Thanks to Dave Ramsey and having no budget on Valentine's Day (also my anniversary), my husband always teases me about why he never buys me anything for our special occassion. You can now actually apply the principle you have learnt in the Finance class 101. Here it the gist of what Time Value of Money means to a buyer in a real estate transaction. In a real estate transaction, everything is NEGOTIABLE. We do not just negotiate on the price but the terms such as closing date, closing costs, option fee, earnest money and who pays for what in the transaction. Let's understand this Time Value of Money concept in terms of the closing costs. There are some business models that rebate to their clients. Some have advertised up to 2%. I have heard of a broker who would refund ALL but $500 here in this area. But then again, a client needs to understand what he/ she is getting for "their money". Real estate agents own and run their own business. They pretty much set their own business policies. Rebate or not is really up to them. Because the agents are running their own businesses, they have business expenses to pay. Some pay a high franchise fee (Remax/ Keller Williams), they need to pay for their insurance (errors and omissions, short and long term disability, etc.) they have cellphones, laptops, other technology fees, their car (is a business tool), dues and subscriptions, social security, medicare benefits and income taxes. ...

Some people do have concerns living in a new community because of the construction issue. Perhaps safety. But here's from my own personal experience: I have built 2 homes. The 1st  built in 1999. There are times we forget to close the garage door but nothing has been missing. The 2nd (Panther Creek Estates Frisco) is still under construction. So far, still no problems. We have had petty crimes like the teenagers kicking trash cans around, and I've heard the car was broken into once or twice.   Theft would be the only thing I would "worry" about. But then again, it could happen anywhere. And if you forget to close your garage door, it could happen again anywhere, not just new homes.   Sometimes I do get sadden by the fact that people thinks that the construction workers are up to no good...

Sellers Beware of Real Estate Agents that offer you incredible deals, like they will by your home from you if it doesn't sell within a specified amount of time.  Yes, they will buy it, but at what terms.  Think about it, all Real Estate agent are selling homes for a living and if they buy your home at full price, they will not make money when they go to sell the house.  Usually, they will make you do every repair possible to the house and then buy it under-market, so they can then turn around and sell it and still make some money off of your home.  If you go with one of these agents get them to put in writing what they expect from you and how much they will buy your house for!

As I was exercising this morning, I remembered how hard it was to remain motivated. It's so easy to just step off the treadmill and say, I've had enough for the day. Are you an advocate for a 100% loan to purchase a home? I'm sorry, not me. I've done that and I would never do it again. Back in the days when I was hyped out about using other people's money (OPM), I felt that having my money in my own pocket is much better than in yours. So, we got a 100% loan while we just have the money sitting in the bank. Looking back, that was not a very good idea simply because we ended up using the money to furnish a number of things in the house and these are things we can live without.
