This weekend is the 26th annual Hummer Festival held in Rockport, TX.  Everyone loves these cute little birds that come in a variety of colors.  They can keep you entertained for hours watching them fight over the hummingbird feeder or gracefully flying from one flower to the next. I spend hours on my back porch watching them.  They are quite territorial and a lot of fun to watch. The Coastal Bend area of Texas is a great place to bird watch.  More than 80% of migratory bird species come to this area every year.  One of my favorite are the white pelicans.  They come in the winter and leave again in the Spring.  You can find them sitting on the fishing piers all throughout the area.  They are quite different from the brown pelicans we see all year long especially in the way they fish.  B...

Aransas and the Coastal Bend area of Texas includes Rockport, Fulton, Aransas Pass, Ingleside, Portland, Port Aransas, Bayside, Refugio, Mathis, Sinton, Woodsboro, Corpus Christi and many more. Rarely do I recommend books, but this one has my whole hearted recommendation.  It is a great read for anyone interested in Aransas County and the Coastal Bend area of Texas. It begins with the creation of the area.  When the land actually came out of the water and ends with modern times.  The authors researched this book thoroughly and must have spent years writing it.  It is well worth your time to read and I promise you will not be able to put  it down. I normally never say anything bad about an area but I am choosing not to hold my tongue about this. I had heard the fireworks display in Rockport was pretty great, so this year we decided to check it out.  It is true, there were lots of fireworks. What else I saw made me never want to go there again. There were thousands and thousands of cars lined along the street and the streets are two lanes in each direction.  People brought their lawn chairs and families out to watch the fireworks.  Good community involvement, huh?  What I saw was 50 miles an hour driving right by the people and little children only a few feet away.  An accident waiting to happen!         Fishing is a great pasttime.  It can be a sport or just a way to relax.  Fishing in the bays along the beautiful Gulf Coast is my way of having fun. I love to fish for Big Reds or Speckled Trout but I will gladly take whatever comes my way. Just give me a fishing pole, some bait and leave me alone!  Don't talk a lot, you'll disturb the fish. Don't know where to go?  Come to Corpus Christi and go east toward Aransas Pass.  Conn Brown Harbor is there near the bridge.  The bridge leads to the ferry that will take you to Port Aransas and Padre Island.  You can surf fish there or just enjoy the beach.   I am so often asked, "How's the real estate market?" that I plan to offer a monthly snapshot for those who are interested in Rockport, TX and Fulton, TX real estate. The market in January was slightly slower than in Dec. 2011. 30 single family homes were sold in December, while only 14 were sold in January. The median sale price was slightly lower. December's median was $202,500, while January was $185,750.      4 condos were sold in December. None closed in January, however, 5 are now under contract. The median sale price of those sold in December was $139,500 and the median asking price of those under contract now is $139,000.

How's the market in Rockport?  What's so important about 96.20% !!!???  Sold Price versus List Price....this is a good indicator of the TYPE of market we are currently in and gives us a peek of WHERE the market is heading based on how MUCH THE BUYER IS WILLING TO SPEND and  THE SELLER WILLING TO SELL. In January 2011  the SOLD/LIST %   was    91.15%  (as reported in the MLS)In February 2011 the SOLD/LIST % was     95.12%In March 2011 the SOLD?LIST % was        93.06%In April 2011 it ROSE to   96.20%   If you are a BUYER and waiting for that good deal .... So what's happening in Rockport?   How's the market doing?  Glad you asked..... The first two months of the 1st quarter not so good... in January 2011 a total of 17 single family homes sold (as reported in our MLS system)in February 2011 a total of 14 single family homes soldHowever... HOMES SALES ARE PICKING UPin March 2011 a total of 30 single family homes soldin April 2011 a total of 21 single family homes sold  The average price range of those homes SOLD in April 2011 was between $217,000 - $229,000  Currently there are only 9 homes for sale in this price range.  If you are a seller you could be in luck... of those homes sold in April the SOLD PRICE Versus LIST PRICE was 96.20%    This represents the BEST so far for the year.  Stay tuned for MORE....

Buyers have asked this question over the years and I thought it would be a good idea to discuss it in my blog.  Of course builders inspect the properties before offering them to the public and try to correct everything on the "Punch List", but things can be overlooked.  Spending a few hundred dollars up front to find out about any problems during an option period allows the buyer to negotiate repairs with the builder before closing.  In one instance debris from construction had fallen in the lines for the kitchen faucet and did not allow the hot water to flow.  It was a simple repair, and the builder corrected it.  In another case, the dishwasher had not been installed correctly and once again the builder corrected the problem.  When you move into your NEW home the last thing you want t...
