The event has been a long-standing favorite within the Dallas Metroplex pulling crowds of 70,000 or more. It is held in the Galatyn Park Urban Center - just a few minutes north of Dallas at US 75 and Galatyn Parkway. The musical lineup is as diverse as the wildflowers and the lineup is available online. Tickets can also be purchased online and printed from home. Enjoy the festival!

Richardson TX - Market Report - April 2010 The median price of homes sold went down to $174,950 in April from $180,000 in March. The median price of homes for sale was a little higher in April at $199,900 from $199,000 in March. The number of homes sold was up at 78 in April from 60 in March. The number of homes for sale also went up to 505 in April from 462 in March. Homes sold were on the market for 44 days, while homes currently for sale have been on the market for 66 days. Sales continue to be erratic in the Richardson market. Up one month and down the next. March was not an exception. After being up in February sales were off 5% in March. For the year so far sales are just about flat at a 1% decline. The average sales price moved higher to $175,390 but this was due to more sales occurring in the higher price ranges. It looks like the $6,500 tax credit for move-up buyers may be having some effect. The pending sales number is up 12% so it looks like April will be a good month for sales as buyers rush to get homes under contract before the tax credits expire at the end of April. I do not believe these credits will be extended again so starting in May will be the real test as to how the real estate market will hold up. Sales: 72 Average Sales Price: $175,390...

Richardson TX -  Market Report - March 2010  The median price of homes sold was $180,000 in March. The median price of homes for sale was $199,000 in March. The number of homes sold was 60 in March. The number of homes for sale was 462 in March. There currently are 4.4 months of inventory for sale. The current tax credit runs out on April 30th. Aside from their famous 'Topeka' switch in celebration of April Fools Day, Google has added even more pizzazz to their already mega-power search engine capabilities. When Manning & Company is assigned an Asset (to sell) or BPO, we commonly will 'Street View' the home to either map, route or conduct an address verification. While dinking around on Google/Topeka today with street views, I stumbled on a little orange man with glasses on his head embedded in the frame. Clicked it and, whatya know, the world went 3-D. I received the funniest text last week from my assistant. My assistant "You want an ostrich feather ¾ length coat from (clients name and house here)? She said its trash. Could be fun for a Halloween costume. My response "No thanks, you can have it if you want it" My assistant didn't want it and I asked her to bring it to me so I could see it.  It turns out I thought it would be perfect for the Richardson High School, Theater program.  So she dropped it off at the high school with our business card.   Richardson is hopping with the Richardson Community Band, an all volunteer wind project that entertains audiences here in Richardson. With a unique history, the band grew from just a few members to over 60 active members who now perform at various events throughout the year.    Formed around 1915, their small organization was fueled by the musically inclined town barber of Richardson who coordinated much of their efforts. Unfortunately, the band disintegrated during both World Wars but was reorganized in the early 70's. This is a follow up to a blog I posted last month on a home in Richardson,TX that had been on the market for 5 months with no offers.  Home Star Staging was contracted to stage the vacant property as well as recommend minor updating. All work was complete on February 15th, 2010. I am happy to report that the home was re listed February 19th, 2010 and went under contract March 12, 2010 (21 days) for just shy of 99% of original full list price.  According to the seller's representative, the home has had multiple showings, great feed back and several interested parties.  While it is currently under the 10 day option period I will refrain from posting photos.  Let's consider an alternative scenario.... On April 17, 2010, the Richardson Independent School District will host a job fair.  For more details, click here.   In other Richardson ISD news, the University Interscholastic League (UIL) recently released its district realignments for football and basketball. Realignment is done every two years to accomodate changing student population numbers and the addition of new high schools. Pearce will stay in the 4-A Division and will play in the 10-4A District with Highland Park, McKinney, McKinney North, Rockwall, Rockwall Heath, Wylie, and Wylie East. Sales were up 11% in the Richardson area for the month. however, the average sales price declined by 12% from the same time last year. Pending Sales, a forward looking indicator was off by 7%. We saw a large jump in the number of new listings but the active listings are still down by 2% leaving us with an inventory of only 3.3 months. RRichardson continues to have the lowers supply of homes on the market of any area. The best homes sell quickly!
