Pflugerville, TX Real Estate News

Pflugerville is the name of a very rapidly expanding small city northeast of Austin, and there are many opportunities in the city of Pflugerville. The city was originally named for the Henry Pfluger family in 1849, and the city was first expanded after a dam was constructed in the 1850s on the Gilleland Creek which provided water for the train and facilitated the construction of roadways. The small city is situated on the Williamson County and Travis County boundary, so there are parts of the city in both counties. The plat for the city of Pflugerville was registered in February of 1904 by George Pfluger and his son Albert, and many of the wooden downtown structures on Main and Pecan were built by Conrad Pfluger in the early 1900s. Along with the newest developments that have sprung up in Pflugerville over the past year or so, I am happy to see another one in the works, just across from the Wal-Mart on 685.  Here are some posts that I wrote about Stone Hill Town Center and Pfluger Crossing: Pflugerville, Texas is Getting Two New Shopping Centers! Today was the Pflugerville Pfamily Pfestival & Expo and it could not have been a more perfect fall weather day for the event. The turn out was great and people really enjoyed all the happenings. There was something for everyone including over 100 business and community organization exhibits and demonstrations featuring Classic car show, Travis County Star Flight and Texas National Guard helicopter displays, public safety displays, performances by local school, youth and church groups plus a lot more.  Oh, and plenty of food from some of Pflugerville's fine restaurants. I love the fall season. For years, Pflugerville has had one of the highest property tax rates in the Austin area, but with five consecutive years of decreasing rates, Mayor Jeff Coleman said those days might soon come to an end. "I firmly believe that in the next four to seven years, this city is going to have to make a dramatic decrease in the tax rate," he said. "By then, Stone Hill [Town Center] will be full, Verde [commercial development] will be full. It's just going to take some time." City officials anticipate that commercial growth in Pflugerville will continue to push the property tax rate down, as it has done in other cities experiencing similar growth. But Coleman said it will take time for retailers to generate the substantial sales tax revenue needed to change the city's funding mix. Growing pains...

Since the founding of Pflugerville in 1860, there has been much growth and change. Yet even today there are many landmarks that represent the early history of what was once a small farming community. Here are four sites that hark back to those early days. As a six-year resident of the Blackhawk area and a 13-year resident of Pflugerville, I like to keep an eye on the market values here in the area.  When the toll roads opened about a year ago, the prices started trending upward and they have continued to appreciate overall, although more slowly right now, with some tough economic factors at play.  As a fellow homeowner in Blackhawk, this stuff is important to me, too!  Currently, there are 17 resale homes available on the MLS in the Fairways, with an average asking price of $256,210.  The average square footage for these homes is 2,834, for an average price per square foot of $92.17.  This is a couple of dollars higher than the previous quarter.
