I keep saying it and you keep hearing it, Magnolia is growing faster than ever!  I see the signs of growth everywhere, from new subdivisions to expanding roads.  Recently, I read an article detailing how the retail market is beginning to grow as well.  This is a perfect sign of growth, as retail has to have a market of consumers large enough to make their business profitable.  Many expect the retail growth to explode once road projects are completed and we see more homes built.  With plenty of undeveloped land surrounding Magnolia, the sky is the limit for future developments.   This map outlines the future growth in Magnolia and its surrounding areas.

After a seven year “slump” (some call it a nightmare), home prices are up, buyer confidence has returned, interest rates remain low, and sellers are experiencing high buyer activity, even to the point of bidding wars. According to Core Logic, Inc., a North American corporation providing financial, property, and consumer information based on its research, home prices increased 12.1 percent on a year-over-year basis in April 2013 compared to April 2012. Farmers Markets have been on the rise since 2008.  In August 2013, the USDA reported that 8,144 markets were listed in the National Farmers Market Directory, a 3.6 % increase from last year.  We have absolutely seen this in our area!  The increase is welcomed by many residents.  Not only do these markets help local farmers, they help satisfy the constant growing demand of consumers wanting access to fresh and local produce.    We are fortunate in our area to have a wide variety of markets to choose from!  Just to name a few: Tomball, Spring, The Woodlands, Conroe, and Magnolia all have weekly markets.  Closest to my area is, Sweet Magnolia Pickins Farmers & Artisans Market, which has been making a name for itself in Magnolia, Texas!  Estabished by local citizens in 2009, it has grown a...

According to the National Association of Realtors (NAR) as reported in RISMedia.com the national housing market will continue it’s recovery in 2014. Recently, NAR chief economist and Senior Vice President of Research, Lawrence Yun, presented his 2014 market forecast to a national gathering. Mr. Yun predicted that over the coming year we will see a 6% increase in home prices, which is lower than the 11% increase we have seen in 2013. He predicts mortgage ratesthat will hit 5.4%, an increase of over 1% from what they have been averaging in 2013. These are what he thinks will be national averages so, obviously, Magnolia TX real estate will vary somewhat. Bill Fitch Speaks at the Magnolia Lions Club, May 6th, 2013.  Bill Fitch has a long and famous basketball coaching career, but to Houston fans he will always be known as a Rocket's Coach.     Bill Fitch is an American former National Basketball Association (NBA) coach who has been successful in coaching teams and getting them to the playoffs.   His speech was a collection of anecdotes he was very comfortable answering questions from the audience. He was gracious enough to take pictures with audience members.  Alex Hardee even wore his Rocket shorts and lanyard.  To hear the words of a man that has coached basketball greats such as Larry Bird and others was inspirational.

The Historic Magnolia Depot.  Open Saturday and Sunday from 1 - 5 pm.  Make sure and look at the great pictures of the Hometown Christmas.  In case you don't know where this is, the address is 426 Melton Street, Magnolia, TX  77354.  This is near where FM 1774 and FM 1488 cross in downtown Magnolia. Here is a picture of the Historical marker on the back side of the depot.   You may have noticed the red caboose near FM 1774 as you were going to the Texas Rennaisance Festival. Inside the depot there are display cases and artifacts.  It has been a while since I have seen a pot bellied stove. Magnolia Lions Club**Annual Pancake Dinner** Feb 2nd, 2013 The Pancake Dinner is at Magnolia Junior High School again.  Come out for all you can eat pancakes, bacon, milk and coffee.  There will be lots of great items for sale on a silent auction.  Last year items on the silent auction included: trees and flowering plants, gift cards from restaurants and other items.  Proceeds from the Pancake Supper will go for eyeglass exams and eyeglasses for the needy, summer camp for needy kids and other worthy causes the Lions club supports.

As we drive along FM 1774 recently, one of the changes we noted was that a fence has been added outside a school. Being inquisitive folks we immediately questioned the need for a fence.Are they fencing the children in, or are they fencing the rest of the world out?In either case it seems a shame that it is needed.  Perhaps it is designed to protect .  From what and why?The perception that children are at risk from the world is definately not a pleasant thought.  This school is in rural Magnolia.  The country always seemed a safer place to raise children.  I moved from a fancy area in Houston to this area in 1982 to raise my boys.The country environment worked well for them.  Hopefully the fencing will help that feeling of safety for the country kids of today.

Driving through a once familiar part of Magnolia, Texas we saw a lot of recent changes.   What was once the main road is now wider but less important.  Much of the commerce has moved to the other side of the railroad track!   The Depot was always a landmark but has also been moved .  It is now a piece of the area history that tourists can visit along with a retired boxcar.   It seems like just yesterday that we enjoyed this piece of Americana.  The road was driven daily as a large part of our market was accessed through this area.   Over the past ten years it has changed dramatically.  A lot of the old is no longer in use.  It has been replaced with newer stores and wider roadways.  That does not make it better, but the history that was there is now becoming a blurr.  For some reason, I...

When we were in pursuit of an assigned BPO recently, we happened down a quiet country road that we had traveled many times just off the heavily traveled FM 1488.   We were looking for a house where we had a strange listing presentation experience about 15 years ago.   It was a repeat performance since I had sold the house to them some years before.   Some places are more precious than most.  This was one of those situations.   The property was two and a half acres of pasture fringed with native trees.  There was a four stall barn with workshop area attached to a two car garage.   The house was an adorable two bed two bath Victorian farmhouse.  It was charming from every angle.   We had done our homework for the listing presentation and these folks had been friends for years.   I had put...

Texas longhorns.  This one looks like he is posing, but I zoomed all the way out with my camera, so I don't think he even saw me. Here is the yellow field of flowers that first interested me enough to stop the car and take pictures. Then I saw some of these awesome longhorns.  They look nice and healthy.
