Special Government Home Renovation Loan Program using a FHA 203K Renovation Loans in Rockport, TX.Many people are not aware of a special government loan program that is part of the Federal Housing Administration or FHA(a department within HUD). A buyer or existing home owner can do meaningful amounts of remodeling or updates to their existing home without having a higher cost second lien thanks to this special FHA loan program. However, this loan program doesn't allow for "luxury items" in your home such as a swimming pool, hot tub, or other accessories. Although, you can repaint, replace flooring and appliances, add a room to an existing structure (which can add to value tremendously as you increase the square feet of your home) as well as remodel cabinetry in kitchens and bathrooms.Thi...

Every year I look forward to Oysterfest in Fulton, TX.  This year is no exception.  Great food, great music and lots of entertainment for the whole family.  Carnival rides, vendor booths and oyster eating contests are just some of the highlights.  There is even an Oyster Parade on Saturday morning.  Oyster decorating contests are a big hit in the afternoon and did I say great eating! Oysters on the half shell and Fried oysters are my favorite.  There are lots of other things to eat as well.  Come to the Oysterfest located on the waterfront at the Fulton Convention Center.  Just follow all the cars, easy to find.  Signs will point the way from Rockport.   Some great bands will be playing all day and all night.  Come listen or get up and dance!  Fun for everyone to be had.  It is the plac...

White Pelicans in Rockport are some of my favorite birds to watch. Every winter they come back here and what a sight to see!  They will be here until early Spring. Seems like Otis Redding would have liked these as he sang, "Sittin' on the dock of the bay, Watching the tide roll away, Sittin' on the dock of the bay Wasting time.   Sittin' in the morning sun, I'll be sittin' when the evening comes, Watching the ships roll in Then, I'll watch 'em roll away again.   Just sittin' on the dock of the bay."   I can hear him singing that song now.  Watching the pelicans makes you just want to slow down and enjoy the good life, doesn't it?   Whenever you are ready to stop the rat race, give me a call.  There's a perfect home awaiting you here in the beautiful Texas Coastal Bend.  Let us help ...

This weekend is the 26th annual Hummer Festival held in Rockport, TX.  Everyone loves these cute little birds that come in a variety of colors.  They can keep you entertained for hours watching them fight over the hummingbird feeder or gracefully flying from one flower to the next. I spend hours on my back porch watching them.  They are quite territorial and a lot of fun to watch. The Coastal Bend area of Texas is a great place to bird watch.  More than 80% of migratory bird species come to this area every year.  One of my favorite are the white pelicans.  They come in the winter and leave again in the Spring.  You can find them sitting on the fishing piers all throughout the area.  They are quite different from the brown pelicans we see all year long especially in the way they fish.  B...

Aransas and the Coastal Bend area of Texas includes Rockport, Fulton, Aransas Pass, Ingleside, Portland, Port Aransas, Bayside, Refugio, Mathis, Sinton, Woodsboro, Corpus Christi and many more. Rarely do I recommend books, but this one has my whole hearted recommendation.  It is a great read for anyone interested in Aransas County and the Coastal Bend area of Texas. It begins with the creation of the area.  When the land actually came out of the water and ends with modern times.  The authors researched this book thoroughly and must have spent years writing it.  It is well worth your time to read and I promise you will not be able to put  it down. The time periods in early Texas history were busy in this part of the State.  In fact, any Texas history student will learn immeasurable facts...

I normally never say anything bad about an area but I am choosing not to hold my tongue about this. I had heard the fireworks display in Rockport was pretty great, so this year we decided to check it out.  It is true, there were lots of fireworks. What else I saw made me never want to go there again. There were thousands and thousands of cars lined along the street and the streets are two lanes in each direction.  People brought their lawn chairs and families out to watch the fireworks.  Good community involvement, huh?  What I saw was 50 miles an hour driving right by the people and little children only a few feet away.  An accident waiting to happen! I also saw 2 major auto accidents.  After the ka-boom!  The truck veered to the right and skidded a long way, finally making a right tu...

While owning home on the coast not only provides the opportunity for a “Perpetual Vacation”, it also makes sense as part of your overall investment portfolio. Almost regardless of the risk, real estate can enhance and/or improve the overall performance of an investment portfolio. This is because the value of a piece of real estate will work in its own direction based on location, demand, desirability, growth, features and various other factors. In other words, real estate values do not necessarily work in the same direction as the stock market. Whether it’s your primary residence in San Antonio, a second home in Rockport or a rental unit in Port Aransas, real estate is a great way to diversity your investments returns.     This is one of the reasons why the trend of purchasing a second ...

Fishing is a great pasttime.  It can be a sport or just a way to relax.  Fishing in the bays along the beautiful Gulf Coast is my way of having fun. I love to fish for Big Reds or Speckled Trout but I will gladly take whatever comes my way. Just give me a fishing pole, some bait and leave me alone!  Don't talk a lot, you'll disturb the fish. Don't know where to go?  Come to Corpus Christi and go east toward Aransas Pass.  Conn Brown Harbor is there near the bridge.  The bridge leads to the ferry that will take you to Port Aransas and Padre Island.  You can surf fish there or just enjoy the beach. Want to fish the bays?  Redfish Bay is at Aransas Pass.  Great fishing here.  Continue eastward and fish Estes Flats.  A few more miles down the road will lead you to Rockport and good ...

I am so often asked, "How's the real estate market?" that I plan to offer a monthly snapshot for those who are interested in Rockport, TX and Fulton, TX real estate. The market in January was slightly slower than in Dec. 2011. 30 single family homes were sold in December, while only 14 were sold in January. The median sale price was slightly lower. December's median was $202,500, while January was $185,750.      4 condos were sold in December. None closed in January, however, 5 are now under contract. The median sale price of those sold in December was $139,500 and the median asking price of those under contract now is $139,000.

LAMAR PENINSULA Just over the Copano Bay causeway lies the community of Lamar.  The original town, named after Mirabeau B. Lamar, the second President of the Republic of Texas, is gone, but the spirit of the original settlers remains.  The peninsula is surrounded by Aransas, Copano and St. Charles Bays and is home to several waterfront communities including The Boardwalk, Neptune Harbor, Holiday Beach and Lamar Pointe Preserve. The heart of Lamar, Goose Island State Park,  is the second most used state park in the state of Texas.  It is a favorite of campers, fishermen who favor the long fishing bridge and duck hunters.  Situated directly on Aransas Bay, the park boasts quick access to Copano and St. Charles Bays plus the intercoastal. The residents of Lamar, or “  Lamartians”, as they ...
