The September 2006 Starwood Yard of the Month belongs to Candy and Jack Mahaffey. For a little over five years the Mahaffey family has resided in Chamberlyne Place Village. Candy enjoys working in the flower beds and with their landscaper to achieve such beautiful results. Candy loves Starwood's location and her neighbors. She says "I think a beautiful lawn is very important; it allows one house to stand apart from others. Also, I wouldn't want my neighbors to have to look at an ugly yard. My favorite thing about our lawn is the variety of plants and colors; our landscape team did a wonderful job of putting in native plants and plants that are heat and drought tolerant". In addition she added "I love when the magnolia tree is in bloom and I can't wait until next month when our blue aste...

I attended an Accredited Staging Professional designation workshop offered by StagedHomes and quickly put what knowledge I learnt into my listings. Just very basic stuff about basic furniture arrangement, space flow, etc. I even asked the Active Rain stagers to help and they did! It took the Sellers 2 months to get the house ready. I listed it on Friday at 9:30pm. The house was scheduled for its first showing on Saturday (the very next day) from 2:00-4:00pm. By 4:30pm, we receive a call saying that we will receive an offer a few hours later. It's by far the FASTEST record I ever had on my listings! Less than 24 hours of listing it. After we negotiated and accepted, I had a great conversation with the Buyer's Agent. He asked if the property was staged? I proudly said "Yes"..... I applied...

A few days ago I opened my e-mail to find seven (7) e-mails from EMAIL ARRANGER. I get a ton of e-mails per day and my mail is usually near it's limit. Of course, I have my spam settings to help weed out unwanted e-mails, but these slipped through. I am thinking, who is this and why are they contacting me, so I open them to find that all seven (7) of the e-mails are from the same REMAX agent in Cypress, Texas. Ok, now I am a little upset.  I immediately unsubscribe from EMAIL ARRANGER and the drop the agent a note requesting her not to flood my e-mail with her unwanted marketing (spam). The response that I received back was surprising. It went something like "I am not spamming you, you're on the list with Email Arranger " and "Get over yourself and contact Email Arranger if you have a c...

Can you guess the population of Frisco as of March 1st? Everytime I see Frisco's growth in numbers all I can say is WOW!  Now, I'm no stranger to metropolitan areas because I grew up in a New York City suburb and then moved to Washington DC.  But, I've never lived in a place that adds over 600 residents a month.  Just another reason this city is so dynamic!!!  The estimated residential population is 94,690 people as of March 1, 2007. It is estimated that we will go over the 100,000 mark later this year.Frisco PopulationMar 1, 2007: 94,690  +   702Feb 1, 2007: 93,988  +   642Jan 1, 2007: 93,346  + 1,148Dec 1, 2006: 92,198  +   769Nov 1, 2006: 91,429  +   831Oct 1, 2006: 90,598  +   782Sep 1, 2006: 89,816  +   745Aug 1, 2006: 89,071  +   602Jul 1, 2006: 88,469  +   729Jun 1, 2006: 87,740 ...

Evaristo Lacerda has inspired me to write this blog when he mentioned that dealing with immigrants is immersing into a world of different culture, behaviors and values. I want to take this opportunity to share with the Active Rain community some experiences I encountered when dealing with Asian buyers (particularly Chinese ones). 1. They do not like a house at a "Tee" junction. They believe that the bad karma will easily enter the house. Some also believe that during the night, lights from vehicle directly "pierce" into the calmness of the house. 2. The entry door and the back door do not align. They believe that the good luck will entry the house and it goes straight out the back. 3. No number "4" in the house address. Depending on the different Chinese dialect they speak, some dialect...
