When you are refinancing your mortgage the underwriter will need a value for your home.  Many people believe this value is the same as your County Appraisal District value, the same that is used for property taxes.  This is not true.  Instead there is a  separate appraisal ordered and this new appraisal decides your home's value.  The reason why is that the county appraisal district uses comparable home sales within the last 12-18+ to decide a value(per Fort Bend County Appraisal District).  Why the appraisal needed for your appraisal uses comparable homes sales within 3-6mths (depending on how many homes sales are available).  When refinancing keep in mind: There are different appraisal forms   How to read your Appraisal   Refinancing to lower your payment or get cash out of your Property

I have to say that in the current market situation, even if you have a ready and willing buyer, it is even more important to have the buyer qualify by a responsible lender. One who would go just an extra mile to look deeper into credit checks and asking the right questions before giving out a pre-approval for a home loan. Otherwise you could be wasting a whole lot of time and effort and maybe not get to work with the client in the future when he or she is ready. Recently, I had a client who was pre-approved for a home loan by a well-known bank. We went house hunting and I found a good foreclosure home which meets all my client's needs. How do you know if your roof has been damaged by a storm?  Well, I recently posed this question to Fred Reinwald of Acumen Contracting, they specialize in roof replacement by insurance claims.  These are the obvious signs that your roof has been damaged possibly by a storm Coffee or Tea looking stains on your ceiling or wall area. I recently had to replace my roof.  I know many times that insurance companies will pay to replace your roof.  But I had no idea how to go about it.  As we all know dealing with Insurance companies is scary and when asked I cant tell if my roof was damaged by a storm.  And for that matter, what date it was damaged.  Luckily I had Fred Reinwald to help me with this.  He was able to point out that my roof was damaged by a storm.  Fred works for Acumen Contracting, a roof company.  But, they go an extra step then most roof companies.  They help you with your claim.  When an insurance company addresses your claim they send out an adjuster.  But this adjuster works for the insurance company.  So who represents you?  Fred does. You have to try the Black Walnut Café at the First Colony Mall in Sugar Land.  Whether it is for breakfast, lunch or dinner, it can not be beat.  Their food is excellent with a great dining atmosphere.  One thing that is unique to them is that they have HUGE comfy chairs.  These chairs are like seats you would have at home.  It is hard to explain without you seeing them.  But, I can tell you it makes the eating experience extremely relaxing.  Check out their Menu, they have burgers, salads, pasta, steak, salmon and the list goes on.  But, my favorite is the Lasagna.  You just can't beat it.  I would go so far to say it is the best Lasagna in Sugar Land.  If you need a quick place for a nice relaxing lunch, the Black Walnut Café can handle that to.  They have FREE WIFI, so you can catch ...

Parkway United Methodist in Sugar Land will be holding a Pancake Breakfast(9am) and a Hot Dog Lunch(11:30 am) Dec 4th.  The best part of this event, you can meet MICKEY MOUSE and his friends.   And Santa.  The price is $8 per person for either the Breakfast or Lunch.  There will be songs, games, autographs, photos and HUGS!!  For more information and the location check out Parkway Day School.  The proceeds will go to help pay for a water fountain for the school.  I know a special 3r old who won't be missing this event and neither will this 32 year old kid.  I have included a video to get you excited for the event.

When doing a mortgage you need to pay for an appraisal.  This is part of the mortgage process.  But, there are times where you can choose to use different appraisal forms.  These different forms offer different information that the lender requires and there are different costs for these different appraisals.  Here is an explanation of the major appraisal forms and their benefits:  1004- this is the complete full appraisal.  It uses comparable sales to decide a value.  It will include the appraiser coming out to your home and doing interior and exterior photos.   The majority of mortgages require this appraisal. 2055- this form is a little shorter then form 1004 as it does not require interior photos.  This is beneficial since it would not inconvenience you if you could not be at the hom...

Yahoo recently came out with a great article on 10 money saving tips.  These tips are to make your home more energy efficient.  And they are all things you can do yourself and over a weekend.  Here is the List:   Replace your showerhead- install a new WaterSense Showerhead.  It will take you 15 minutes to install.  Let's be honest, you can do it even quicker.  And the cost is anywhere from $10 to $60.  To find out how much water and money you could save in your home with water-saving improvements, use the calculator at EPA.gov. Add Aerators to your Faucets- They can cost from $2-$10 and be done in 5 minutes.
