April has been designated as the nation’s Month of the Military Child. What a wonderful way to honor all military youth who have been affected by deployment, and separated from a parent. School district employees, and students across the state are all encouraged to wear purple on Thursday, April 6, as part of “Purple Up! For Military Kids”.   Purple is the color that symbolizes all branches of the military, because it is the combination of Army green, Coast Guard blue, Air Force blue, Marine red, and Navy blue. This program was organized by Texas Operation: Military Kids (OMK) as part of the 4-H Youth Development program of Texas AgriLife Extension to show support and thank military children for their strength and sacrifice. Northside Independent School District in San Antonio, TX suppo...

Window Shop for homes all you want on my website, and when you are ready, willing and able, let's discuss all your options in today’s market. Yes, you first need to have some money saved for down payment and closing costs, because in our present seller's market, don't expect the sellers to contribute to any of your costs. Next, you'll need a minimum of  $3000 up front money, for things like earnest money, appraisal fees, home inspection fees, and option money fees. Your down payment is determined by the type of loan you are approved for. FHA loans require a down payment of 3.5 percent of the sales price, and conventional loans, depending on the credit scores and history can require 5 to 10 percent down payment. USDA and VA loans are 100 percent financing, and require NO Money Down, howe...

I wish I had the magical crystal ball that could predict the San Antonio TX Real Estate Market for 2017, heck I wish I had it for even tomorrow.  The truth is; however, I don't and no one really does.  No one can truly predict with 100% accuracy what will happen to the market tomorrow or in the future.  If a person could, they'd be instantly rich. What we can do is look at indicators of past behavior and pair them with what's going on globally and locally and make a GUESS on how the market is going to fare for 2017.  So for your entertainment pleasure..below is my GUESS.  Let's look together into my magical crystal ball....I just recently attended our annual San Antonio Board of Realtors® Housing Forecast and it was really insightful on what we could expect for our local real estate mark...

Don’t be hesitant about writing your first post in the Rain. Jump Right In! The water is fine in the Rain. The most important thing is letting the others members know that you’re on board, and ready to begin your blogging adventure. Roy Kelly, our top male point contributor in the Rain, recently mentioned that he noticed that many first timers have yet to write their first post in the Rain. I would encourage each and every new member, and even those Rainers, who have been missing in Action for a while to come on back and jump right in with a post in January. You might even want to consider participating in the top contests for the month, Lynn’s Jump Start Contest for 2017, or Debbie’s Ringing and Singing in the Rain for 2017.   It’s a great way to get started and to rack up some quick p...

So, what exactly is a Ghost Member? It used to be a new member, who got zero comments on their posts, or members who were not engaging other AR members, but lately, I have noticed that many new members haven’t taken the time to upload a photo of themselves or write a short summary of the services that they offer and provide to their consumers. Why would you ever want to be a “Ghost Member”?I remember the first time I signed up and logged into Active Rain. I was amazed at the number of points that I was getting just for logging in and adding my photo. Then, I decided to write that first post the same night, and I came back a wrote a brief summary of who I was, and the services that I offered. I noticed that I had earned an astonishing 2000 points in just two hours of work. Like others in...
