      It has been my experience in the last ten years in as a professional real estate associate that the last 2 weeks in August and the first two weeks in September are the worst of the market.  It happens every year because schools are starting, kids are going off to college, tuition is due, books, room & board, clothes and the start of a new routine that one has to get used to all over again.  Those that are going to relocate for the new school year have by now.  It's lots of changes for the family. Have you ever had one?  A Hole in One that is?    Here's the article in the Hood County News!  There were 3 Holes in One in 1 day! But in the same foursome back to back!  The odds they say are 17 million to one according to Golf Digest.  The fifth hole is the signature hole for DeCordova Bend.  The ladies hit it from 120 yds. that day.  This hole is on all the calendars and promotion mags, etc.  Congrats to Mary Gage & Judy Goforth who aced;  then, that afternoon to Richard Bumpus who aced it from 170 yds!  Golly, gee, I knew we were all special here at DeCordova Bend Estates........I just didn't know how special! We have a rare group here.....and a beautiful golf course!  Come join in the fun!  Call and THE RUNNELS GROUP we'll show you the way to becoming one of the chosen few!

This year in Real Estate has been a challenge......not that I don't like a good challenge.  The competitiveness comes out in me.  I've got to win the challenge......... For family health reasons, I moved to Granbury, Texas where my Mom and Dad live, just outside Ft. Worth where I was born and bred.   It's great to be in this part of Texas.  Granbury was somewhat new to me other than the times I cooked in the General's chili cook-off or visited the square in my shop-aholic years.  I think I forgot how hot it was & how much salt could come out of you to the point your skin feels like a piece of sandpaper and your vision is blurred by the salty sweat rolling into your eyes. I didn't know eyelids sweat.  Gosh, I can't believe it's not August yet.  It's supposed to be the really HOT month!  ...

Doing the numbers on these 2 gated communities in the greater Granbury area shows about how many months inventory are on the market in those subdivisions.  In the month of May, 58 homes in deCordova Bend Estates were on the market.  In addition to those, 5 were active and in the option period, 1 was active with a kick-out clause, and 1 was active with a contingency on it.  Seven homes were pending on their way to closing.  Since January 1st on this year 27 homes in Decordova Bend Estates have sold for an average of 5.4 houses a month., so in essence, DeCordova Bend has 10.74 months worth of houses on the market.  This is the absorption rate through the month of May.
