As a Realtor® I have the benefit of being able to look at the Multiple Listing Service (MLS) database. I can tell you that when you see homes that have been on the market for a long time, there is one common thread that puts them together in the category of hard to sell houses.Price! If the home isn't priced to sell, it's not going to sell. It's that simple. Now here is the tricky part, how do you properly determine a good price to sell your home? To answer that, lets first look at the basic common problems with pricing: Price per square foot is far above other houses selling in the market. Price per square foot is far above what houses have sold for in the last six months. Price per square foot is in par with other houses in the market but condition of the house is far below the competi...

In all of my years of selling real estate my biggest challenges weren't:   finding buyer or sellers (well, maybe sometimes)   getting super hard deals to closing in record time (just one more miracle, please)   handling overstressed and emotional people to stick with the facts It seemed to be MY TIME.    For years I ran around with no schedule nor boundaries.    I truly know that some observed me as a red-headed, crazed, focus challenged (it's not easy when you have to show one last house, grocery shop, pick up the kids, get homework done and have dinner at a decent hour) woman trying to be everything to everyone ALL AT ONCE!         The bigger that I spun my web the least efficient I was.  It was very apparent.   Until the day that I joined Success Partners which is a RE/MAX group here...

It's all about perspective. Someone in California can't believe what $300,000 will get you in San Antonio but most people in here are looking for houses that are under $150,000. The problem is that everyone is looking for this price range and when you get down below $120,000, most of the inventory available are old houses that need a lot of work. It can be a very frustrating experience for someone who is trying to get a "deal" in this "buyer's market." Add the whole lending situation and you have a recipe for a lot frustrated, disheartened buyers.I'm not sure when this is all going to turn around, but if you are looking for a home and your budget is below $150,000, here are some things you should consider:- You have to be willing to make some compromises (Older homes need updates and re...

It's happened to  me before, but I guess I'm so naive that I never thought that this would happen again.  Like everyone gets one token one and then you have paid your due...not true.  I was just hoping that it would happen AFTER escrow.  I know it's going to happen to all of us at some point in time.  So, maybe I need to get a grip now.   My Seller had two other Realtors try to sell her house before I showed up.  Oh, the stories she told me!  They were unbelievable stories of sloppy work, drunkeness and total disregard for the situation.  So, when I showed up she had already been through the wringer with trying to sell the house!  Let's just say she wasn't the most thrilled seller that I was talking to that week.   She eyed me over, asked me tons of questions, and even asked how she cou...

-Take an inventory of everything in your home. Write down each item and take pictures for reference and for insurance purposes. -Remove all the items from each room in the house. Catalog furniture, rugs and personal belongings and store them in the garage or a storage locker. Keep out key items, such as your couch, a few tables and some chairs. -Clean and paint the interior of the home. Use neutral colors such as beige, white, or tan, on the walls for a bright, clean appearance. -Place a few major items back into the home. Place a slipcover or afghan over any furniture that appears worn. Place the furniture in and away from the walls. Make small intimate groupings of furniture that invite feelings of warmth and togetherness.  -Wash every window in the home. Ensure that the windows are c...

Chicago or Bust!  STAR POWER   Curious if there are any great Agents out there that are going to Howard Brinton's STAR POWER?  It's in Chicago (or close to it) September 25-27th, 2008.  It's a great time to refresh, connect with some AWESOME Agents and prepare yourself to come home and ROCK !!   If you haven't heard anything about it, check it out at www.gostarpower.com  .  This next class is a Leadership University (and they are also having a Buyer's University).  I'm looking forward to meeting Agents from around the US and learning about what new ideas other's are using in their markets.   These Texas girls, my sister, Kristin Moran and I are going to saunter up to Chicago and kick up our heels!  Hope we see you there ?    www.SistersThatSell.com

Are you are planning on moving to San Antonio?  You may need to rent an apartment while conducting your home search and waiting for closing.  The majority of apartments in San Antonio are garden type apartments. Apartments vary from one-room efficiency units to larger two- and three-bedroom units. Most apartments are equipped with all major kitchen appliances, including dishwasher and disposal. Carpeting, mini-blinds, drapes, central air conditioning and heating, maintenance, and parking are usually standard items. Several newer complexes provide fitness centers, business centers, and some even offer garages. Most apartment complexes have a swimming pool. Some have washer-dryer connections, or a washer and dryer may be included in the unit. Coin-operated laundry facilities are provided ...

If your credit score is below 660, follow these tips to raise your score. 1. Pay your bills on time.A late payment will automatically pull down your score. A few months history of on-time payments can boost your score. 2. Pay down the cards with the highest balance first. You'll get points deducted from your score any time you charge more than 50 percent of the limit on any kind of credit card. 3. Don't cancel any of your credit cards.One-third of your score is based on how much of the credit available to you you're actually using. Canceling credit cards will automatically decrease the amount of credit you have available. It is better to put your credit cards away and not use them.

If you are planning on selling your home, it is important to ensure that your home is well maintained. Pre-Listing Home Maintenance Checklist -Examine the roof for evidence of damage to roof coverings, flashings and chimneys. -Look in the attic (if accessible) to ensure that roof vents are not obstructed. Check for evidence of leakage, condensation or vermin activity. Level out insulation if needed. -Trim back tree branches and shrubs to ensure that they are not in contact with the house. -Inspect the exterior walls and foundation for evidence of damage, cracking or movement. Watch for bird nests or other vermin or insect activity. -Survey the basement and/or crawl space walls for evidence of moisture seepage. -Look at overhead wires coming to the house. They should be secure and clear ...

The pre-approval process establishes an important relationship between you and your lender and gives you credibility with your real estate agent and with sellers.  Most agents will not take you seriously until you are pre-approved since otherwise it would be a waste of their time and yours.   During the pre-approval process, you will speak with a mortgage lender about your financial situation, as well as any special circumstances or concerns you may have. The mortgage lender will verify all income information you provide, so it is important to bring provide tax returns, pay stubs and other information to support the income you are claiming. The mortgage lender will also ask for W-2 forms for the past two years, pay stubs from the last three months and bank and brokerage statements from ...
