Automate and Heat Only the Space You Need, When You Need It! Install a programmable thermostat and make certain it is programmed to automatically turn the temperature down to decrease your energy usage while you are sleeping or away from home.Lower the thermostat a few degrees and use space heaters to warm to room where the family gathers and spends most of their time. Wear a sweater or a cozy throw blanket to take the chill off. Use precautions when purchasing and using space heaters. Be certain to follow the manufacturers procedures to use the heater safely. How Cool are You Really? Refrigerator: Check the refrigerator temperatures. You are losing energy if they are set lower than 37 to 40 F degrees fresh food and 0 to 5 F degrees in your freezer. To check the temperature of the food or freezer compartments, place a frig thermometer inside and read them after 24 hours.   Do You Use Your Oven to Warm a Slice of Pizza? Use a toaster oven or crockpot to prepare small to medium sized meals. They use a lot less energy than a standard sized stove or oven.  My teenage children do not like to reheat certain food items in the microwave.  They claim that the food turns all soggy when they preffer it crispy.  For example, left over pizza or hot pockets snacks.  The toaster oven is the perfect size for quickly heating snack rather than using the full size oven. Laundry: When Not In a Hurry, Use Old School Methods What did we do before all the modern conveniences were available? One example, just think back to Grandma in the back yard hanging our clothes out to dry.  We often use our washer and dryer to clean partial loads.  Does it reallly make sense to wash and dry one or two pieces of clothing at a time?  Just ask my teenagers.  They thing its a good idea. Save Energy While Using Less Water During Showers Water Conservation: Install a water saving low flow, showerhead. they use 1/3 to 1/2 the water that regular showerheads use.  These showerheads are available at most hardware store and home improvement centers.  Their install is very simple and can be performed using normal household tools.  Hints; pick up a small roll of teflon tape while at the hardware store.  This is used to tape the threaded surface between the extention pipe and the shower head.  This will stop minor water leaks that seep out at the threads. Incandescent versus Compact Flourescent Light (CFL) Bulbs Light Bulbs: Switch from incandescent to compact flourescent lamp(CFL) with an incandescent buld 90% of the energy is wasted as heat only 10% is converted to light. CFLs use about 1/4 of the electricity and last 10 times longer than incandescent bulbs. EPA estimates that a typical household would save $80 per year by switching to CFL bulbs throughout the entire house. Are Your Aging Appliances Costing Your Too Much? Most people do not realize there are two price tags on every appliance or electrical device in their home. The first is the price to purchase it and the second is the price paid for the energy to run it.  You may be spending more that you think; Often the cost to replace an appliance with a more energy efficient model can be recouped quickly through lower energy cost. Look for the energy guide decal to get the estimated energy usage/savings on energy star rated appliances. Use a power monitor to measure exactly how much power your appliances are consuming.  Affordable power monitor meters are available for purchase online.  My cell phone number is 469-644-4602 and our Dallas Real Estate website is at www.tres4u.com.  Thanks!  Denise Toli...

Many sellers like to test the market. When doing this, they overprice their properties in the hopes that an unsuspecting buyer won't look at the neighborhood history and just offer the full asking price. Here is an example:There is a property in Rowlett, TX. I interviewed for the listing back in March 2006. At the appointment, we discussed many updates to the house that would need to be done in order to warrant top dollar. I told them that if they updated the kitchen, removed the wall paper, a few other things, along with allowing me to stage the property, a reasonable asking price would be $140k. I told them that if they did not do these updates and just listed the house in its present condition, it would sell for $125k tops, and that might be pushing it.I followed up many times over t...
