Quail Valley is a cute neighborhood in Keller, Texas. I walk through it regularly and admire just about everything -- the trees, landscaping, 1980s brick construction on one side, 1990s construction on the other side, and especially the way every home is so unique. It's apparent there were many builders involved in this subdivision and it's also apparent the quality is well above average for the price point. Every home sits at a different distance from the street than the home beside it and every home has some space between the front and the street vs. putting the home right up on the street so as to ensure the front door could get a car straight through it! I like how estate feeling it is. As some of you may or may not know, my wife serves in the United States Air Force, as a full time reservist, sometimes she is traveling several weeks a month on business.  When at home one of her hobbies is that she enjoys her various flowers, potted and what not.  However, it always seems to me that every time she gets a new batch of flowers she conveniently is called out on another trip for work and its up to me, yes me, to water her flowers while she is gone.  Hence the headline: "While the wife is away, the flowers must stay" or else my name is mud, not really, but I would feel bad if they all just dried up suddenly.  I guess I have been doing such a good Job of it lately that she conveniently volunteered to water our neighbors lawn down the street this past week while they are out ...

Your Dallas Mavericks are the 2010-2011 NBA World Champions!!! I know, I know this post is about a week late in posting, but since I have been studying for my Texas Real Estate Broker's Exam....some things had to wait.  I wanted to take this opportunity to congratulate the NBA World Champion Dallas Mavericks on their Championship Run, much of which I got to see in person.  The entire organization showed complete class in the way they played all the way through the exceptance of the Larry O'Brien Trophy.  I thought it was a first class move on Mark Cuban's part to allow Don and Linda Carter (the team's original founding owner)to accept the Championship trophy from NBA Commissioner David Stern.  Unlike some teams they played in their playoff run who exuberated anything but sportsmanship. ...

As a kid, I was into everything. Keller ISD had classes at all ages for art, music, athletics... if you wanted to be busy from sun up to sundown, getting a very well rounded education, Keller ISD was the place to be. My children are there now and it's all it ever was and better. Keller is synonymous with GREAT SCHOOLS. But what will Keller ISD be known for tomorrow? Now I'm a real estate broker. I know what contributes to decisions about homeownership. The U.S. Housing market showed more signs of weakness this week.  Though experts originally expected it to rise, New home construction fell by more than 10%, while new building permits fell by more than 4%.   The housing news was followed by other troubling data, including the continued foreclosure problems sweeping across the nation. Home builders across the nation are reluctant to build new houses, because they know they can't sell these new houses.  Demands for all types of housing are down.  The first step in the process is the construction of new homes, the second step is the sale of these new homes.  Both construction of new homes and the sale of new homes are down.  Existing home sales figures are expected to come out in the next day or so and they are expected to be down as well...

#10 KYA Tonight as I sat there watching Chance play ball, I realized how much I love Keller Youth Association and all the other kid-friendly sporting facilities nearby. #9 Baja Funky Grill And just before that game I had the best beer battered fish taco ever and YES this Baja is located in Keller vs. Watauga (or Southlake or Grapevine) so it has to be on the fav list for Keller! #8 Bear Creek Park Feed the ducks, go fishing or play at the playgound... this park is where every Keller kid made all their earliest memories (before master planned community parks) and today it's prettier than ever. #7 Main and Vine What a fantastic place to find that one-ofa-kind gift for that special somebody. #6 Neighborhoods I love that Keller is such a bedroom community. On January 31st I had a staging consultation with a client who was getting ready to put her home on the market. Her husband had been transferred and she was ready to hear what it would take to get her home sold ... fast. We met for a 2 hour staging consultation where I walked through their home and gave her advice not only on furniture but updates to walls, floors and bathrooms. A few weeks later she contacted me to help her through the design choices to completely update the home. We chose new carpet, all new paint, new countertops, bath fixtures and lighting fixtures. According to the National Association of Realtors, existing-home sales rose in March, continuing an uneven recovery that began after home sales bottomed out last July. Existing-home sales, which are completed transactions that include single-family homes, condominiums, townhomes, and co-ops increased a little over 3% in March compared to February, but are around 6% below the pace in March 2010.  Sales last year were at elevated levels due to the home buyer tax credit.  NAR Chief economist, Lawrence Yun, expects the improving home sales pattern to continue.  In six of the last eight months, existing-home sales have risen.  Mr. Yun stated we are clearly on a recovery path.  “With rising jobs and excellent affordability conditions, we project moderate improvements into 2012, but not every...

According to the National Association of Realtors (NAR), data shows an increase in February, but with notable regional and national variations: Then pending home sales index, a forward looking indicator rose 2.1 percent to 90.8 from 88.9 in January, based on contracts signed in February. The index is 8.2 percent the 98.9 % recorded in February of 2010. This data reflects contracts not closings which normally have a lag time of one to two months following a contract. NAR's chief Economist Lawrence Yun says you have to look at the broader trend. Periodic home sales have trended upward since bottoming out last June, even with periodic monthly declines.
