  Several friends and I just returned from an amazing cruise to Cozumel. The trip was fantastic. Good food, good friends, warm sunshine, smell of the sea air, magnificent sunsets, and the amazing blue of the waters were enjoyed by all.  Now, this is my third trip to Cozumel and each time I have planned to go scuba diving.  The first trip, a hurricane had come through just before my trip and we were not allowed in the water, (it was not even pretty). For the second trip, my traveling partner would not consider diving.  He did try snorkeling after some coaxing and a little fit throwing from me, however, he did not last long, his Fear took over and he went to the boat for an adult beverage.   This time, I had a friend with me who was ready, willing and able to do the dive.  Yay!!!  We finally CLOSED!!!!!!!  Thank you to the Armstrongs for being so patient!  We put an online bid on a foreclosed home 3 months ago and finally closed as of last week!  There were issue after issue that had to be "resolved" and with much perserverence, the outcome was positive.  We also had an awesome loan officer, Deborah Huddleston from Cornerstone Mortgage, that made this process a success!   Thank you to everyone for all the hard work!

The Central Texas Home Builders Parade of Homes is in full swing and the first weekend was GREAT!    Homes ranging from the $120,000's to over $1,000,000 were open this weekend for viewing, and will be open again NEXT weekend, also. You can pick up a Parade of Homes magazine in any of the participating homes, and the Killeen Daily Herald is also publishing a small insert to the newspaper that has all the info about the homes.    Homes are located in Copperas Cove, Killeen, Harker Heights, Belton and Nolanville. One of the Killeen homes for sale by Jerry Wright Homes is his Austin Floorplan located in Cosper Ridge Estates.  This is a GREAT location if you need to be close to the new Texas A&M Central Texas campus, to the airport, to West Ft. One thing you can always count on is that Texas weather will be fast changing, often unpredictable, and sometimes brutal.  That just about describes the past two weeks we've been through in the Killeen Ft. Hood area. We wrote about the unrelenting summer heat last year,  and how we were looking forward to the first "cool" 80 degree days of fall.   Relief from the heat was all that was on our minds!   Regardless of the weather, though, we push on and keep the work going and the houses rolling along on schedule.. The Fort Hood Area Association of REALTORS® release the home sales figure for 2010 within the Killeen-Fort Hood area that show home prices appreciated 4.17 percent in 2010 from the 2009 levels.  The median home price ended at $125,000 for single family homes, compared to $119,900 in 2009.  Jose Segarra, the Chairman of the Public Relations Committee for the Fort Hood Board said that is good news for some home owners, since the previous year seen home values decrease about  -1% .  Overall, home sales have been slowing down for last five years from the peak year of 2005. Since 2005, home sales have dropped about 38% when they peaked at about 4400 homes sold that year.   Home sales ended with 2736 homes sold in 2010 compared to 2820 homes sold in 2009, about a 2.8 percent drop.  http://www...

Les and I had lunch today in Killeen at Old Chicago, and I was totally IMPRESSED with their pizza!   And not just the pizza!  The whole menu looks great, the food appears fresh made, pizza is LOADED with sauce with fresh tomatos and about a megaton of melted ooey gooey cheese.  I had the Tuscan Steak Salad and Les had the buffet with those rich thick, gooey pizzas, calzones, breadsticks, mac n cheese with ham and I can't remember what else.   He said two slices was about all he could handle because they were so huge!  (And I sneaked a bite or two to be sure he knew what he was talking about!) It seems in the past 2 months- I have done more CMA's than ever in my real estate career in this Killeen Texas market! I think it might be because I've been in the business for exactly 7 years this month- and my past buyers are ready to sell! I live and work in the military community of Fort Hood Texas. Early this morning, around 5:30 AM, I was watching a national cable news network report on the state of the real estate industry recovery.   The main focus of this report was on the "fact that is is getting very difficult to buy a home" because: "You MUST have a credit score of at least 720 to buy a home.You MUST have at least 20% down payment to buy a home." OR YOU ARE NOT GETTING A HOME AT ALL!Now, this report and others like it, does apply to a certain group of home buyers.    But the situation is different at Ft. I have many friends in Killeen Texas Real Estate just like me - always running around trying to take care of business and balance a healthy family too. I do a lot of shopping online for my family and myself - its just so much easier than trying to find time to run to a bunch of different stores for 100 different things! I love it when my packages show up - its like a little present every time! I found this GREAT website for kids clothing and accessories - and I get their updates via Facebook. Fort Hood foreclosure sales have been fairly brisk for the first half of 2010.    The closed sales tallied at 239 units, with 83 of those homes paid for in cash. VA loans (81 units) financed the next largest segment of those foreclosed homes for sale, while conventional loans and FHA loanfinancing were just about tied for the remainder of the sales. If you are planning on buying a foreclosure for sale in the Killeen Fort Hood Area, and you want to use your VA loan benefit, remember that the property must qualify for the loan.  It must meet VA condition requirements.  Not every foreclosed home for sale  will qualify for a VA loan, so keep that in mind as you shop for your home in the Fort Hood real estate market. There are plenty of Killeen Fort Hood homes for sale at the moment, and I think I may have seen them all this summer!     Last weekend's buyers and I saw 11 houses for sale in Killeen and Copperas Cove, and seems like all we saw was one home after another with NO landscaping, ankle high weeds, expanses of dead grass yard, and even more homes for sale with untreated wood privacy fencing that is suffering in the hot sun. So happy to report that I was able to help a first time home buyer couple- with their first purchase! They had lost hope- after having a tough time getting prequalified- and finding the right house in their price range. We were able to find them a lender who works with a local Killeen Texas bond program for down payment assistance- and then a seller who was willing to pay all their closing costs, upfront inspection AND appraisal! Because of the affordable market in the Killeen - Fort Hood area - they are buying a 3 bedroom 2 bath house WITH a pool for $76,000!! I am so happy for them!! It was meant to be! Working with a great Killeen Texas buyer today- who actually thought she couldn't buy a home! After weeks and weeks of searching and a basket full of patience- I think we found the perfect house for my friends and clients- Robert & Cathy!
