Follow the housing market in the San Antonio Texas area, Major cities in Texas and the Uvalde County areas for March 2024. Total Sales were 3,244. Average sales price of homes in San Antonio was $370,824, and the median sales price was $310,223.We are still slightly in a seller's market with homeowners getting 94.4% of listed price. Days on the market was up to 79 days, and the inventory of available homes was at 4.4 months. Price per square foot was $178. Residential rentals are now averaging $1820/month. Travis County in the Austin, TX area still shows the highest cost for residential housing, with Dallas and Harris counties following. Total home sales in the San Antonio area continued their steady year-over-year growth with a total of 2,981 homes sold in July, a six percent increase from the same time last year according to the Multiple Listing Service Report from the San Antonio Board of REALTORS® (SABOR) which reports on all areas contained within the MLS. Just over half the homes sold last month were priced in the mid-range between $200,000 and $500,000 while homes priced under $200,000 made up nearly 43 percent of the homes sold. Homes priced over $500,000 accounted for 5.4 percent of the month’s sales, 31 more homes than this time last year.“This is the fourth consecutive month that fifty percent or more of the homes sold have been in the mid-range of prices,” said Yvette Allen, SABOR’s 2017 Chairman of the Boar...

What are you talking about?  How can a mere $100 hold up the sale of my home in San Antonio TX?Well, there's lots of ways, actually, but the one I'm talking about is the Option Period.  The option period can be somewhat confusing to both buyer and seller if it is not explained thoroughly.  Even when it is explained thoroughly I will often get asked by either party, "what's this for again?".  The option period is defined as a specific time frame that the buyer pays for that allows the buyer the unrestricted right to pull from the contract for ANY reason and receive their earnest money back.  Here in The Greater San Antonio TX area the amount paid to the seller many times, is approximately $10.00 a day for 10 days.  Yup...a whopping $100 bucks, which to many isn't a whole lot of money to ...

 I first started posting about how great our Texas Veteran's Land Board is to all our Texas veterans six years ago when the loan limits was at $80,000. Veterans could purchase 5 acres or more at that price, and own a piece of Texas to build their Dream Homes. No other lender in the state could offer our vets the lowest interest rates for land loans. Just last year I helped a veteran to find 5 acres to build his Dream Home, and the maximum loan limit was set at $100,000 for one acre of more. Again, that limit had increased even more to $120,000 while working with another veteran.  We found a 4 acre tract that my buyer wanted to purchase, and by the time we made the offer that weekend, the loan limit had increased to $125,000 for one acre or more. Home sales in 2017 for the San Antonio area reported a moderate increase for the first quarter with a three percent increase year-over-year for the total number of homes sold, according to the Multiple Listing Service Report from the San Antonio Board of REALTORS®(SABOR), which reports on all areas contained with the MLS. The median price of a home sold during the first three months also increased just three percent to $199,400 while the average price rose percent to $240,057. Just a little over half the homes sold in the San Antonio area during the first quarter were priced under $200,000 with those sales making up 50.5 percent of the market.
