Here are the latest numbers about The Woodlands single-family luxury home market, with numbers and statistics pulled from the Houston Association of Realtors MLS (my own research): For homes priced between $500,000 and $750,000: average days on market was 78, and we currently have about 3.6 months of inventory (29 homes active, 8 sold in the last month).  Average time on market for homes sold in the past six months was 73 days. For homes priced between $750,000 and $1,000,000: average days on market for active listings was 107, and we currently have 16 homes available.  Only 1 has sold in the last month.  Average time on market for homes sold in the past six months was 46 days. McDonald’s Woodlands Real Estate Mastermind Group Meeting. Every Saturday morning at 08.30 am three top realtors from The Woodlands Keller Williams office meet at the local McDonald’s. Here's what's happening in The Woodlands Real Estate Market - View Point, by Ken Brand. For SellersFor Sale/Listing Inventory is up 7.9% compared to last year's inventory.  In January (see graph) For Sale/Listing Inventory was up 21.9%.  Considering angst fueled by national media and the fact that every year 100's of newly constructed homes are added to the overall pool of potential listings, a small increase of 7.9% is nothing to be concerned about.        It's been a while since I have posted an update on The Village of Creekside Park and I thought it was about time to.  The last post I did Creekside had just opened, they were still working on infrastructure and only a couple of builders were out there.  My, my how Creekside in The Woodlands has come along..as you can see in the picture above.The Village of Creekside Park is the newest and last village to be built.  There is a planned Age-Qualified section, single and multi family homes along with Carlton Woods Creekside for a total of approximately 7,100 homes.The 20 acre Rob Fleming Park is nearly complete, that is what the picture above is...and the George Mitchell Nature Preserve is partially open.  Hiking, Biking, Kayaking...all to connect about 25 miles along Spring Creek.  ...

THE BASICS:The decreased supply in the real estate markets due to the news media induced panic has increased prices!  The statistics are in for the February 2008 sales in the Houston Metropolitan area.  While total number of sales have decreased from one year ago (due to the aforementioned media driven panic), the average price of a home in the area has gone up by 5.6% over February 2007.  The median home sales price has also rose by 3.1% over February 2007.  All in all, this goes to show once again that Houston is an isolated and steady market compared to the rest of the nation.  There’s no reason to panic here!MY ANALYSIS:Demand to live in Houston has been high for over 15 years.  People move to Houston for many reasons; cheap cost of living, for jobs, and for the mild climate to name...

The proposed 4000 acre development along the west Woodlands and FM 2978 has brought a lot of interest from potential buyers that live in Magnolia School District, that wants the Woodlands Life Style. Information is not fully accessable about this project, and our buyers are anxious to reserve builder lots. Anyone that has further info, please pass it along.
