Preface In Dallas there are two interior cities -- Highland Park and University Park -- that by most are thought to be the pedigree addresses.  It's where the most mansions are, the finest boutiques, like Chanel, are, and it's where the public schools are consistently top rated. Here's what everyone should know about the current real estate market. 1. This market is a blended arbitrage market.  People can buy a home now at below cost and finance it at an artificially low 30 year interest rate.  2. Or, they can wait until next year or the year after, etc., and buy a similar home at what will then be for a substantially higher price and at an interest rate that will be significantly higher as well.  In order to make an educated guess as to how to buy and sell real estate today, I submit that the math needs to play a primary part in the decision.  And not just buyers and sellers need to follow this logic, but appraisers, lenders and those who calculate and assess investment risk need to as well. In Highland Park, the number of home sales increased from 87 in 2009 to 141 in 2010 increasing the total sold volume from $154.2 million to $237.8 million. Homes were on the market for fewer days in 2010 when compared to 2009 in homes priced under $1 million and between $3-$4 million. Homes in the $2 million, $4 million, and over $5 million ranges were on the market longer in 2010 than in 2009. The market share of homes sold in Highland Park remained almost unchanged from 2009 to 2010, with about 33% of homes in the $1 million and $2 million ranges each. The sales price as a percentage of listing price remained almost unchanged from 15.0% in 2009 to 15.6% in 2010. From November 2009 to November 2010, the total number of home sales rose from 4 to 8 in Highland Park. The median sales price of homes in the city declined by $41,500 from 2009 to 2010. Homes sold in November 2010 were on the market longer than in November 2009. Sales price as a percentage of list price went up for homes priced at $500,000 to $1,000,000 to 96.9%. However, for homes priced from $1 to $3 million, sales price as a percentage of list price declined. In November 2010, most homes were sold in the $3-$4 million range and in the $500,000 to $1 million range. This differs from November 2009, where home sales were spread evenly throughout all price groups. I don't know what's happened in recent years, but the word "moot" has become a popular one to use, and it seems most who have begun to use it, are using it incorrectly. When something is "moot" it means that something is debatable.  It does not mean, "That's set in stone and that's where it's going to stay forever, so there!" So a moot issue is a debatable issue. The Artillery Club, hidden among massive oaks trees and oleanders on Galveston Island, is the oldest men's private club west of the Mississippi.  It was incorporated about two years prior to the Civil War for the purpose of protecting the Island. Since 1865, the Artillery Club has been a men's social club.  Membership is limited to about two hundred.  In addition to presenting debutantes each year, the club also has held its own Mardi Gras celebration, including appointing a secret king and queen, since its inception. In October 2010, the volume of home sales increased from October 2009 from $9.3 million to $16.6 million. The median sales price dropped, however, from $1,025,000 to $875,000 in October 2010. Homes sold in Highland Park were on the market for less time in October 2010 when compared to October 2009, with the most significant drop in homes priced $3 to $4 million. In homes priced under $2 million, the sales price as a percentage of list price dropped from October 2009 to October 2010. Most homes sold in October 2010 were under $2 million: one home sold for more than $5 million. October 2009 did not see any home sales over $4 million.
