Interested in knowing what is the most expensive home for sale in our MLS?   Me too.   So I searched and found a 5 bedroom, 4.5 bedroom home on 187 acres with a asking price of $3,890,000.  According to MLS, it has 6200 sq ft of living space and was built in 1972.  Other noteworthy amenitites include an ingound pool and pool house.  This estate is situated on popular and heavily traveled Hwy 69 S. If you're interesed in a personal showing, I will be happy to set it up and write your contract!!

It just might be that time.  If you need to sell your home and the buyers aren't coming, consider renting out your home so that you can make that move. In some markets, home prices continue to decline so it isn't a good time to sell unless you have been in your home long enough to have equity.  Unfortunately, too many homeowners are "under water". Homeowners who decide to become landlords and rent out their property must make sure that the rent will cover the carrying costs.  Having to pay each month to cover a shortage can be expected but generating extra cash is desirable. Once rented, it is important to make sure that the property is maintained and hiring a property manager might be your best option. Becoming a landlord is a viable option for those homeowners that can't sell due to t...

As a Real Estate agent we have opportunities every day to take the road that always leads to nowhere.   You see we all have computers in our life and we would never knowingly download a virus or do anything to corrupt the information on this piece of necessary equipment, now would we?   Yet as agents we will sometimes allow negative press or negative people to form our opinion or impact the way we do business. In effect downloading a virus into our very own human computer.   It is difficult, but in order to succeed at anything you need to treat your brain as if it was a computer when it comes to negative information. You can’t let the competition or the media or anything define you or your business. Some of the best agents today are in some of the so called worst markets. Amazing isn’...

Is customer service missing in your business? I had a great visit with a seller today in Tyler, Texas about his total dislike of real estate agents and after much discussion finally traced it to the fact that he had received terrible service from at least 2 other agents who had had his house listed. Amazingly enough, he had come by to say he had gotten great service from an agent in our office. It is amazing that in a day where good customers are increasingly hard to come by, some agents still believe that a sign in the yard and a Casper the ghost impression is still acceptable in today’s market. This seller paid full commission and offered a bonus to the selling agent on a home of 300 thousand and 2 of the so called experts treated him with no respect. The other agents said open houses...

Well what do you know another great idea from the government fails? In 2010 with fully one quarter of all mortgages under water and people looking to strategic foreclosure as an option our lovely brain trust in Washington comes up with a brilliant plan to save millions of these properties and adjust the value. Simply put they would allow homeowners the opportunity to refinance their FHA loan at the adjusted value provided they had a good pay history. Pretty simple you might think, but after 1 year only 304 homeowners have been helped and the program has only 1 year left.  Bank of America, who received billions and billions in bailout money to help with loans, refuses to participate in the program. After their merger with Country Wide they control a full quarter of all FHA loans and rece...

As a REO Agent, I understand "as is" when it comes to a home for sale but does the first time homebuyer really understand? Purchasing a home "as is" basically means that the seller (bank or owner) is not willing to make any repairs to the property despite the obvious defects.   To discover unknown or hidden defects, a home inspection is a must but can't possibly reveal all potential problems.  That's why a Home Protection Plan (One Year Home Warranty) is a must when purchasing a property "as is".  A home protection plan will cover most major systems in the home for up to one year with the new homeowner paying only a "trade call" fee when a repair is needed. REO Properties (Real Estate Owned) aka foreclosures are usually sold "as is" with the seller not making any repairs but it never hu...

I just finished uploading the background and header for my first blog post!  Yes, this is a milestone!  After 6 months of watching, commenting, and gleaning from my fellow AR bloggers I have decided to dance in the rain.....Active Rain that is! Mimi Foster was so great as direct me to Craig's Classroom where I was able to learn how to create a header and background.  Alas I must confess, I enlisted the help of my 11 year old daughter, Matti!  Together we created a header in Picnik!   I really began to think about the fact that we are all just collages, in one way or another.  Think back to your first day in real estate.  I remember mine......  I joined a local real estate firm in my small town of Lindale, TX.  I came prepared with my laptop, file folders, pens, etc.  I ordered my shiny ...

Roofing Contractor; Hero in Tyler, TX   Tonight my elderly mother called me from Tyler, Texas....I live in Boulder, Colorado.  Mom moved to Tyler about 18 months ago to be located closer to one of her Children. (Photo is of my Mom and Dad on their 50th wedding anniversary) When my father passed away in January of 2008, Mom was suddenly all alone.  The lonliness was overwhelming for her and she struggled making a decision to either move closer to one of her children or stay in a location where she had lived practically her entire life.  The decision to move to Tyler was difficult  and one she gave considerable thought and time to make.   She gave the move a good try, but never really aclimated to the new location and longed for her "home" back in Colorado (a location which is still 300 m...

Tyler Rose Garden is claimed to be the largest public collection of roses, with more than 40,000 bushes and5 00 varieties, in the country. Keith Mills, who served as superintendent of the Rose Garden from 1984-2000, said the main reason residents began growing roses in Tyler and East Texas in the mid-1800 was because of the sandy acidic soil here, moderate temperatures and usual adequate rainfall. The city of Tyler  bought the property now home to the rose garden in 1912 for a future site of a park and fairgrounds. In 1938 an application was made to the Works Project Administration (WPA) and a grant of $181,255 was received for the project and it is believed to have been the largest grant approved by the WPA for a park or garden. The city turned to a local Tylerite and son of a local ro...
