Flood Insurance, Why should you buy it?Unless you know you have bought a property or rented a property in a flood zone area,  most resident homeowners and renters think they don’t need flood insurance. Homeowner and renters insurance typically does not cover flood insurance. Fact: one inch of water can cause up to $25,000 in damages more/less. Jinx Our Siamese Cat About six or seven years ago a kitten showed up at our acreage outside of Austin Texas. He was so little and seemed lost. Why did his mother abandon him at such a young age. We could hardly catch him until he ran up into a shrub where Jim captured the scared little fur ball.Once taken inside the house and fed he became so affectionate and tame and he stole our hearts and our dogs hearts.Here is a couple photos of Jinx today on cold rainy day in Texas. Remember to protect your pets on cold winter days, we all know that summer and heat can hurt them but winter can also be hard for our four legged friends.

Sex Offender lives in Neighborhood, Must a Seller Disclose? Working with a buyer several years ago our buyers wanted to know if a sex offender lived in the neighborhood they were looking to move. Should a license real estate agent provide a BPO or CMA when selling or buying property for themselves? As a Texas licensed real estate agent/broker I have sold two of our personal residences and several land properties over the years and never thought to ask myself, “should I provide a BPO or CMA while buying or selling a property. Yes I often do a quick CMA to see if the property I am selling or buying will appraise but never fully execute one in case I should have to provide it to another party. Texas Real Estate Commission rule 535.16 says “YES” it provides that when an agent is offering to buy or sell property a BPO or CMA rule applies when the agent has located the property while acting as a real estate agent. States have different laws but Texas Real Estate Commission (TREC) says...

Yes. Not returning phone calls and emails could be considered a violation of the TREC Rules. Section 535.2 titled Broker Responsibility provides: “a broker or (delegated supervisor) must respond to sponsored salesperson, clients and license holders representing other parties in real estate transactions within 3 calendar days.”  Communication with buyers, sellers and real estate professionals is not only a possible violation but it’s poor business skills. Original Post May 27, 2018We had a blast at the 2nd Annual 2018 Texas Salsa Festival at Hemisfair in downtown San Antonio! We got to sample salsas from the best commercial salsas, restaurants and locals in the state... Plus, there was live music, DJ stages, Salsa dancing and demos, art vendors, games and a children’s zone and splash pad for the kiddos!
