of those things that can really make a difference in how much you pay in property taxes each year, so it's definitely worth understanding all the ins and outs. In this blog, I'll answer some of the most commonly asked questions about residence homestead exemptions and walk you through the steps on how to apply for one. What is a homestead exemption?A homestead exemption is a tax break applied to your primary residence. It was truly delightful collaborating once again with my sellers at 11016 Crossland Dr. in Canyon Creek. Having initially purchased the home through my listing, our communication has spanned several years, with intermittent discussions about potential moves and opportunities. The buyers, who had been renting within the community, encountered setbacks in their quest for a new home over the past couple of years. However, with the steadfast determination of their buyer's agent, they persisted in their search until finding the perfect fit. As first-time homebuyers, they eagerly seized the opportunity this spring and emerged victorious in a competitive multiple-offer situation, a win-win outcome for both the seller and themselves.Understanding my sellers' need to relocate to San Antonio, we f...

Steps to a Healthy Lawn: Your Ultimate Guide1. Soil Preparation:Before you start dreaming of a lawn that would make your neighbors green with envy, it’s crucial to address the foundation – the soil. Testing your soil’s pH levels is the first step. Typically, a pH range of 6.0 to 7.5 is considered ideal for a healthy lawn. If necessary, you can adjust the pH by adding lime to raise it or sulfur to lower it. Aerating the soil by removing small plugs of soil will improve water and nutrient penetration, helping your grass roots to breathe.2. Lawn Seeding or Sodding:Now that you have prepared the soil, it’s time to choose your method of establishing your lawn – seeding or sodding. Seeding is cost-effective but takes longer to establish, while sodding offers instant gratification with a highe...

On July 1st, 2023, a significant milestone unfolded as my client, accompanied by his father and myself, gathered with Katelyn Zimmerman, the New Home Advisor at Tri-Pointe Homes in the Heritage subdivision. Anticipation hung in the air as my client, embarking on his first home-buying journey, resolved to invest in a new construction home. The Meriden Floorplan spoke to him as well as the lot, and the vibrant community, his decision was resolute.Guided by Katelyn's adeptness, we navigated through the intricacies of paperwork seamlessly, being able to see everything on her large overhead screen and ended with signing DocuSign after review. Drawing from my years of experience in real estate I found Katelyn and the Tri-Pointe Homes team to be models of professionalism, orchestrating a purch...

Getting the right temperature in between winter and spring can cause house temperatures to rise and fall. The idea of cozying up to a gas or wood burning fireplace with candles burning for more ambiance may sound like a good idea, but is it safe and smart?   No matter how attractive your home is it won't mean a thing if you succumb to Carbon Monoxide poisoning in your home. Cuddling up on the couch with several pillows, a nice Afghan throw or blanket, with lit candles burning on a table or shelves, with a fire from a gas or woodburning fireplace, can be dangerous if you don't have a working and reliable Carbon Monoxide detector.  Carbon Monoxide doesn't care how smart you are to read books by a fire or how pretty it looks when candles are burning either. Carbon monoxide is a silent kill...

Motivation can make a lasting impression on people of all ages. The very first quote I heard and memorized was when I was in second grade. My teacher, Miss Ivan said, behind every dark cloud there is a silver lining. As a kid, my imagination captured the silver lining around the cloud and helped get me through some tough challenges in life. | In between my second and third grade at school, I met head on with many adversities and sorrows. If it wasn't for Miss Ivan, and that image I pasted in my mind, I don't know what would have happened to me. When bad things happen, children are left with lasting impressions. In the summer between second and third grade school I found the body of the drugstore lady who was murdered. When I was in third grade, my appendix was about to burst. Our family...

Life is an adventure, with peaks and valleys. Surrounding ourselves with cherished friends is a must, expressing gratitude strengthens those bonds. Take time to celebrate both major milestones and small joys, spreading brightness wherever you go. Release grudges, embrace forgiveness. You hold the magic to become someone's lucky charm. This Irish proverb resonates deeply for me with its timeless wisdom.
