SCAM ALERT A client of mine saw "one of those ads."  The kind that's too good to be true. HOW DO YOU KNOW WHEN IT'S A SCAM? #1 They reply in the middle of the night - may be a clue they are on the other side of the world. #2 They say they are Heather and they have a wife. It all adds up. #3 They are Heather and have a wife and have a Baptist ministry from Hurst. Now it's crystal clear. #4 All you wanted to do is see the house and you got their whole life story. Completely believable. #5 It was priced too low to begin with. This home should rent for $1,600 not $800. HOW DOES IT HAPPEN? Last time I checked I am a licensed real estate broker. *SO I DO NOT ATTEND INSPECTIONS!* (Usually!) Last night I read a few chapters of The ONE Thing: The surprisingly simple truth behind extraordinary results by Gary Keller and Jay Papasan. Now I'm reflecting on chapter five regarding multi-tasking.  "I hereby declare (confess) I am queen of, "Just one more thing!" And what thing is wrong with my kingdom? Oh! So when can buyers and sellers use an existing survey vs. buy a new survey in a Keller Texas home sale? The easy answer is we can use an existing survey when the lender and title company say it's ok -- the current survey is valid and permissable to use per each of their underwriting guidelines. Last week after showing houses all day, I sped home for a little league baseball game. Poor Little Man had an error -- a hole between his legs. Yip. A baseball went straight through 'em. He made up for it in the games to follow with good throws from the outfield and great hits at bat, several doubles and RBIs, but that error outfield caused some stir by Dad and Sister. Loving Dick's posts about Lulu's puppies.  Today I was watching my son at bat when my phone rang. A little irritated at the timing, the call was priceless... an agent of mine said, "My buyer client just requested I add "scoop the poop" into the amendment for repair requests." We both got a big chuckle out of that. I told her she must! That will be so funny when the seller's agent and the seller get that request for repairs. I also told her to be specific about where the pickity-picky buyer wants their fresh fertilizer placed! My son hit a double, by the way! More than one proud mama around here, Lulu. p.s. The buyer said, "Since it wasn't in the inspection, I didn't know if I could ask them to pickup the poop." Ha! No. We don't put "trashy" or "poopy" in inspection reports, do we?
