Do you know people can be like horses? NO, haha, not that rear part. Their ears. Showing nonverbals. With horses, ears forward means fully paying attention. One ear forward and one flopped over means distracted. Ears back ANGRY. Well with people you deal with check their horse ears. Are they with eye contact fully engaged listening directly to your eyes? Thanksgiving is about gratefulness and should be a daily thing as you note what you HAVE with your blessings, not what you lack, it will turn out you will be very happy. In connecting people in life and determining how we want to communicate with them we become either a BRIDGE BUILDER or a WALL BUILDER. All you have to do is look around and see how YOU are treated by some or how others treat their fellow man. In our dealings with real estate clients as a minimum I would hope you are a bridge builder with them and all associated parties. Clear communication, suspending judgment, overlooking quirky personalities, being accomodating and above all OPEN. Everyone says with real estate buyers jump in the car and LET'S GO LOOK AT SOME HOUSES, but if the focus might be houses in a certain area, as with anything in life there is a STEP before focus. I had some conversations recently with friends struggling at 20-30 lb. overweight and the Thanksgiving meal to them just it seems will blow a huge hole in their thoughts to keep losing weight. Give yourself a minor reprieve on that particular day but some thoughts so the day after you will not be a stuffed fat cat. I was reading an article in the December 2014 Atlantic magazine that said our happiness declines in our life till about age 45 then with job changes or parents dying we reach this sense of contentment and go on an upward trend of more happiness the second half. I think even job changes into real estate, many are in real estate at this mid point, can feel happier as they are more in control of their lives. Expectations things will continue to get better when younger and they don't and expectations things will get worse when older and they turn out not as bad as we think, might point to WHY we are more unhappy or more happy. In a trusted advisor role REALTOR® to client, the ONE duty that sums it up is called the "fiduciary duty." Many in the public do not understand this term, but it is of highest order. The agent puts ALL the needs of the client represented first and foremost. Giving them obedience, loyalty, disclosure, confidentiality, accountability, and reasonable care/diligence. I wanted to solict your own opinion and preference with the newest kitchen design. Islands in the middle with seats on one side only and wood floors. What do you think? I think the island is taking the "bar" effect of yesteryear and moving it out on the floor with side by side seating which seems to me real rude as a family instead of a table. The wood floors I personally have problems with water and scratching but maybe I am just too conservative :) WHAT SAY YOU??? Do you like this "new" taste???

Much has been written about staging a home for sale with proper furniture placement, opening up rooms, decluttering and also taking down personal items of the current residents. But a real CLEANING area that makes a home SPARKLE beyond doing a DEEP SCRUB of the home, dusting, floors, kitchens and baths, and making the beds and clearing countertops is CLEAN THE WINDOWS. Inside and out and let the sunlight come CLEARLY through without dirt or smudges on the windows. Most homes have too many windows to do this manually yourself or second floor windows that make it difficult so if you can, get a professional crew to take care of this matter. It will really help go toward another step in getting your home to sell as quickly as possible.

Selfie photos have been with us it seems for years now, and like opening a Pandora's box, or letting the cork out of the bottle and the genie can't be put back Selfies Will Stay So Get Over It. Those of us who don't like dangling arms in photos or arms pulled way to the side are forgetting the advantages of a selfie, getting YOURSELF in the photo for a change as a camera person. Real estate transactions get more complex by the year. Just look at the contract paperwork and addenda that not only changes but gets added to. The Details With Real Estate Are All Important. In interviewing candidates to represent you in buying, selling or investing ASK how do you handle the details? Some agents are good with details, some average and some poor. They need to know who they are and cope with that personality type. Assistants, check lists, even practice and experience ALL help having things not fall through the crack and heartburn or disaster occurring. A SMOOTH transactions MEANS staying on top of the details. In real estate IT IS ESSENTIAL!!

Some REALTORS think they cannot themselves shoot the rooms for a house to list, and must hire professionals. Whether for real estate or pleasure photography out in life, Practice Makes Perfect. Look at your own photos after you take them. How could you improve? Let others that you consider better than you give you comments. ADMIRE others' work, and try to do what they do stumbling along all the way. Network and join photography clubs or take photography classes, go out on photography expeditions with others to get it in your blood if you have a high interest. Get better equipment. Just remember we ALL are a beginner at something for awhile till we become AN EXPERT. Practice, practice, practice!!

In searching out coffee makers the other day I got to thinking I have had the cheapo ones, and the very high end ones that made all the flavors on a per cup basis, but similar to buying a home.... it reminded me of The Goldilocks Effect. You know with a purchase the "just right" feeling. Not too fancy and not too cheap or simple. JUST GIVE me a pot of coffee, not latte, not mocha, just coffee and get on with the day. I have seen with buyers they see a WOW house but sometimes it is far out of their budget but when budget and NEEDS come together, it is JUST RIGHT and you hit that Goldilocks comfort level.
