Spring is the selling season! It's like having dual staircases and wanting to walk up 'em both at the same time -- there's just so much going on! Love the buzz that goes on this time every year. But I especially love the buzz at new home communities like the one I've been in this week. If you're shopping for homes in the Southlake, Keller, Colleyville, N. Fort Worth or Flower Mound areas of Texas, and if your pricepoint is anywhere in the $300-800,000 range, there are some wonderful deals today with Toll Brothers. There is no other way to say it. It's a tough market for home sellers right now. The inventory is huge -- in the Keller, Texas, area especially. Searching homes in the Keller ISD area priced from $150,000 to $200,000? Well, you may want to narrow your crtiteria quite a bit, because there is a sea of about 300 homes listed in MLS to look at on the market today. And that isn't counting all the new construction and For Sale By Owners unlisted. Those properties would bring the total to an estimated 500! Considering the huge inventory, it's important to make sure your home looks 100% the best it can look when it hits the market. Right? Those who know me well know I'm not traditionally a goal setter, but a "just do it" girl who watches the results of diligent hard work pay off without keeping score or counting the dollars 'til tax time. Merry Christmas! Happy New Year! Our home is full of Starbuck's-like cranberry bliss bars today after a mid-day baking spree with Brooke, my 4-year-old. Great change of pace from the cookies I'm used to making for open houses! We are spending our holiday this year entertaining the kids with some old school favorite ideas. The Keller real estate market update shows that 42 homes were sold in the month of November 2010. The average Keller, TX home sold in November 2010 sold for $337,205, a 17% increase over 2009, and took 83 days to sell. The average price per sqaure foot in Keller is $105 per sqft, a 6% increase over November 2009. The lowest price home sold in Keller, TX during November 2010 was a 1600 sqft foreclosure in Town & Country Village that sold for $76,500. The most expensive home sold in Keller was a home with 5428 square feet in the Manors at Waterford that was listed for $949,000 and has an undisclosed sales price. Today is Veteran's Day. As I thank as many Veterans as I know, I am also thinking about my personal lifelong hero -- MOM! Today is her birthday! Happy Birthday, Mom! I'm grateful my parents chose Keller, Texas, as their home in the 1970s and that I am still here today to work my real estate brokerage, raise my family and stay in close contact with my mom and dad all this time in the same old town of Keller. Well, it's not the same. Anyway, today she celebrates her 63rd birthday and this post is in her honor. Some of the things that stand out about Mom are, in no particular order: 1. This Saturday night, October 22nd, the ghosts and goblins are out in full force at the Haunted Trail on the Big Bear Creek Greenbelt in Keller, TX. The spooking begins at 7pm and goes until 9:30pm.
