San Angelo had a pretty good month for real estate in November. There was over 9.5 million in sales in San Angelo and surrounding areas. These 78 sales brought an average sales price of $122,201 and an average days on market of 119. There are currently 954 properties on the market and another 121 already under contract. My Dad and I recently listed and staged a home in Bentwood Country Club. This home was on the market for six months with another Realtor and did not sell. The seller had some landscaping done on his own but was not sure what to do about staging. We have staged this home at our expense and time. At our office, we are receiving more and more requests to help with staging. We have an Interior Designer to help with these matters. In certain situations this can be done at no charge to the seller. In the event that there is a charge, it is usually far less than the first price reduction that will take place. If you have been picking your kids up at Lamar Elementary in San Angelo, TX you have probably seen all the home construction. Trinity Ridge Homes has been building in the area for quite a while now, but there is a new player in town. Perry Hall Homes in conjunction with Sierra Vista Construction has 3 Master Planned communities just down the Street on Twin Mountain. I ran across this article the other day and I thought it was interesting. Although our real estate market in San Angelo is in a whole lot better situation than other places in the country, we can still take some of the advice. Many homeowners in San Angelo have purchased their homes 0-2.25% down. The economy has slowed and some folks might have lost their jobs. It may seem that they are underwater on the biggest investment they have ever made. In reality however, time will cure. You have to continue to make that payment. Cut back on eating out. Take an extra job (gas prices have helped pizza delivery drivers - can you believe it is down to $1.93/gal.) If you have not heard, George Bush signed a new bill to help stimulate the housing market. This will give first time home buyers the option to receive up to a $7500 tax credit. Although this will be a great option to look at for those buyers who do not earn more than the cap salary, it is not fool proof. This is a 0% loan that will be paid back over 15 years. I cannot go into all the details until I am fully versed by a CPA, but I will post a few links on the subject. The way I see it right now is that this will definately be a good thing for the economy as a whole. Another part of the bill helps out FHA loans that are being made. The temperatures here in town have steadily been rising. At an Open House on Sunday I saw a thermometer that was definately above 105 degrees, IN THE SHADE. At he same time, gas prices have dropped a little ($2.70 at T&C on Knickerbocker) but it is just insane when adding up all these costs for my budget. I am sure most San Angelo residents are feeling this same pinch on their pocket. Here is a list of some money/energy saving ideas that are fairly common sense, but can be easily forgotten. I hope this helps!! 1. Don't use the oven. Use a microwave oven, or use a barbecue grill. 2. Use a slow cooker to prepare one dish meals without adding heat to the house. 3. Put lids on pans to hold the heat in while cooking. 4. Most hot water heaters have thermostats that may be set to 140 degrees f...

Today I went down to the courthouse to see the foreclosure postings for the August 5th sale. There were 25 postings, but not all of those will actually make it to the sale. I have been doing research in the foreclosure in San Angelo for almost five years. In times past, there have been up 40 per month, but not this year. Thank goodness the numbers have been down, despite housing/mortgage trouble around the country. September's sale already had 12 postings, but they are not due in until August 12th. Some of the addresses I had recognized from MLS. Others had probably not tried to sell at all. In that situation, as traumatic as it is, homeowners really need to stay in close contact with their mortgage company. I can only imagine how difficult that is, but it really can help. San Angelo now has its own recycling curb-side pick up service thanks to two hard working residents. Angelo Recycling Co. was started by Andrew Killingsworth and Spencer Johnston in March 2008. They are serving both residential and commercial customers. I have a meeting set up with Andrew on Wednesday to set up the service for our real estate office. These guys will even sort your recyclables when picking up from your home. So if you are not already hauling your own bottles and cans over to Jackson St, give these guys a call and sign up. Imagine the difference we could make here in West Texas.

Today I sent in my application to be a Dave Ramsey Real Estate ELP. If you did not already know, I am a huge Dave Ramsey fan. As a San Angelo resident, you already have access to one hour of the show at 6am m-f on 960 am. As an internet subscriber, you have access to the free Dave Ramsey podcast everyday. I prefer the podcast because of the convenience. You can pop it on in the car, at your desk, or while getting some work done in the yard. The show is all about your life and your money. Even if you do not agree with all that is said, there is always financial information that you can apply to your life. These days there are many ways to find all the homes for sale in a particular city. This service is called IDX. Almost all real estate companies in San Angelo have subscribed to this service, including us here at ERA Newlin & Company Realty. Our site does not require any registration to use. This service is great because it allows the public to view all the homes, and not just the ones from the company who’s site they are using. This is huge asset to the real estate offices but even more of a benefit to the home seller.
