Houston is getting more foreclosures each day are we prepared as Realtors to handle this business? I believe that one of the ways people will make more money in tough times is by changing the way they do there business. I think getting a head start using Short Sales Certificates will help give an added edge to overcome this tough market. If you have any ideas of what you are doing or have in place for 2009 I would love to hear some success story's to pass along to other agents who need some new tricks to tackle this doom and gloom. I believe we are in the best market and we will be put to the test over the next 6mons or so. I also feel the true Real Estate Pros will stand out and above the rest.

Who out there has not had an experience finding out that a Builder has told buyers they will get a better price without an agent?  Why isn't this illegal? It should be, but they get away with it.  If the salesperson in the the builder's model does this, they are setting that buyer up to ensure no representation.  That would never work in the legal world.  You have Miranda Rights when it comes to the law. The "Miranda Rights" in the real estate world (at least in Texas) is in the form of requiring AGENTS to provide at the first substantive dialog, a copy of the Information on Brokerage Services.  This outlines all of the rules of representation and explains when you are or are not represented. As public awareness of mold contamination rose to the top several years ago, what can you do to help protect your home from mold invasion and prevent an inspection which sites mold as a defect in need of repair in your home? One thing has been great about real estate for me.... So far, I'm still having fun - for the most part.  There are those trying times I've had to really dig in during uncomfortable situations to fight for my clients and get them what they deserve.  However, I'm still having fun.  As long as you love what you do, you're doing what you love, right? That's not to say it's always going to be easy.  We all need a little challenge to fend off boredom. Lately I've just really enjoyed all of my new clients, friends, and colleagues that I've had the privilege to work with. And I'm thankful that things are going well.

Things are great!!!!  Well, this is the last day for life on Earth.  Things are awesome!!!!  Worst day since great depression.  Real Estate Sales are up!!!! Who watches the news anymore?  I can't stomach it.  The talking heads of radio, the pundits on major networks... so many nutsos get to control our thoughts.  Whoever says perception is reality is a big dumb idiot.  They are two different words for a reason.  However, if you perceive something to be a certain way, it can have a tendancy of becoming a reality.  In other words... a self-fulfilling prophecy. Why do you need a home warranty? A home warranty covers items not covered under your standard homeowner policy - filling a critical gap in the protection of your home. For example, if your dishwasher leaks and water damages the floor, your homeowner's insurance policy may cover the damage to the floor, but not the repair or replacement of the dishwasher. But, there are so many home warranty companies to choose from.  And their plans are so detailed.  They all claim to be the best.  I had a rather negative experience with American Home Sheild, but they seem to be big. Expect possible delays and various lane closures from Sarah Deel/NASA Parkway to SH 3/NASA Parkway beginning at 7:00 pm on Thursday, October 9. The bypass is open for traffic from I-45 to Sarah Deel east bound. Traveling west on NASA Parkway, the temporary NASA By-Pass entrance ramp, just west of FM 270, is now permanently closed. The NASA Parkway bridge over I-45 is to be demolished between February 1st and the first of May 2009. Construction is scheduled to last approximately 60 days. Expect major delays in the area.
