In our current buyer's market, buyers have many choices they don't have in a seller's market.  Buyers are less likely to consider a fixer upper and will go for homes that are in immaculate condition that, if not new, have already been updated.  The most popular interior elements buyers are looking for include stainless steel appliances, granite countertops, crown molding, hardwood floors, tile floors, natural light, two or three car garages.  Exterior features sought by buyers include a well kept lawn, nice landscaping, new or newer roofing and good curb appeal.  It is a good idea to have an inspection completed and take care of any maintenance issues before listing your home.   Get up to $1550 when you buy or sell your home using my services.  Receive up to $3200 when you do both.  To ...

Landscaping can add to the value of your home.  Here are some ideas to implement: •       *Do use plants that are native to the San Antonio area. They will survive best. •       Do get a professional landscape plan. Implement your design one phase at a time. •       Do add a covered patio. It will provide shade and shelter from the rain. •       Do get an irrigation system. Put this in before your landscaping. •      Do install landscape lighting. Lighting showcases your garden at night and improves safety and        security.   •      Don't spread your budget over too many projects. Invest your time and money in doing each well. •      Don't invest in luxury items, like built-in outdoor fireplaces and TVs, that you won't use very often. •      Don't spend too much on an outdoor kitchen...

It is a very smart move to pay down your mortgage.  Putting extra money toward your principal can save thousands in interest.  Additionally, you will have equity available should you need it in the future for unforeseen emergencies.  Instead of putting money into a saving account, consider putting that amount into your loan.  And remember, paying down debt will reduce your stress level.  Don't use your home equity for everyday expenses such as credit cards or vacations.  Using your home equity for emergencies such as medical expenses or college tuition can be a good idea, especially if it is a cheaper source of money than other loans.  But you will need to research carefully to make sure it is the best option for you. For questions about your home equity call Mike Puente at Sonterra Mor...

There are a number of professional sports franchises in San Antonio, TX.  The San Antonio Spurs organization is very well known.  A lot of people don't realize that the organization also owns a WNBA franchise, Texas League Baseball team, development league basketball team and a minor league hockey team.  Whew!!!!  That's a mouthfull. This post will concentrate on the WNBA franchise.  This is a good time to talk about them since they are getting ready for the playoffs. The San Antonio Silver Stars WNBA team is one of eight original founding teams.  They were originally based in Salt Lake City, Utah and were known as the Utah Starzz.  They moved to Texas in 2003 and are the sister team to the San Antonio Spurs.  Peter Holt is the owner.  The Silver Stars play at the AT&T Center in San A...

Hurricane Ike is in the Gulf of Mexico, gaining strength and heading towards the Texas Coast.   It's approximately 410 miles across!!  I just received an email from a friend forwarding a News Release from the City of San Antonio Office of Emergency Management.  It suggests that we prepare Emergency Kits for our homes, cars and work; and lists supplies needed in case of an Emergency. After Hurricane Dolly, I spent about 30 to 45 minutes in my master bedroom closet when several tornadoes were sighted heading towards my neighborhood.  Luckily, none of them touched down on the Northwest side of our city - but a neighbor watched  one of the funnel clouds as it went over my street!  I'm hoping we don't have to worry about that again.  The neighborhoods that were damaged when the tornado...

This is exciting news for San Antonio:  The 18th century Spanish missions located in San Antonio may join Stonehenge and the pyramids at Giza on UNESCO's list of world heritage sites.  The historic missions were added to the World Heritage Centre's tentative list from the United States for possible addition to the 878 properties worldwide that the Paris-based U.N. Educational, Scientific and Cultural Organization says form "the global cultural and natural heritage that have universal value." The legendary Mission San Antonio de Valero, known as the Alamo, was the site of a pivotal battle in the 1836 Texas revolt from Mexico. The other missions, Mission Concepción, Mission San José, Mission San Juan and Mission Espada, remain active Catholic parishes and community centers, much the same ...

When walking through my Green Spring Valley neighborhood here in San Antonio, I know when a neighbor is doing laundry when I get a whiff of scented dryer sheets.  If you use those nice smelling dryer sheets in your clothes dryer to make your clothes softer, you need to take your dryer filter out and wash it with soapy water and a brush every 6 months or so.  The waxy feel on the dryer sheets builds up on your clothes and on your lint screen.  You won't be able to see the film, but it is there.  Try running water through the lint screen and if the water does not run through it, the screen is blocked with the waxy substance.  This can make your heating element burn out and can even start a fire.  Your dryer will last much longer and your electric bill will be lower if the filter is clean....

Retailers have been enticing people to buy their goods for thousands of years by using the power of scent. When conducing an open house real estate agents often bake cookies or light scented candles such as vanilla.  The scent of cinnamon is also great to use when selling a house. We instinctively know the power of scent can be good or bad. Strong smells from pets, cooking or other activities can make prospects run from buying a home. But the right, clean scent can have quite the opposite affect.  The humidity in the air here in San Antonio can potentiate good and bad odors.  Keeping your air conditioner set at a cool setting will help keep humidity down. Some Scents to consider when selling a home and their reactions: Chamomile: Calming and soothing. Eases anger and anxiety. Clary Sage...

Most new homes built in San Antonio in recent years have granite countertops.  Here are a few helpful cautions to keep your granite countertop looking nice. Have a professional remove or repair a scratch in granite. Use coasters under glasses, especially those containing alcohol or citrus juice. Many common foods and drinks contain acids that can etch or dull the stone surface. Use trivets or mats under hot dishes and placemats under china, ceramics, silver or other objects that could scratch the surface. Do not place hot items directly on the surface. Don't use products that contain lemon, vinegar, or other acids on marble or limestone. Strong detergents or corrosive liquids can dull the polished marble/granite surface. Don't use abrasive cleaners such as dry scouring powders or 'soft...
