As a six-year resident of the Blackhawk area and a 13-year resident of Pflugerville, I like to keep an eye on the market values here in the area.  When the toll roads opened two years ago, the prices started trending upward and they have continued to appreciate overall, although more slowly right now, with some tough economic factors at play.  As a fellow homeowner in Blackhawk, this stuff is important to me, too! Currently, there are 12 resale homes available on the MLS in the Fairways, with an average asking price of $237,104.  The average square footage for these homes is 2,737, for an average price per square foot of $88.74.   There are 6 homes under contract presently in the subdivision, with an average asking price of $211,695, and an average size of 2,691 ($78.67/square foot). As a resident of the Meadows of Blackhawk for over six years now, I like to keep an eye on the property values in the area.  Ever since the toll roads opened a couple of years ago, demand has remained reasonably strong despite a rocky real estate market in 2008.     Currently, there are 19 homes available in the Meadows, with an average asking price of $204,915.  The average square footage for these homes is 2,455, for an average price per square foot of $84.57.     Presently, there are 5 homes under contract in the subdivision, with an average listing price of $176,598, and an average square footage of 2,258, yielding an average price per square foot of $80.74.  This is about six dollars per square foot higher than prices for 2008.    Over the past three months (January 1st through tod...

I have lived in Pflugerville now for 14 years.  My wife and I bought our first home here in 1995, and our second, much larger home in late 2002 in the Blackhawk area.  Over the years, the landscape has changed far more dramatically than we could have anticipated.  Back then, I still remember my mother-in-law saying, "Enjoy this farmland around you while you can.  It probably won't last." While much of the open land is still there, we have seen the addition of two major toll roads which intersect about 1.5 miles from my home.  At this intersection (45 & 130), there is a giant new commercial development which is now open with many more stores and restaurants to come.  When we moved here years ago, we had to drive at least 10 minutes to get to the nearest grocery store.  Now, there are FOU...

There has been a lot of new commercial development over the past several months right here in Pflugerville, including the opening of Home Depot, SuperTarget, and Best Buy.  One smaller business may not garner as much attention as the big guys, but Pflugerville Donuts will be opening its THIRD location very soon. Interestingly, I have had a number of emails from local residents who read my blog asking if I know when this latest location will be making its debut.  It's my understanding that it will be opening within the next week! Located in the strip center next to Radio Shack near 685 in front of Wal-Mart, Pflugerville Donuts will be the sole donut location in this general vicinity.  I haven't had a chance to try their other locations yet, but I understand that they also offer kolaches ...

Dig It!  The City of Pflugerville is scheduled to host the grand opening of its first community gardens on Saturday, March 21, 2009 at 10:00 a.m.  The Pecan Street Community Gardens is located next to the baseball fields in North East Metro Park (2703 East Pecan Street).The Pecan Street Community Gardens are available to both City of Pflugerville residents and Pflugerville ETJ residents. The spring garden season will be from February 1 to July 31, and the fall garden season from August 1 to January 31. I know you have been waiting for it.  I know I have.  The Pflugerville Super Target is now open.  Now, don't push and shove.  They are open Moday through Saturday from 8:00am to 10:00pm and Sunday from 8:00 am to 9:00 pm.  The ribbon cutting was held on March 3 and the Grand Opening is not until March 8.  But they are open now. According to The Community Impact Newsletter and Mayor Jeff Coleman, Stone Hill is one of only a dozen large developments opening in the US this year.  Our Pflugerville Super Target is one of 27 stores opening nationwide this week.  The general manager of our new store is local residend David Aguirre.  Already more that 200 employees have been hired.  And already they forget to give me the bag with the eggs - causing us to make a second trip back to the store - o...

I have written a handful of updates about Stone Hill Town Center over the past several months, and these posts seem to bring a lot of interest from the local community. Yesterday I overheard my husband telling someone what a bad day he had the other day.  His car wouldn't start in our local Pflugerville Wal-Mart parking lot and then while jumbing it he lost his cell phone.  He even wondered aloud what else could go wrong.  Well, first of all - you should never ask that question as you may get an answer that will make what you thought was a bad day look like a picnic.  But secondly, I pointed out to my husband that it is all on how you look at it.  I thought he'd had a great day.  Afterall, he had two complete strangers come to his aid.  When his car wouldn't start a nice lady and her teenage son stopped and offered a jump.  While jumping the car my husband lost his cell phone and didn't even realize it.  By the time he got home another nice lady called...

"What's Up"?  Ever since this Budwiser commercial came out my kids keep coming up with this "Whaaats Uuuuuup" comment.  Although somewhat humerous at first - it is now a little annoying.  Wanna hear it?     When your are looking to find out "What's Up" in the Blackhawk, Pflugerville Real Estate Market, you only have to ask.  There is a lot to love about Pflugerville and the Blackhawk area. Since it's located about 1.5 miles from my house, I have been watching Stone Hill Town Center take shape for some time now.  My wife and I relish the thought of having even closer shopping options, especially since we are now expecting our fourth child and traveling time seems even more at a premium. Currently, the only stores open are the Home Depot, Mattress Firm, and Verizon Wireless.  Very soon, that will change, as Best Buy is slated for its grand opening on February 27th, with Bealls Department Store and the SuperTarget store both opening in March. In the upcoming months, two separate but related road construction projects will bring better access to the southern part of Pflugerville. The first phase involves connecting Heatherwilde Boulevard to Howard Lane (south of Wells Branch).  Additionally, Wells Branch will be extended and connect through to the section attached to Dessau Road.  This phase is set to be completed in April. The second phase entails widening Wells Branch Parkway from I-35 to Heatherwilde.  It will be a four-lane road.  The project was bid in January and the construction should begin later this year.  As a longtime resident of Pflugerville (almost 14 years now), I have been very pleased with many of the road projects locally, not to mention the toll road system, which has dramatically improved access to shoppin...

I have been tracking the progress of the new Stone Hill Town Center over the past few months.  Since it sits about a mile and a half from our home, I am very much looking forward to the opening.  Home Depot has been open since last May, standing as the lone store until Verizon Wireless and Mattress Firm opened last month. My father-in-law and his wife were in town between Christmas and new year's eve, and he wanted to take us all out to dinner.  We chose Texas Roadhouse as a viable option, partially just for its proximity to our house (about 10 minutes away).  We had been there once before and enjoyed it. As I have shared repeatedly here, my kids have a knack for making me laugh.  The Christmas season is no different, of course.  I just wanted to share a few of the humorous things that they said this year. Abby is two and a half years old now, and she is a natural performer.  Several times lately, she has appeared on top of the ottoman in our living room, or perhaps behind the puppet stage upstairs, proclaiming, "LADIES AND GENTLEMEN!  WELCOME TO DA SHOW!"  When I then ask her to perform, she seems to be out of ideas, but she will sing if prompted a little. I have lived in Pflugerville since 1995, when my wife and I bought our first home here.  In 2002, we opted to buy our second (much larger) home in this area, too.  What made us choose to stay?
