A major piece of property sold in April, some 2832 acres with a rather large 6K sqft house and a pretty big Foreman's house, gas wells, ponds, etc. all located on the highway going to Lipan just northwest of Granbury for almost a quarter of a million dollars over $3 million.  WOW!  Yep, that one topped the list & may stay there for awhile. Granbury also saw a home sell for over $700K which hasn't happened in awhile too.  When it was all said and done, our little area southwest of Fort Worth saw 91 homes sell in April including those two!  Yippee! Yahoo!  Is the market on the upswing?  Was it the tax credit that spurred it?  Will it continue?  The million dollar questions!  As far as confidence in the market, I've got it & everybody knows it is what you perceive it to be. The very wise professor at UGA explains this concept very well!  Let me know what you think. OK.......Here are the absorption rates for the subdivisions that I usually post.  If you live in one that is not mentioned here, please email me and I will include it in my November rates and send one for October direct. DeCordova Bend Estates  October saw 40 active single family homes on the market, 1 had a contingency, 3 had kick out clauses on them, 2 had options and 6 sold for an absorption rate of 6 months and 3 weeks on the market........Hey, the inventory level is down in DCBE! Pecan Plantation Inventory of active homes on the market was at 104 homes, 2 with kickouts, 2 with iptions, 3 were pending and 6 sold.  That makes the absorption rate in Pecan pretty high at over 17months worth of houses on the market. This past week I met with the best RE/MAX Agents in Texas!   Twice a year I meet with my Success Partners which is a group that our coach, Cheryl Fairbanks formed.  This particular time we met at the Inn at Granbury,Texas.  This place was right on Granbury Lake, had a beautiful lot and wonderful facilities.  There are 8 master bedrooms (each one different and stately decorated) so some of us stayed at neighboring B&B's but we ate, laughed, learned and gathered for our meetings on these serene grounds.  The place is really spectacular, the dining even better!   I just had to take a few photos and share this with everyone!       It has been my experience in the last ten years in as a professional real estate associate that the last 2 weeks in August and the first two weeks in September are the worst of the market.  It happens every year because schools are starting, kids are going off to college, tuition is due, books, room & board, clothes and the start of a new routine that one has to get used to all over again.  Those that are going to relocate for the new school year have by now.  It's lots of changes for the family. Have you ever had one?  A Hole in One that is?    Here's the article in the Hood County News!  There were 3 Holes in One in 1 day! But in the same foursome back to back!  The odds they say are 17 million to one according to Golf Digest.  The fifth hole is the signature hole for DeCordova Bend.  The ladies hit it from 120 yds. that day.  This hole is on all the calendars and promotion mags, etc.  Congrats to Mary Gage & Judy Goforth who aced;  then, that afternoon to Richard Bumpus who aced it from 170 yds!  Golly, gee, I knew we were all special here at DeCordova Bend Estates........I just didn't know how special! We have a rare group here.....and a beautiful golf course!  Come join in the fun!  Call and THE RUNNELS GROUP we'll show you the way to becoming one of the chosen few!

This year in Real Estate has been a challenge......not that I don't like a good challenge.  The competitiveness comes out in me.  I've got to win the challenge......... For family health reasons, I moved to Granbury, Texas where my Mom and Dad live, just outside Ft. Worth where I was born and bred.   It's great to be in this part of Texas.  Granbury was somewhat new to me other than the times I cooked in the General's chili cook-off or visited the square in my shop-aholic years.  I think I forgot how hot it was & how much salt could come out of you to the point your skin feels like a piece of sandpaper and your vision is blurred by the salty sweat rolling into your eyes. Doing the numbers on these 2 gated communities in the greater Granbury area shows about how many months inventory are on the market in those subdivisions.  In the month of May, 58 homes in deCordova Bend Estates were on the market.  In addition to those, 5 were active and in the option period, 1 was active with a kick-out clause, and 1 was active with a contingency on it.  Seven homes were pending on their way to closing.  Since January 1st on this year 27 homes in Decordova Bend Estates have sold for an average of 5.4 houses a month., so in essence, DeCordova Bend has 10.74 months worth of houses on the market.  This is the absorption rate through the month of May.
