SCAM ALERT A client of mine saw "one of those ads."  The kind that's too good to be true. HOW DO YOU KNOW WHEN IT'S A SCAM? #1 They reply in the middle of the night - may be a clue they are on the other side of the world. #2 They say they are Heather and they have a wife. It all adds up. #3 They are Heather and have a wife and have a Baptist ministry from Hurst. Now it's crystal clear. #4 All you wanted to do is see the house and you got their whole life story. Completely believable. #5 It was priced too low to begin with. This home should rent for $1,600 not $800. HOW DOES IT HAPPEN? Once we list a house for sale in MLS and online, these schmucks hijack the real for salelisting, re-list the house on something UNREGULATED, like hotpads.com in this case, who IS NOT A REAL ESTATE BROKERAG...

Lenders LOVE to fly through a smooth lending process just like home buyers do and just like agents do. Lenders encourage you to plan ahead and then stick to the plan through closing so the deal doesn't grow legs and walk away. Here are the top 10 Do's and Don't during the loan process that I hear lenders flutter about saying while helping prep my buyers for a smooth move! DON'T APPLY for any NEW credit! Until you MOVE! DON'T MAX OUT or over-charge existing credit cards! DON'T CLOSE accounts! Until. You. MOVE! DON'T CONSOLIDATE DEBT to one or two cards! DON'T CHANGE OR QUIT your job! DON'T make LARGE deposits into checking or savings! DON'T make any LARGE purchases! NOT. ONE! DON'T CO-SIGN on any loans! Until you MOVE! DO stay current on existing accounts! Last time I checked I am a licensed real estate broker. *SO I DO NOT ATTEND INSPECTIONS!* (Usually!) The two jobs are defined in a lot of different ways not only to a lot of different consumers, but to different industry professionals, too. This week I read some posts on a pro site by various RE agents that literally cracked me up. At the end of the day, there must be a hundred and one different ways to do this job. Thank goodness my clients like my way. I'm not sure I would enjoy this career the way some of these people are micromanaging handling theirs... I would pull my hair out! One prime example is inspection time. Now I am well aware our job as a real estate professional is to help the consumer inspect the home. As we are showing it, if we see damaged this or in need of repair tha...

Do you remember turning seven? I don't. Not that it's been too long or anything! My snaggle-toothed, freckle-faced, darling little girl is seven today. She is the huggingest little doll. She climbs trees. She reads. She paints. She is full of faith and wonder. She plays soccer. She is a tomboy. With a bow on top. She is mine all mine. My favorite toy ever (alongside her handsome brothers, of course!) Her friends and family did her right this year with some of the most precious and thoughtful gifts. Here is a list of good gifts for good girls like her, in case you are headed to a party and don't know what will tickle her pink. PET ROCK  But not just any pet rock! A decorating kit complete with paint, eyes, string, and jewels. We already made a ladybug, a frog and, of course, a pet rock m...

Last night I read a few chapters of The ONE Thing: The surprisingly simple truth behind extraordinary results by Gary Keller and Jay Papasan. Now I'm reflecting on chapter five regarding multi-tasking.  "I hereby declare (confess) I am queen of, "Just one more thing!" And what thing is wrong with my kingdom? Oh! If I can do just one (more) thing, I can do them all! And I never drop a ball! Until I do... Multi-tasking is over-rated. It's good for simple... tasks. Easy, mindless exercises like putting clothes in the washer, starting it, putting dishes in the dishwasher, starting it, putting toys in the toy bin while the clothes and the dishes wash, because you can't stand there and watch them wash for an hour, rubbing the fingerprints off the refrigerator while the clothes and the dishes ...

So when can buyers and sellers use an existing survey vs. buy a new survey in a Keller Texas home sale? The easy answer is we can use an existing survey when the lender and title company say it's ok -- the current survey is valid and permissable to use per each of their underwriting guidelines. He who has the gold makes the rules! Another easy answer is we can use an existing survey when no changes have been made to the property since the survey was drawn; However, there are times when changes have been made to the property since the survey was drawn and it's still ok to use an existing survey! It just depends what the changes are and if the lender and title company really care about those changes -- there are many changes they do not mind. One example in one transaction is (and it chan...

