Your wisdom for today is:             Proverbs 24:3-4 By wisdom a house is built, and through understanding it is established; through knowledge its rooms are filled with rare and beautiful treasures. You are Blessed to be a Blessing! We all have dreams and goals that we want to see manifest in our lives. With God's wisdom, understanding and knowledge our dreams will be established. Which means we must put God first in that dream or goal. He is the originator of the dream so he has the blueprint. He knows the people you need to make it work. He installed the right talents and gifts in you to bring it to pass. He will make sure you're in the right place at the right time. You already have everything you need to succeed, but you have to include Him in it! Have a fantastic day!  http://char...

Great Service is a Choice!  Will you be a Duck or an Eagle? No one can make you serve customers well. That's because great service is a choice. Years ago, my friend, Harvey Mackay, told me a wonderful story about a cab driver that proved this point. He was waiting in line for a ride at the airport. When a cab pulled up, the first thing Harvey noticed was that the taxi was polished to a bright shine. Smartly dressed in a white shirt, black tie, and freshly pressed black slacks, the cab driver jumped out and rounded the car to open the back passenger door for Harvey. He handed my friend a laminated card and said: "I'm Wally, your driver. While I'm loading your bags in the trunk, I'd like you to read my mission statement." Taken aback, Harvey read the card. It said: Wally's Mission Stateme...

Hire a Humble TX Realtor!!   Did you read this article?   Why buying a home is more complicated than buying a car, and how you can make it easier Article By:  Marty Kramer | Consumer columnist   A friend of mine once commented that a person can walk into an auto dealership and drive away in a $100,000 car a few hours later. So why, he wanted to know, does it take so long to purchase a home? Here’s why You don’t need to hire a surveyor to measure a car to find out if the neighbor’s fence encroaches on your property. Cars don’t have utility easements. You won’t need to buy extra insurance if a car was built in the 100-year flood plain. Purchase a house, though, and you’ll be dealing with items like those as well as option periods, contingency clauses, and inspections. Oh, and title insura...

Recent Testimonial for Dave Your Mortgage Guy:   "As first time home buyers we knew how important it was to find a good mortgage guy. Dave was someone my husband had worked with in the past when he was a loan officer so we knew that he was a stand up individual and would keep our best interests in mind. We were able to sail through the loan process not because we had perfect credit but because Dave knew how to do his job and started us working on the things we needed ahead of time so when the day came for us to buy a home we were able to do so seamlessly. He was extremely organized and very responsive. I honestly don't feel we would be living in our new home at this current moment if it wasn't for him and his guidance. Dave is more than just a guy who processes paper work he consults an...

Buy your College Student a House…Save $$$ If your college student is getting ready to live off campus, buying a rental property or condo may be an option worth considering.  Of course, with high rental costs and the opportunity to create a tax shelter for your hard earned money, this is a strategy many parents have found to be beneficial. An investment property is an excellent opportunity to put your money to work for you, and may even help offset some of the income invested into your child’s education.  However, there are various factors you should consider before making any final decisions. Long term goals – Although appreciation rates may be favorable, it is important to discern how long you intend to keep the property.  Within a few years your son or daughter will be finished with t...

I got this question the other day. "Hey, can you answer this question for me? How are judicial foreclosures slowing the recovery down?” Here is the deal. The housing market has continued to show slow signs that it is strengthening for some states. It all depends on whether or not the state is a non-judicial foreclosure state or a judicial foreclosure state. Let’s briefly go over what the difference between a judicial and a non-judicial state. A judicial foreclosure state is one in which the lender has to go through the court system to pursue a foreclosure. In a non-judicial foreclosure, the lenders can foreclose on a property without court approval. For judicial states, the judicial procedure is a long process and takes many months to complete a foreclosure. With the number of foreclosu...

Saturday, September 17, 2011 Read:  Luke 8:4-15 “A sower went out to sow his seed. And as he sowed, some seed fell on the path and was trampled, and the birds of the sky ate it up. Some seed fell on rocky ground, and when it grew, it withered for lack of moisture. Some seed fell among thorns, and the thorns grew with it and choked it. And some seed fell on good soil, and when it grew, it produced fruit a hundredfold." After saying this, he called out, "Whoever has ears to hear ought to hear." Holy Spirit, help me to sow God’s word today. Remind me of the times I have seen you at work, healing, strengthening, or teaching me. Help me to scatter these seeds all around me.

Homestead Exemption in Texas...more complex The application process for a homestead exemption in Texas is about to grow more complex.  Earlier this year, the Texas Legislature approved new standards of mandatory disclosure for any one of several kinds of homestead exemptions.  Beginning on September 1, 2011, those new rules go into effect.  Prior to September 1, a homestead exemption was relatively easy to obtain; a property owner simply filed an application.  Now, home buyers will have to follow new rules and provide more proof they are eligible for the claimed exemption. In order to receive a homestead exemption for property tax purposes, applicants must now provide a copy of their Texas driver’s license or Texas state-issued identification card and a copy of their vehicle registratio...

Diana Olick says: The housing market is shrinkingThe foreclosure headlines today are that one third of all homesales in Q2 were of distressed properties (foreclosures and shortsales). The discount on those homes from comparablenon-distressed properties was 32 percent. What the headlinesdon't say is that while the percentage of the market that'sdistressed rose from a year ago, from 26 to 31 percent, theactual number of distressed sales fell. The share only went upbecause the number of non-distressed sales fell, leaving thetotal pool smaller.  And there's the biggest problem in housingtoday. Sellers are afraid to put their homes on the market forfear of losing too much equity, which means there are fewerpotential move-up buyers. First time buyers are choosing to rent in droves, as unemplo...
