Back in 2006 a huge residential development, called Phillips Creek Ranch, was slated for West Frisco. However, the 948-acre development, located east of FM 423 from Lebanon Road to Old Newman Road, has sat empty ever since. In 2008, Phillips Creek Ranch was purchased by Dallas-based Republic Property Group after it was foreclosed under the original developer. In recent news, the Phillips Creek Ranch development has finally gained approval from the Frisco City Council and is in the planning stages for what will become Frisco's 2nd largest master planned community. Can you guess the population of Frisco as of April 1st? In March 2007, 181 permits were issued for new Frisco, TX single-family homes, down 38% from March 2006 when 292 single-family permits were issued. For the 2006 / 2007 Fiscal year Frisco has issued 1,069 single-family permits, a 35% decrease from the total of 1,637 permits issued during the same period in the previous year.  Todays the day.... I am getting ready to go to the opening of the new Wal-Mart Super Center, which has conveniently located itself right around the corner from my West Frisco Home. Traffic is bad right now on Eldorado and I have a feeling its only going to get worse. We did get a new traffic light on Eldorado at the side entrance to the Super Center, but no street modifications as of yet. At the present time, the city has not acquired the right of way s need to widen Eldorado and there is no telling how long this will take. More good news is on the horizon for those people who don't like Zillow:A Zillow competitor is: www.realestateabc.com  The name isn't as cool and the design isn't a fluid as Zillow, but it may be better in some ways. For instance, Real Estate ABC allows users to adjust property values for a particular property with an Ajax slider. Adjustable property factors include Interior, Exterior, Lot Size, View, Privacy/Noise and Local Market Conditions. Users can also refine property values by adding or removing comparables directly on the results page. Many experts agree that the Arizona Board of Appraisal is overstepping it's authority. Only a court or regulating agency can issue an order to Cease and Desist..................So far, this has not happened, as the Arizona Board of Appraisal does not regulate Zillow or public information. At this very moment, Zillow is still providing their Zestimates to Arizona consumers. Zillow is just posting tax information and recent sales that are already out there as public record. I am willing to bet that the The Arizona Board of Appraisal does not have the authority to order Zillow to cease and desist.  As you know, construction of the extension of the Dallas North Tollway from Highway 121 to US 380 is well under way. The project broke ground in March of 2005 and is estimated to cost $264 million. Known as the DNT Extension Phase 3, the project is approximately 9.6 miles long and has three lanes in each direction. When complete, it will provide a vital route to downtown Dallas for motorists coming from Frisco and the fast-growing cities to its north.More than 70 percent of the roadway construction is completed. The new West Frisco Wal-Mart Super Center is set to open on April 18th. For better or worse, we have to live with it and the traffic. The City Manager told the newspaper that Wal-Mart will generate $50 million in annual sales, which is about half right. Under the agreement, Frisco taxpayers will lose a half-cent sales tax break over the store's first 10 years, equaling $250,000 per year. The city also gave away its thoroughfare, water, and sewer impact fees. Wal-Mart agreed to pay for the costs of upgrading the roadways near the site, including deceleration and turn lanes, median cuts, street lights, and traffic signals, amounting to about $702,000. But the retailer had to make such improvements in order to get traffic to their store, so these improvements serve only that retail site.  ...
