Sugar Land, Texas in Fort Bend County is on its way to building her first Minor League Baseball Stadium. For most of us living in Sugar Land, we would have already know where the proposed or preferred site for the stadium. We would also want to know how it would impact the “Quality of Life” in regards to public safety, amenities, noise, traffic, real estate values surrounding the proposed stadium. Acccording to studies conducted, the nearest residential housing is more than half a mile from the proposed stadium location. Quoting from The City of Sugar Land update on and about the stadium, “Sugar Land selected on Jan. 13 Barton Malow/Linbeck as the preferred Design/Build contractor for the construction of a minor league baseball stadium northeast of State Highway 6 and U.S. Highway 90A.”...

When getting a mortgage you will want to know all your options?  And of course you want to make sure you are choosing the best mortgage for your needs.  Many times I hear that other banks do not offer 2nd mortgages or that they do not exist.  I am here to say they do exist and to explain when getting a 2nd mortgage could be best for you.  Jumbo Loan A jumbo loan is considered any conventional loan with a loan amount over $417k.  So what do you do if you loan amount is over $417k?  You could get a Jumbo mortgage, but the rate for a Jumbo Mortgage is usually .75% to 1% higher then a normal loan.  But if your total loan amount is small enough you can split the loan into 2 loans.  You can keep the first loan at $417k and get a 2nd mortgage for the difference.  As an example, you have a $500...

"I do not know the area. Is this a safe neighborhood? What is the crime rate here? I have little kids, are there any sex offenders living nearby?" These are the regular questions that I encountered from buyers or tenants looking for a home who are new to the area. A good website to check out the crime or sex offenders living in an area would be Crime Report - The National Crime Map. You simply need to put in an address of a particular home that you might be interested in and all the crimes for the past 3 day, 7 days, 14 days or 30 days surrounding that area will show up. The website is very user friendly. You can use this to search on a home not only in Houston, Texas but anywhere in the United States. I hope you will find it useful.

President Obama has signed a bill that has extended the tax deduction of Mortgage Insurance thru 2011.  Here are the rules to remember in regards to this tax deduction: your purchase or refinance loan must close before Dec 31st, 2011 household income must be $100,000 or less to get the full write off of the insurance premium.  the amount of the write off is reduced by 10% for every $1000 over $100k.  With it phasing out at $109,000.  meaning if you make over $109k as a household you can not write off mortgage insurance it applies to your primary home and one other residence that the tax payer uses.  all forms of mortgage insurance qualify for this.  So if you have a fha or conventional loan, they qualify.  If you have paid upfront mortgage insurance with a VA,FHA or USDA loan you can al...

  Merry Christmas and Happy Holidays everyone. Did you get the latest High Definition 3D big screen tv? Did you put your Christmas gifts under the tree in the front window for all the world to see? Unfortunately there might be a Grinch or two out there who look for opportunities. Placing the box to that big screen on the curb advertises to them, along with other valuables. One tip I would recommend is to cut up that box and place it into large garbage bags, or recycle the box instead of placing that 50" burglar billboard on your curb. Make sure to collapse other gift boxes and place them into a trash bag for collection. Enjoy a safe and wonderful holidays everyone!

Businesses call themselves in the "Black" if they are profitable and in the "Red" if they are not.  The origin of the term "Black Friday" is from the day most retailers finally get in the black, or profitable.  You need to look at your mortgage the same way.  When choosing a mortgage you will want to know the Break-Even point of your mortgage.  Of course everyone wants the lowest rate.  But, what if that low rate is not worth the cost.    Purchasing Let's use an example.  Your loan amount is $150,000 and your options are a rate of 4.25% and 4.5%.  4.5% is with no origination pt and 4.25% is available with 1% origination pt($1500).  4.25% is obviously the lower rate and your Principal and Interest payment would be $738.  4.5% has a payment of $760.  So what is the benefit of the lower ra...

I can't lie my favorite Disney Movie is "Beauty and the Beast".  I love Cogsworth and Lumiere.  Don't lie to yourself, you have a favorite Disney movie too.  We all do.  But what is better then watching it on TV at home???  Watching it in Person!!  Now thru Dec 19th, the Fort Bend Theatre will be showing "Princess Christmas".  It is Saturdays at 1pm and 3pm and Sundays at 3pm.  The theatre is located at 2815 N.
