LOCAL PEARLAND REALTOR WITNESSES GRASS FIRE FIRST HAND   Yikes, I was traveling home yesterday and noticed the news copters flying overhead. As I drove closer to MY HOME, they were very close above. So I decided to keep going to find out what was happening. As I drove closer I noticed a fire was going on and I could not tell where it was coming from. I turned into Canterbury Park and at the back of the subdivision, the large field was completly engulfed in flames. So I decided to keep driving closer and drove to the back of the subdivision where the fire trucks were connected to the fire hydrants. Audubon Place is a very unique gated subdivision with custom homes in the heart of Pearland Texas. Located off of the newly built Magnolia Rd between McClean and Harkey Rd. Audubon Place consists of homes mostly built in the early 2000s with more added to the newer section around 2005. According to the homes sold there within the last 7 years, the average price sold was $358,000 with an average home size of 3844 sqft. That gives an average price/sqft of $93.13, which is higher than most subdivisions in the Pearland area. Considering the average lot size of 1/2 and acre and some with almost a full acre, and a gated community, you get what you pay for. The Pearland TX real estate market is doing OK.  In looking at the real estate market in Pearland, one can see we are following the same trend as the last 2 years.  The median price is up $4250.00 from this time 2 years ago... Look at that number again, our median home price is up $4250.00 from Dec of 06.  Pearland's real estate market is doing fine.  December tends to start slow and then before the 1st of the year, it will start the upswing in both pricing and the total number of housing units sold.
