Three weeks ago I had created SMARTePLAN marketing materials for a $1.2 M home for him -- and it was already OPTION PENDING. What happened is two blocks down and one block over was a man getting ready to sell his home. Part of this home sellers "getting ready".... means he was up on our MLS sneaky-peeking at all the current homes for sale ... in his neighborhood .. and around "his" price range .. and he saw THAT home in the MLS with the SMARTePLAN.
