Recently, a friend decided to buy a FSBO without the aide of her trusty agent/broker.  She and her husband found a home, negotiated the deal, put the earnest money down and then moved on to the inspection.  The inspection revealed many problems and they decided to terminate the contract.  The seller was very angry and refused to sign the release for earnest money--mainly because she was outside the 10 day option period.  She thought it would be ok, since he wa a very nice guy.  Several days of angst passed and finally they did get their money back because the lender refused the loan due to the inspection. Southlake experienced a 4% increase in price per square foot for homes sold in September 2010 compared to September 2009, according to NTREIS home sales information. Southlake home values went up 1% and average days on the market (time to sell) only increased 1% over September 2009. This graph shows a real estate market update for all Northeast Tarrant County: Southlake currently has 302 homes for sale on the market, a 7 month supply of homes. The cheapest Southlake home sold in September 2010 was a 3  bedroom, 2 bath home on 1.44 acres located near Lake Grapevine that sold for $156.63 per square foot. Over and over again, I meet people who ask me about either the "Median" sales price of a particular area or the "Average" sales price of a particular area.  And, occasionally, people ask "What's the difference?" I've put together some charts to show the difference for Southlake, TX below.  The Median price is the absolute middle price of the properties sold.  For example, in August, there were 37 homes that sold.  18 homes sold above $510,000 and 18 homes sold below $510,000.  Therefore, $510,000 becomes the Median sales price for Southlake TX for August, 2010.  The average sales price, however, is quite different.  The average is calculated by taking all of the sold prices, totaling them and then dividing by the number of homes sold.  Therefore, although the median price in Southlake T...

This time of year is nice for several reasons. The grass is greener. My real estate market is busy. And the art festivals are in full swing! A few weeks ago I blogged that I love my day off. In that I basically said while we try to take a day off, at some point on my day off at an art festival sipping lemonade and eating a corny dog, we'd be talkin' business -- real estate. It just happens! I am here to tell you I was right, it did happen! I then blogged again about Two Men and a Truck and I'm not sure I said it, but that was a subsequent move to the time I spent with that friend at the art festival. It just makes me laugh... some things are predictable. So, I am headed to yet another art festival. And, yes, I hope "my day off" turns into another real estate chit chat. That's ok. I like...
