I have taken four listings this week myself and would have taken the fifth one today if the owner had been finished with all the repairs I told him to do earlier in the month.  Thank you, thank you!  I need listings, our office needs listings.  We sold so much in the Spring, our listing pool has been depleted.  So even me, the broker, is out asking for listings.  I hate to do this but when a seller wants to work with me instead of one of my agents, I will usually take them especially if I sold them the home years ago. People enjoy working with the same agent and it is always nice to sell the home you sold years ago to that seller.  I keep up with my buyers and talk to them occassionally and they have become friends over the years.  How could I not sell their houses when they are ready t...

When is it time to downsize?  This is a question lots of Baby Boomers are asking themselves.  Many people in their 60's decide it is time but others wait until they are in their 70's.  It is difficult if you have waited until you are in your 80's.  I specialize in helping older clients make those tough decisions like downsizing, and moving closer to family. We all have to face this someday.  It is never easy.  We work all our lives to accumulate material possessions and then we have to find ways to rid ourselves of all these treasures we have enjoyed.  Many times, we plan on passing these things down to our children and grandchildren, only to find they do not want them.  This happened to me.  I saved family treasures for decades, moved them from house to house, protected them, enjoyed t...

What's Holding YOU Back?   Have you ever asked yourself that question?  Many of us need to.  I've seen this question do more good in people's lives than anything else ever did. There can be many reasons for a talented, hardworking person to not succeed.  The reasons are as varied as the people themselves.  There comes a time though, when all the noise stops, the clock ticking is all you hear, you are all alone and the little inner voice says, "What are you waiting for?"       "When is the time going to be right?"       "Why don't you?"     "Who will, if not you?"      "Where are you going?" The 5 W's.  The who, what, when, why, and where of it all.  It's called taking an account of our lives.  We all should do this from time to time but there are special times when it is even more impor...

Have you ever stopped and thought about how your buyer clients are feeling when they first walk into your office? Most of the time we are too busy, pulling out papers, checking listings, trying to get everything signed to really empathize with a prospective buyer as to how they are feeling.  Whether they are first-time buyers or seasoned buyers, many have given notice to their landlords or put their home on the market or even accepted a contract.  Now, they need a place to live and they do not have a long time to find it. It is a scary time for them.  They may not know you and your great ability for locating the perfect home for them.  They may question you about many things, appear agitated, be impatient or even nervous around you.  Don't take this personally.  Understand their feeling...

Yesterday  I was on a listing appointment and the seller asked me if I were to sell this listing myself, would the commission be the same or would he get a discount.  I told him it would be the same.  Many sellers feel like they should get a discount because I would be receiving both sides of the commission.  This is because they do not realize what we actually do for the money we earn. As a Listing Agent, my job is to market the property.  To expose the property to as many potential buyers as possible.  To make the property appeal to a wide range of buyers, to detail and show the property in its best light.  The more buyers that see a property, the greater the chance of selling it in a reasonable time period for the most money. There are many ways agents market their listings.  As many...

I just read a post on Facebook from a friend that is not sleeping well at night because of the neighbor's dog barking.  Have you ever experienced that?  I have.  When I lived in the same small town my friend lives in, I had a neighbor with 4 dogs that barked all night long.  It was impossible to sleep.  My neighbor was not interested in my sleeping.  He was so hard of hearing it did not bother him.  The town was unincorporated and there were no animal control laws in place to take care of the situation.  Basically, there was nothing I could do short of killing his dogs.  For me, that was not an option.  So, I moved. I moved to a lovely home with small acreage, so happy to be away from the dogs.  Sleeping there was great until about 6 months later. One night , I was awakened by yelping. ...

Print? Internet?  When it comes to marketing, I use both.  They work best together in my opinion.  Just like cream and sugar, it makes the coffee taste better. Some areas, maybe even most these days, will do best with internet marketing.  In a busy city, the internet is definitely the way to go.  In a small town or a resort area, however, print media in the form of magazines and brochures has a big role to play in effective marketing.  Kerrville is a retirement haven and we have lots of tourism here as well.  With over 300 summer camps along the Guadalupe River, tourism makes up a large part of our economy.  People come here in the summer with their children, hunters come in the Fall and Winter, and wildflower lovers, nature lovers and cyclists enjoy year round entertainment. Tourists d...

Last year I bought a building and remodeled it to use as my office.  This is one of the best investments I have ever made, I believe.  It is so nice to come to work everyday and know that I own my own building.  Paying a lease rental is deductible from my taxes but making real property improvements is also.  Knowing it is yours, gives you such an incredible feeling.  It's like nothing else in the world. We tell our clients, everyday, they need to own their own home.  Home ownership provides so many benefits but so does office ownership.  I wonder how many offices are owned by the brokers that own the business as well.  How many of you are still leasing office space?  What kind of equity are you building?  When I think of how much money I put in someone else's pocket, I cringe! Now, the ...

Don't Dare to be stupid: As far as real estate is concerned, Kerrville, Texas has always been a little behind the rest of the Real Estate market in the United States. The market here is beginning to heat up - we are all a lot busier than we were this time last year. For Single Family Residences, the number of homes sold during the 1st quarter of this year is up 10% compared to last year. Median Price for Single Family Residence falls The median price home during this period dropped from $161,750 to $145,000. Interest rates are still low so this is a great time to be a Home Buyer. A few other market items: Our housing inventory is getting smaller - we are down to a 7 month inventory; we still have a few foreclosures (7) and short sales (2) to deal with.   If you have any questions, pleas...