Last week after showing houses all day, I sped home for a little league baseball game. Poor Little Man had an error -- a hole between his legs. Yip. A baseball went straight through 'em. He made up for it in the games to follow with good throws from the outfield and great hits at bat, several doubles and RBIs, but that error outfield caused some stir by Dad and Sister. Next game, Sister sitting in Mom's lap, Mom said, "Say a prayer real quick that Brother does well today -- no errors." Sister quickly put her hands together and dramatically prayed, "Dear God, please let Brother have another goofy play today!" We laughed. And then the game started. Talked to another Dad beside me about houses in Keller and then Little Man was at bat. Wouldn't you know it? He got hit with the pitch! Dads a...

Disclose! Disclose! Disclose! Not my favorite Realtor re-pe-pe-pe-peater, but one risk eliminating phrase that rang in my head like a love song two times recently. And on the same subject matter, to boot. Excited as all get-out to list a new Keller, Texas, property for a homeowner I knew and trusted, I went on the listing appointment only to find out it had previous foundation repairs and previous repaired slab leaks. Many of you are saying, "Run!" But I am used to that, to be honest. They say in Texas there are three types of foundations: One that needs repairs, one that has been repaired, and one that will be repaired. Simply put, it happens. A lot. To give a brief example, go on vacation for two weeks in a Texas July and forget to set your sprinkler system or set it, but a break in t...

Loving Dick's posts about Lulu's puppies.  Today I was watching my son at bat when my phone rang. A little irritated at the timing, the call was priceless... an agent of mine said, "My buyer client just requested I add "scoop the poop" into the amendment for repair requests." We both got a big chuckle out of that. I told her she must! That will be so funny when the seller's agent and the seller get that request for repairs. I also told her to be specific about where the pickity-picky buyer wants their fresh fertilizer placed! My son hit a double, by the way! More than one proud mama around here, Lulu. p.s. The buyer said, "Since it wasn't in the inspection, I didn't know if I could ask them to pickup the poop." Ha! No. We don't put "trashy" or "poopy" in inspection reports, do we?

Dear Short Sale Consumer: Here is a real life story. I've been in real estate 10 years and I've serviced dozens upon dozens of consumers who were upside-down. I didn't target that niche. I didn't set out to become an expert at helping the unfortunate consumers whose home values didn't keep up with equity digs. It just happened. Stick with this story, like any good one, the good stuff is at the bottom. One day I received a call from a consumer who was referred to me. The person who referred the consumer to me just knew "they need to sell their house." They didn't know they were behind or upside down. I did the same thing I would do with anyone! I toured the neighborhood, toured the home, and talked to them about value. I talked to them about what to do to make it show ready. I prepared a...

Good thing I'm a realtor. Because I think about houses all the time. I shop all the time. I look all the time. I think about the next thing to do with my own home all the time. And, of course, I'm always thinking about moving. So good thing it's my job! Keeps me in one spot to be able to move everyone else around! But all the shopping -- addiction -- does keep my finger on the pulse. Since I've been shopping for my clients daily this spring, and always shopping for myself, I'd love to share what I'm seeing over and over as far as new home trends in DFW in 2013. What are new home builders doing? What are home owners doing to update, upgrade and modernize? What are consumers demanding most? Top 5 New Home Trends - Spring 2013 1. My 11-year-old son is an endless sea of questions. He asked me why we drive on parkways and park on driveways. He asked me why cars have shipments and ships have cargo. He has some really good questions! Just when I unloaded the Kiddie Cadi, switched hats to Realtor®, there enters my buyer. Buyer asked me why sellers put houses on the market for sale and then say no to appointment requests. That is an excellent question! But I have my own question. Can we get a drink?! This life is certainly full of things that make no sense. Absolutely. None. But here are some tips.   TOP 4 TIPS TO GETTING IN THE SELLERS DOOR 1. Make your intentions clear. Communicate. Again -- clearly. As far as scheduling houses for sale is concerned, you will have the best luck when you plan ahead. At least a day in...
