This question can be posed for just about any County on the map. This is an unusual Market Report. But, our Market may see changes very quickly. Montgomery County is truly being affected at this point. This is really a scary question to ask since it does have an answer. First of all what would or could cause the property values to drop? Obviously the economy has something to do with it as the Lender's hesitation to loan money causes a higher demand for qualified Buyers. So, it's a given that prices will drop when there are more Sellers and less Buyers. At this point a verifiable qualified Buyer has a great deal of strength. With less Buyers, less homes will sell. From the observation of DOM, Days on Market, many of you landowners listed as far back as 2009. Real Estate and our sales are LOCAL and not National. We had an appointment yesterday afternoon in College Station with the Doctor at Scott and White off Highway 6. Our normal route is to swing around from Bentwater, hit 105 off 149 and just cruise all the way to Hwy 6. Easy does it. As we were just getting started on our trip yesterday, after driving just a few miles beyond Montgomery, the view changed drastically and in a split second. Looking off towards FM 1496 a huge billowing cloud was mushrooming from the trees. Scott and I couldn't help but feel awful and a pain in our hearts hit hard when it sunk in what we were seeing. We were witnessing a brand new wildfire. And, it was spreading fast. As we began to discuss what we should do the Firetrucks, sirens and lights became visible. And, I can't wait! Last year we were totally out of town and I missed the whole thing. Years before I didn't live here so this year will be my first time ever. Driving through old Montgomery is pleasing to the eye and senses. Much of it is preserved from the original town built in 1837. Walking through the buildings that are now Antique Stores and Restaruants is just a ball.   I can't help but admire the old wood and design of the wood and the creaky floors and such. There is such a flavor of the past and an era that stands in History.   Montgomery County was third County to join the Charters of Texas and also the sight of the birth of the Lone Star Flag.This year I am not going to miss the Wine and Food Trail! Have you ever had a really close look ar a grackle?  They are pretty but basically non descript birds.  They tend to congregate in trees close to restaurants and coffee shops. I had never thought of them as social, but they are capable of delivering messages in an unforgetable fashion. As we sat in the early morning shade outside our favorite Lake Conroe Starbucks this morning, a couple of grackles were close by examining the plantings along the walkway. The lake is down (about eight feet) to the point there are not any boats in the marina slips.  This area has not had any rain in seven months and the severe drought is causing lots of stress in addition to the demise of huge numbers of the area trees. Suddenly, memories of days of worry in an earlier time.... and a wayward grackle flood...

Montgomery Texas began as a small Trading Post in 1826 and is known as one of the oldest towns in Texas. Once the town was chartered in 1837 we became the County Seat of Montgomery County. We are located off Texas 105 and 149. We border the Texas National Forest and the Piney Woods. Charles Bellinger Stewart was our first Postmaster and became the first Secretary of State for Texas.   His main innovational idea certainly caught hold and has made a long time imprint on our great State of Texas! "I'm sorry but I just can't list your home"....yes, I actually said that today. The words stuck in my throat as I choked them out of my mouth but I had to say it. What a lovely home he has and believe me I wanted to list it but not at that price. My eyes strayed to the corner of the room as I explained that after I had not sold his home in several months he would be mad at me and the price on the home would have sent all potential buyers running the other way. Okay, I didn't say it exactly like that but it was close. I guess I'm a wimp for not looking him straight in his eyes. Confession: It was like losing my virginity in a forced situation, rhetorically speaking, since I've never had to tell anyone this before. As we shared yesterday  we have been expanding our market knowledge in the Lake Conroe area right outside tthe Marvelous city of Montgomery. Expanded horizons part 2 The subdivision we found seems to be a well kept secret.  We have been showing property in the area since the early 1980s yet this cute little village located on a private lake,  is so far off the beaten path, it is easy to miss. The name  of this hidden treasure is Mt. Pleasant.  The road to it originates off FM 1097.  This useful and pretty country road will allow one to travel from SH 249 to Hwy 105 close to Conroe.  Add convenience to the other list of pluses for Mt.