Buying a new house with a VA loan can be a daunting proposition for those who are unfamiliar with the process.  VA home loans are available to former servicemembers, active duty personnel, select Reserves, National Guard members and select surviving spouses. So how these individuals apply for a home loan and get one step closer to owning their dream house? There are several steps to go through, but the first task is to get a Certificate of Eligibility, or COE. Servicemembers can apply for the COE via the Internet on his or her own, or they can typically get one in just minutes with the help of a VA-approved lender. Contrary to popular belief, the VA does not directly issue the home loan to the borrower. Instead, a VA-approved lender issues the loan and assumes some of the risk. This gi...

If you are a buyer wanting to buy a bargain home and you just keep waiting thinking you will find a better deal or you just can't seem to bring yourself to make that final decision to buy, this is the last warning you will get that now is the time to buy.  Most parts of Texas are experiencing a dramatic increase in home sales and even an increase in prices. Kerrville was slow to experience the recession and thus, we are last to recover from it.  The truth is the inventory for less expensive homes is short, way short for the amount of buyers looking for a nice home in a lower price range.  Good news for sellers wanting to sell!  We need listings now!  We have qualified buyers looking for homes and we cannot find what we are looking for.  IF you need to sell a home, please give us a call....

Grandma hates the new technology.  She says things were easier when pen and paper or pencil was the norm. Shuffling through papers, storing paperwork, and keeping receipts that faded was no problem for her.  Trying to read computer generated reports, lists, and spreadsheets is a challenge for many older people.  It does not make sense to them or is as easy as the old ways. Keeping the computer working, online, learning all the new changes when updates and upgrades are made, repairing programs, reconnecting, replacing parts, printers, even servers can make the average person go bananas.  My son is a computer whiz and sometimes I even see him get frustrated. But technology keeps improving and expanding.  Is there no limit?               The government is considering FREE WiFi for everyone...

My little darling kitty decided to check out the snow and ice this morning covering the ground in the beautiful Texas Hill Country.  This rarely happens here but occassionally we get some winter weather and today was our day for it.     The big snow flakes were coming down at dawn and dusting the ground.  It is warming up now and actually starting to melt so it won't last long.  It was pretty for a while though.           As most Texans feel, I don't like snow or cold weather.  Give me sunny skies and warm temperatures.  I prefer shorts and sandals to coats and gollashes.  A stroll on the beach is my idea of fun.  Looking forward to summer already! If you like warm weather, you will love Texas.  Need an occassional snowfall to remind you of cooler areas, the beautiful Texas Hill Country...

Here in Kerrville, Texas, we do.  All our transactions go through a title company.  When we negotiate a contract, the agents take it and the earnest money to a title company.  They in turn, receipt the contract and take the money. Our real estate office never holds the money.  The title company holds it in escrow until closing occurs or until the contract might fall off and the earnest money is returned to the buyer or split with the seller. The title companies perform many duties and this is just one of those duties.  Searching the title for liens and helping to clear it when necessary, and then insuring the title is their biggest function.  Our title companies are the real estate agents' best friends.  They provide all kinds of documents, explain situations, make phone calls, and help...

Is your list made and are you checking it twice like the Christmas song goes? I am busy making lists these days.  First of all, is my Christmas gift list as Christmas is just a few weeks away.                                                                                                Secondly, I am making lists for sales meetings and training sessions with my agents.  Lists that contain things I do not want to forget to talk about.  Lists of activities the agents need to do to be successful.  Lists of clients and customers and referrals and where they are, where they have gone, where they are going.  Lists, lists and more lists. Thirdly, is the list of New Year's resolutions I want to incorporate into my own life this next year.  Maybe I will even compile a list of possibilities for ...

Looking at the weather forecasts is a way to help you plan your marketing.  Sure, everyone knows the weatherman or weather lady is not right some of the time.  There are big advantages, however, in looking into the extended forecasts and plannning your marketing. I do this especially in the late Autumn and Winter.  I want to make sure if I spend money on Open Houses it will not be pouring down rain or sleet or snow and the like.  Those rainy weekends, I might put an ad in the newspaper if I think folks will be inside reading by the fire.           Looking at the forecast for December here in Kerrville is a way to plan my showings and make sure I have everything done on contracts before we take off during the Christmas vacation.  The middle of December it looks like rain and colder than ...

Turkey?  Turkey Day?  I'm going be like the Chick Filet cows that are always saying "Eat more chickin'" and say "I'd rather eat fish" down by the beach than turkey.                         This brings new meaning to the phrase "Turkey Trot" :)   Look at these beautiful creatures.  Yes, there are 37 in this picture.  Early morning scaveging brings them out in number.  I love to watch them walk across the countryside.  They don't seem to worry too much that I am there taking their picture.  But not too close, and they don't like a lot of noise.     I've watched a group of eleven grow up this year but all of a sudden here comes the whole clan.  Yes, 37 total.  I suppose they were enjoying an early Thanksgiving meal together.                   2916 Memorial Blvd        Kerrville, TX 78028  ...
