Springtime is here and that means that you will see an increase of homes for sale.  Selling in the spring can be a double edge sword.  The advantage to putting your home on the market during this time is that your grass is a vibrant green and your trees and flowers are starting to bloom, so your curb appeal (which is very important) makes the drive up very nice. The downside to selling during this time is that you will have more homes in your area to compete with.  Price will play a huge factor during this time.  If you over price your home with the thinking that you can reduce the price later then maybe your best bet is to wait until late August or early October when there are less homes on the market.  Price your home just right and you will soon find yourself out looking for your ne...

Richardson, TX is a small city located in Dallas County and Collin County. Richardson has a population of 99,200 as of the 2006 census and is growing at a moderate pace. The city attracts home buyers and sellers because of number of large technologies companies such as Nortel, Ericsson, Texas instruments, and AT&T that reside in its "Telecom Corridor." Homes in Richardson Texas tend to be older, built in the 1970s or earlier with the exception of a few new home communities. While the homes are older than those in new home neighborhoods in Plano, Frisco or McKinney, the pull for Richardson is location, location, location. You are right in the middle of everything in RICHARDSON. Richardson Real Estate TexasRichardson, TX is located just northeast of Dallas, TX along the city lines. Richar...

Richardson TX has been known as the Telecom Corridor since the 1980's.  This is because Richardson housed some of the major Telecom companies like Nortel, Ericcson, Fujitisu, AT&T, and many others.  Since Telecom took a downward spiral a few years ago, many of the Telecom companies left as well.  Many others downsized their office spaces.Because of many buildings becoming vacant, Richardson decided to start recruiting other companies into their mix.  Fossil makes Richardson their home.  Countrywide took over much of Nortel's space.  It's a whole knew world as you go up 75 Central Expressway. Here are some of the larger employers throughout Richardson, TX.Richardson Schools: 5000Nortel: 4000Countrywide: 3000University of Texas at Dallas: 2830BlueCross BlueShield of Texas: 2504Verizon Busi...

There is a house one street over from me.  It first went up for sale in July 2005.  I remember this because that's when my husband and I were looking at houses because the seller on the house we were buying was trying to back out and we needed a backup place just in case.  The house, shown here, was very plain and not what we were looking for.  We wanted one of the "WOW" houses in the neighborhood, not one of the ones that neighbors wished weren't next to theirs. The house was built in 2000, so in 2005, it was barely 5 years old so the house wasn't outdated.  It still met with typical standards at that time.  It was just a plain house that didn't offer anything out of the usual for the price they were offering, which at that time, was too high $459,900.After being on the market for a co...

Does the look of neighboring houses effect the value of your house?  Do you have a neighbor who doesn't mow their lawn as often as you would like?  Or even if they mow it, is the yard all weeds instead of grass?  Do you have a neighbor who loves huge rose bushes, but doesn't know how to maintain them, so they make the house look really bad and not taken care of?What if you were looking at houses in a very nice, suburbian neighborhood in the $400k price range (in the Dallas area, that's over double the average sales price) and you saw bars on the windows of one of the house?  Would you all of a sudden think it's an unsafe neighborhood?  Or would you think that they were "decorative" bars?  This is a house in my neighborhood.  I don't like it.  It's not just that there are bars, but the b...

This is so crazy!! Nothing ever really happens around here!  I went to JJ Pearce High School in Richardson, TX.  I was part of the graduating class of... hmmm, I know you guys think I'm young, but do you know how young?  Age doesn't really matter when you've been in this industry for 8 years, so I can proudly say, I was part of the class of 1994- graduated with Advanced Honors which isn't too shabby if I do say so myself.... Anyway, premiering on March 5, 2008, they are putting a lot of alumni from JJ Pearce on a "sun- drenched multi-million dollar Hawaiian estate" to see how they have changed, or not changed over a 20 year period.  By saying 20 years, I assume it's the alum from 1988.  But they could be leaving it broad like being around 20 years.  The site lists the cast of 14 people,...

I would like to introduce myself to everyone in the Richardson Heights Community.  My name is Nick Good and I am a Realtor with Keller Williams Realty.  I am also a resident of Richardson Heights.  My wife Leslie and I bought our first home here in 2007 on Westwood Dr. and we absolutely love the small community feel that you get living here.  I got my real estate license a little over 2 years ago after I got a job being an assistant to a broker that sells a lot of homes in this area.  After a year and half of being an assistant I decided to go full-time as a Realtor so that I could help people sell their homes.  Our community has done very well the past 2 years and I believe that we will continue to see a rise in home prices over the next 5 years.  We have the benefit of being close to ...

Major issues going on in Richardson, TX right now.  FedEx is trying to get permission to build a distribution center right down the street from my house!  We cannot allow this!  There is already too much traffic right there, we don't need anymore. They say the added traffic will only be in the morning and the evening.  DUHHH, that's when everyday rush hour traffic is.  Why do we need to add to it?  FedEx was already turned down by the City Plan Committee a couple of weeks ago.  We all signed a petition, however, FedEx is making a plea, in person, to the council next week.It will probably be standing room only, but I urge everyone in Richardson and the Garland borders to attend so we can squash this facility.  I signed the petition and am proud of it!  Even if they guaranteed deliverie...

This is going to be a great show!  My parents took me to this a few years ago, and I had no idea what it was about or what to expect.  I'm a Jewish girl who doesn't even know much about Judiasm, muchless knowing anything about other religions. This show is HILARIOUS!  I found myself laughing so hard!  Granted, I didn't understand everything that was said, as I figured they were Catholic "inside jokes", but I laughed along with others since their laughing was very contagious. The show is not going on very long this year, so I won't be able to make it, but the dates are February 14-17, 2008.  Tickets start at $32 and can be ordered online at www.eisemanncenter.com or by phone at 972-744-4657.I highly recommend everyone go to see this show if you're looking for a good laugh for a couple of h...

It is time to make Richardson TX smoke free.  It's funny that everyone is campaigning for this now, when we just voted in for Richardson to sell beer and wine.  You would think that smoking goes hand in hand with beer and wine since smoking at bars is the most common place people smoke. However, I guess many are thinking to themselves that they can't have their cake and eat it too.  If they want to buy their beer and wine in Richardson, they must take it home to smoke!  Plano TX, the suburb immediately north of Richardson, went smoke free throughout the city a few months ago.  Personally, I love it!  We went to a bar for Karaoke, and there were no clouds of smoke... until you walked out the front door.  Hopefully, this will be something that Richardson fixes, but I hate it when the place...

Did you read my previous blog about how unhappy I was about the new HOV lanes that have opened on 75 Central Expressway through Richardson TX? Even though I'm very unhappy with the way they did the lanes, others will need to know how to access the lanes.  You would think that you could just drive and be in the left lane and wait for the openings, as this is how it is on all of our other highways and freeways.  However, you would be wrong!!For the main entrances into the HOV lane, you must actually exit off 75 Central Expressway and follow the signs.  Huh?  Does this even make sense? Sounds silly to me.  Oh, and don't forget that there's even a different route during rush hour traffic in the mornings and evenings.  RIDICULOUS!!Anyway, here's a link to the graphics that will better explai...
