Election time for League City City Council has arrived.    Early voting began today and will continue until Tuesday, May 5.  Polls are open from 8am to 6pm through Thursday, April 30th, 8am to noon on Friday, May 1st, 8am to 5pm on Saturday, May 2nd, and 7am to 7pm on Monday and Tuesday, May 4th and 5th.  All early votes will be cast at the Johnnie Arolfo Civic Center, in the City Hall complex on Walker Street.    Election day (Saturday, May 9th) votes will be cast at the five precinct locations:   Precinct 1:  Fire Station No. 4, 175 Bay Area Blvd. Precinct 2:  Old Fire Station No. 2, 411 Newport Blvd. Precinct 3:  Johnnie Arolfo Civic Center, 400 W. Cedar Landing in League City has 366 single family homes with an average sales price this first quarter of 2009 of $174,450.  Now that's only 2 homes sold as compared to 6 homes last year this time.  It's difficult to compare the two years with such small numbers.  As of today there are 7 homes in pending in the Cedar Landing subdivision so my guess is that the second quarter of 2009 stands to be a good one for this neighborhood.  Those pending sales range from $130,000 to $202,500.  NOTE:  These are "list" prices.  Actual sales prices are not revealed until the properties in Cedar Landing are closed.  If recent statistics hold out however we should see an average sale of 96 to 97% of the list price.  We'll see. Claremont Homes The numbers are almost all flat across the board.  The average sales price in the first quarter of 2008 was $183,792 compared to $183,875 the first quarter of this year.  The number of days on the market was 82 this year and 91 last. What is different however is the number of homes sold this first quarter.  Four homes sold this year as compared to 7 last year at this time. Claremont was built by two well known builders, Lennar Homes and Perry Homes.  Lennar has it's headquarters in Miami, Florida and was founded in 1954. Currently they build in 17 states.  Perry Homes was founded in 1967 by Bob Perry and builds only in the state of Texas.  Interestingly, Perry Homes has had a couple of years where they built more homes than any other builder in the country while staying ...

League City will be hosting it's 2nd annual Walk for Wellness on April 18, 2009 at 9am starting at League Park (1 1/2 miles east of I-45 on FM 518) in League City, TX.  You can pre-register for $5 for those under 12 years, and over 55, $10 for youth and adults.  This fee includes a t-shirt.  There will be a late fee after April 7th.                                                  I don't publicly endorse candidates.  But for this particular election one candidate stands out from the others and I wanted the League City voters to know a little more about him.  First of all let me say Mick is one of the kindest, hard working, honest men out there.  His wife Jamie, couldn't be any nicer if she tried.  They are both very genuine people and truly enjoy living in League City .  They have been great neighbors and friends for almost 10 years.  And League City would highly benefit from having him on our council. I for one can't wait for the construction on I-45 to be complete.  It's killing my open houses in League City - MarBella.  This is such a beautiful community and sales have been red hot!  But, the weekend open houses are not so hot on weekends when I-45 is closed...  I'm very excited about the finished product though.  It should really help traffic flow.  And the NASA bypass is awesome!   It seems that I may be the only Realtor in League City that thinks you can in fact sell a house at an Open House.  Most agents will admit that the only reason for having an Open House is to find buyers to work with.  While this is also true, I believe firmly that you can sell the home you hold open during an Open House.   Why do I think so?  I've done it before.  And history repeats itself.  This year alone I have sold 2 homes at Open Houses.  I have taken listings and found additional buyers to work with also this year because of holding Open Houses.  Keep in mind that it is only March, so I will probably sell many more during Open Houses throughout the rest of 2009.   If you don't have Open Houses - you will certainly not sell homes at Open Houses!!  There are many different ways I...

One of my favorite photos, I admit it is a repost. Victory Lakes subdivision defines itself as well above ordinary with lovely landscaping and extensive walking/biking/jogging trails along the man-made lakes. There is a swimming pool, kiddie pool, tennis courts and playground. Feed the ducks who parade around the lakes! Multiple bunko groups and friendly neighbors.
