Sales continue to remain slow in Richardson. Sales were down by 28% in January. The average sales price declined by 10% and the median sales price was off by 13%. The number of new listings declined by 5% while the number of active listings showed a 40% increase. The number of active listings is distorted due to the fact that last year at this time the number of active listings was extremity low. The months of inventory now stands at 4.8 months. This is still a very good number and with any pickup in sales we could be back to a shortage of homes on the market very quickly.
