Sellers should use the option period aggressively. A few days ago I wrote a post about how buyers should use their option time to help confirm the house in which they made an accepted offer is the right house for them. Sellers receive a small financial inducement to accept an option period. If the transaction is completed, the option fee is usually applied to the sales price. If the transaction does not go through to closing, the option fee is the only money received by the seller and the house will be placed on the market again for sale. The seller and their agent have two choices when an offer is accepted and an option period is being used: take a passive approach, or take an active approach. A guy is driving around the back woods of Tennessee and he sees a sign in front of a broken down shanty-style house: "Talking Dog for Sale ." (Previous post, on this subject, here, March 2009) While there are traffic bottlenecks throughout San Antonio, relief is on the way for one of San Antonio's congested major north-south routes. Construction is well on the way for the Blanco Road improvement from north of Loop 1604 to just south of Midnight Drive. Blanco Road, along with US Hwy 281, and Stone Oak Parkway,are the major corridors into and out of the growing north central San Antonio area. It was not until I became a Realtor that I really paid much attention to traffic improvements.
