Last December, I decided to take a drive south on IH-37 to visit a local olive grower.  What a delight!  Ten thousand trees of 22 varieties grow on this beautiful land.  The owner, Sandy Winokur has a nice little shop where you can buy goodies for your taste buds, olive-based skin care products, and tools for your kitchen-made of olive wood of course.  I sampled just about everything in the store and came out with several bags.  The olive oil is a delight; it is unique, fresh, and flavorful.  I eat it plain on a good quality bread or on fresh goat cheese made in Seguin.  For more information go to Sandy Oaks

At a meeting of the Greater San Antonio Builders Association this week, it was announced builder's are seeing an increase in building materials which are mirroring the percent of increase we saw in the 1980's.  For example asphalt tile roofing material is at an increase of 24%, which will be right at the same cost for a concrete tile or metal roof.

Investor Report: Section 1031  by Kenneth R. Harney Here's some great news for the thousands of real estate investors and brokers who use "Section 1031" (ten thirty-one) tax-deferred real exchanges every year: Congress has backed off its latest plan to narrow the definition of "like kind" for real estate swaps. That's important because under current tax law, real estate investors have broad flexibility in choosing properties and structuring exchanges. For example, they can exchange a rental house for farmland, an apartment building for a commercial shopping strip. They can even exchange office buildings for mineral rights.   San Antonio Botanical Garden Given the tight statutory timetables to choose qualified properties for exchanges, that flexibility can be crucial. Other types of in...

I've been following a few properties.  They sold for $500,000 or more in 2006, and I collected appraisal information for 2007 and 2008.  Not only did many appraisals not catch up with the actual sales price of the house, but some actually went DOWN. For fun, I also looked through The Dominion, Alamo Heights, and a less expensive subdivision.  Unfortunately I'm not able to post my data here because of some technical difficulty.  But you can see it here: www.homeinsa.com

I just returned from a trip to the farm, my car loaded with fresh produce, fresh from the field, for prices you won't find at HEB.  Think of the best Texas has to offer; it was there and I bought it: red beets, black-eyed and purple hull peas, fresh pinto beans, zucchini, onion, new potatoes, Swiss chard, sweet corn, pickling cucumber, tomatoes, green beans, okra, cantaloupes, watermelons, and much more.   Just received this weeks issue of the Real Estate Center Online newsletter.  Once again, I heartily thank the folks at Texas A & M Real Estate Center for the great work they are doing and the weekly updates.  The numbers for April are not too great , but considering the status of the industry and economy nationwide, not too surprising either.  Homes sales were down almost 17% compared to April 2007, but median price is up 5.2% to $152,500.  We have a 7.1 month inventory, the highest we have seen since June 1998!!  We are already showing signs of a strong buyers market and the trend is implying that is where will continue to head in the future.  To end on a positive note, the following areas have INCREASED sales since last year:Amarillo(+4.9%), Beaumont(+2.9%), Brownsville(+31.6%), Bry...

Many landlords believe that they cannot reject any applicant for any reason, that they have to accept the first one to come along with the money or risk the grief of a lawsuit or Fair Housing complaint. Not so. There are numerous legitimate, businesslike reasons to reject a prospective tenant because of past or present behavior. 1. Unsatisfactory references from landlords, employers and/or personal references. These could include reports of repeated disturbance of their neighbors' peaceful enjoyment of their homes; reports of gambling, prostitution, drug dealing or drug manufacturing; damage to the property beyond normal wear and tear; reports of violence or threats to landlords or neighbors; allowing people not listed on the lease or rental agreement to live in the property; failure to...

San Antonio’s economy expanded at a solid pace in March, with its business-cycle index rising 4 percent. Job growth was weak during the month edging up only 0.3 percent (or by 200 jobs). Service sector employment posted weak performance, a result of job declines in the metro’s leisure and hospitality sector. Job gains in construction and mining remained positive. The trade, transportation and utilities sector created 100 new positions likely because of spring break and Easter holiday shopping, according to anecdotal reports. In a boost to the metro’s energy sector, the Department of Defense awarded a $184.5 million contract to Refinery Associates of Texas Inc., located in New Braunfels, to supply naval distillate fuel.
