Special Government Home Renovation Loan Program using a FHA 203K Renovation  Loan for Arroyo, Texas. Many people are not aware of a special government loan program that is part of the Federal Housing Administration or FHA(a department within HUD). A buyer or existing home owner can do meaningful amounts of remodeling or updates to their existing home without having a higher cost second lien thanks to this special FHA loan program. However, this loan program doesn't allow for "luxury items" in your home such as a swimming pool, hot tub, or other accessories. Although, you can repaint, replace flooring and appliances, add a room to an existing structure (which can add to value tremendously as you increase the square feet of your home) as well as remodel cabinetry in kitchens and bathrooms....

Why your Listing Expired? It comes down to four important items: Nothing is more disappointing than the anticipation of selling your home and then after months on the market (180 days)... for it NOT TO SELL. Paul explains, "There are the several reasons why your home didn't sell? And it usually comes down to four items" 1.~ Correct Pricing, - Some agents will let the seller(s) tell them what they want and price it as such. Sorry, that doesn't work in the real estate world. The idea is to market your house correctly to sell and fast! I will provide you accurate Comparable Market Analysis.. Not over inflate it. 2.~Marketing, - Most agents are good people and they mean well.. They will promise, they will get the listing, and then they run. Reason, they just don't get the marketing side of ...

My business partner, EJ Wilkerson, and I wrote this article to appear in The Guide to South Padre Island, which is a publication of the South Padre Island Chamber of Commerce, for the convenience of our visitors.  I thought it would be an appropriate way to introduce you to our area. "Despite stumbles in other markets, South Padre Island and the lower Laguna Madre area have seen a healthy increase in the market value of all types of property, regardless of location or style over the past decade. Two major reasons for this increase are the large numbers of people continuing to move to our region and the realization that our region has been largely under-valued compared to other coastal locations. The increasing population and international attention have benefited the area with the expan...

With the media being so negative about the real estate market right now, this is a perfect opportunity to tell you how it really is here in South Texas.  A great analogy of the market right now is...like the weather....it may be raining in one part of the country and the sun is shining elsewhere.  So be the real estate market.  While our market has slowed down a bit over the past couple of years, it is still very active.  There is a lot more inventory which provides the buyer with many more options.  As well, interest rates are still very low and my go even lower.  It is the old rule of supply and demand, until the demand is greater than the supply, the prices will probably stay pretty stable.   So buyers, if you are thinking about purchasing a place to retire down the road, or at least...

The Island has been a popular destination for local residents since the original Queen Isabella Causeway connected Port Isabel with South Padre Island. The new causeway was completed in 1974 and is the longest bridge in Texas. Another bridge is expected to be approved soon to connect South Padre with Laguna  Vista.Today, the island is the perfect place for a vacation. Outdoor activities include deep sea fishing, windsurfing, snorkeling, horseback riding, golf and tennis. Eco-Tourism & Birding also attract visitors from all over the country. The island is popular destination for families from Mexico during "Semana Santa", holy week before Easter, and college students during Spring Break. Many valley residents also own a condo on the island for their weekend getaways, but "the secret is o...

Brownsville is located on the Texas – Mexico border only twenty minutes from the Gulf of Mexico. The city has played an important part of our history since the mid 1800’s. The first battle of the Mexican-American War was fought nearby. The city was established in 1849 by Charles Stillman. The Confederacy won the last battle of the Civil War nearby five weeks after General Robert E. Lee surrendered in Virginia.Today, international trade with Mexico contributes to Brownsville’s rapid growth. The area’s retailers draw consumers from the Lower Valley and from Northern Mexico. The city has three international bridges with Matamoros and the cultures of these twin cities are intertwined.
