I had a showing today in Little Elm, which has previously been somewhat of a burden to get to for Realtors on this side of the lake (Flower Mound, Denton). Not anymore! I know the bridge officially opened last fall, but today was my first time to drive across it. I think it really saved me a lot of time! According to Wikipedia, some residents are worried about the increased traffic in the once isolated area, but it will even out by 2011 when Eldorado Parkway on the east side of the bridge is expanded to four lanes. Of course I crossed the bridge in the middle of the day, but there was no traffic when I crossed. Another interesting tidbit about the bridge: there used to be a small bridge in the same area connecting Lake Dallas and Little Elm back in the old days. When the U.S. Army Corp...

Home Buyers Hurry to Take Advantage of Tax Credit Before It Ends   Don't Let the Home Buyer Tax Credit Slip Away   Even current home owners are racing the clock, hoping to find and settle, or at least sign a purchase agreement, on a house before the $6,500 tax credit for qualified repeat home buyers expires April 30, 2010. Current homeowners buying a house between Nov. 7, 2009, and April 30 and who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight can qualify for the $6,500. It seems less is known about the repeat buyer credit. This incentiv...

Those from up north may think that this is ‘much ado about nothing.’ In reality, the problem is that since we don’t get these cold spells in Texas often, an especially lengthy blast of cold – or repeated cold like we have had – can cause damage to your home. The pipes in your home are accustomed to above-freezing temperatures, with occasional dips below-freezing. This gives time for pipes to warm back up again. With this particularly series of Arctic winds, our homes are taking more of a beating than they are used to. A small pipe burst the size of a dime could cause thousands of dollars in damage. To learn more, check out the video below. http://weatherblog.dallasnews.com/archives/2010/01/heads-up-dallas-video-provides-tips-on-p.html Get ready for the cold and protect the pipes in you...

As DFW rebounded in 2009 from the recessionary housing market of Fall/Winter 2008, there was a shining star in the North Dallas suburbs.  Little Elm, Texas had a steller Summer.  With an average sale price of a 4-bedroom, 2-bath, 2300sf home with 2-car garage near $162,000, this affordable lakeside community with the Denton County tax base was red hot.  209 homes in our local MLS went to SOLD status since the first of June, 2009. Little Elm was also a pretty quick sale this Summer.  Average days on market for a home to take a contract was 89.  This means that an average home would sell in the same quarter of the year in which it entered the market.  Impressive when comparing the time to sale for other communities. In my opinion, if Little Elm suffers from anything, it would still have t...
