I work with many buyers in San Marcos Texas who are in the market to purchase a property for their college student.  Does it always make sense?  Here are my suggestions of things to consider when investing in real estate in San Marcos. 1. Fun things to do in San Marcos, on the river. If you have never been to San Marcos TX, you probably can't appreciate the shear natural treasure that we have here in our spring fed river that runs through the heart of the city and campus at Texas State University - San Marcos. The river is aptly named, "The San Marcos River." It is spring fed (so it is very pure and clear) and it stays a constant 72 degrees Fahrenheit, year round (steam rises from the water in the winter). So it is very refreshing for swimming, and not too cold. San Marcos TX Residential Real Estate Market Report for 3rdQTR, July through August 2010.  Information gathered from NavicaMLS and  prepared by Laurie Jarrett, San Marcos TX Realtor®.   San Marcos saw some change in the 3rd Quarter of 2010 in the housing market.  59 residential homes were sold between July and September 2010.  Less homes sold than in the 2ndQTR of 2010 and the 3rd QTR of 2009 and this could be due largely in part to the expiration of the federal tax credit for first time home buyers. This QTR there was a slight increase in the median sales price and decrease in sales price per square foot over the 2nd QTR. The sales price to listing price was also less than in previous quarters.
