Richardson went against the trend in December and sales were up by 28%. The average Sales price and the median sales price were both down by only 1%. The number of new listings declined by 13%. The active listings increased by 53% but it must be remembered that last year the number of active listings was very low. The pending sales number was down by 24% which does not bode well for next month. Well, the news and every other media outlet is talking about it, so I may as well throw in my two cents. The Dallas-Fort Worth Metroplex fell victim to a cool front and snow "storm," crippling Texas life and driving. Okay, maybe not crippling... but the majority of Texans seemingly lose all sense of driving ability when precipitation enters our little worlds (see: wrecks in Dallas). Here are some of my pictures from the snowfall for your enjoyment. Northern areas of the Metroplex received just over 6" of snowfall and the majority of school districts were closed today, acknowledging the dangers in driving over iced bridges and passages.  Temperatures are hovering in the thirties and are expected to dip into the teens over the next 3-4 nights. First time home buyers are very important to the Richardson market and they continue to be on the sidelines. Sales were off by 51% in November. The average sales price climbed by 11% due to the concentration of sales in the upper price ranges. The number of new listings grew by 2% while the number of active listings climbed by 63%. While this may seem like a very large increase, is't not. Last year at this time the number of active listings were abnormally low. The months of inventory now stands at 5.8 months which indicates a balanced supply. The good news is that there was a slight increase in the pending sales for next month. Sales were down by 33% in October mirroring the overall decline in the Dallas/ Ft. Worth. The average sales price was up by 1% while the median sales price was down by 3%. The number of new listings dropped by 6% but the number of active listings remain very high with a 79% increase. There is currently a 5.9 months supply on the market. Pending sales continue to decline and were off by 27%.
