As a fairly new real estate agent in Georgetown Texas, I'm always checking out other real estate websites to get ideas on how to improve my own business. About a month ago, I saw a website that featured the agent who owned it and it had a picture of him volunteering on the construction of a home. Man, that looked so cool! Here was a real estate agent, getting his "hands dirty" with some good 'ole fashioned volunteer work. What a neat way to show current and prospective clients that he wasn't just in the business for the money, but willing to give back to his profession! Quick Facts About Sun City TexasI'm posting my blog series about Sun City Texas ( in Georgetown, Texas), and I thought I'd start by giving an update about the homes in the Sun City community. Much of this information is borrowed from the Sun City Georgetown website, which is kept fairly current as the community grows. Community start date - Sun City Texas, as it's known, was opened in the summer of 1995. The community has grown steadily since then. Number of homes - As of last month, Sun City reports that 4,853 homes have been built. They are projecting 7,500 total, which means they will still be building for some time. I was reading a blog by Virginia Real Estate agent Frank Borges Llosa that correlated the amount of pictures a real estate agent posts with the time it takes to sell a home. In his example, the more pictures you post, the faster that house will sell and the more it will net!Well, after reading that I had to put the Georgetown Market to the test. Will simply posting more pictures increase the chances of selling a home quicker and for more money? Here are the findings:In 2007, there were 1262 listings that sold in Georgetown. 736 listings had posted 8 pictures (the previous maximum) or more. The current maximum pictures is now 12. Friendly neighbors, abundant parks and greenspace, and lots of sidewalks makes Georgetown Village a great place to live.The real estate market in Georgetown Village is still going strong. New homes being built in the community have contributed to the increase in the number of home sales and have also helped to increase the average sales price. In a rating audit by the Insurance Service Office which rated them on such things as staffing levels, training, equipment, building code enforcement, and more, the Georgetown Fire Department raised their rating from 65 to 87 and, with the addition of equipment, personnel, and other upgrades, achieved a Class 2 rating. This means that they fall into the top 1% of fire departments in the nation.  Great goin', guys! While researching a new listing, I discovered one of Georgetown's best kept secrets, Berry Springs Park and Preserve. It opened October 2005 and is hidden just east of Georgetown off County Road 152.The park is utilized for passive recreational activities and features playgrounds, barbecue grills, picnic tables and pavilions which can be rented. Berry Springs provides a fresh water lake for fishing. There are camp sites and hike and bike trails which may eventually be connected to the Georgetown park and receration trails. Last week my sales manager, one of the other agents, and I decided we needed a girls' night out (or at least a girls' evening out).  A new place had opened up in Georgetown, Texas, just off the Square, and we thought we'd give them a try. D'Vine Wine is more than a wine store.  It's the only winery in Williamson County (as I understand it, in order to call yourself a winery, the wine has to be made on the premises).  They offer tastings, they sell only their own wine, they even offer facilities for you to make your own wine (which gets it out of your kitchen, says she who's made wine and beer in the same kitchen - don't advise it, you can end up with 15% beer if the wine yeast goes walkabout!).  There were three of us, and you get 3 tastings for free, so we shared so we'd each get a wel...
