A stage of negotiation you will almost immediately hit in buying a house is negotiating things found during the inspection. A good buyer's agent will consult their buyer very frankly with what are "deal breaker, walk away" issues. In other words how bad do they want the house? With multiple offers sometimes or the dream house is in their mind, sometimes for some reason the seller won't give in on something. I had one where the doorbell system did not work. Very annoying and probably not that hard to fix. BUT on the luxury home the seller was putting this in an AS IS category. Some coaxing to the buyer that they could fix this on their own later, made the deal happen. It is a PEOPLECTOMY. Just get the former owners OUT of the house, and it is YOURS.

A get off the fence personal development technique we all should consider when we think about growth is consulting your Future Self. What do I mean by that? If we are progressively growing in life, our selves out in time are better than we are now. They could be more disciplined, be more decisive, wiser, more compassionate, more friendly and open, a better listener, more calm and peaceful, and as you might say, you have mellowed out. So if you are STUCK with moving forward, perhaps procrastinating too long, NOT making a decision, ask yourself of that BETTER YOU, "What would my Future Self do right now?" then follow that advice. It is tuning into a better you. We all have that pen in hand and are writing our story each day. Here a fun video being silly about the many roles we could play....

With diets and cutting calories there is no doubt with weight that can lead to success. For our WELL BEING, emotionally and mentally, addition by subtraction is a brilliant idea as well. Remove factors that drag you down and it will be a boost to your life. Some say as an experiment just force yourself to stop complaining for a 24 hour period about ANYTHING. You will be amazed the lift you get. So ADD by SUBTRACTING, got it??? BUT always ADD more and more smiles and laughter in your day. ALWAYS can use lots of THAT!!

I have always had a life mantra of, "Be The Change You Wish To See In The World." With the Earth's population approaching 7 billion how can we even hope to make the world a better place with all the forces of evil against us? With the week of Easter upon us here in Spring and talk of eternal salvation I wanted to challenge you with people or animals to pick somethig to work on to lighten the burden on others EACH day in your daily travels, EARTHLY SALVATION. I have done caring and fostering dogs and it plays a role in the whole animal rescue big picture. This short clip of an animal rescue will give you a feel of the terrible conditions some of these animals are in and "over time" what a huge impact the good people, the good hearts in the world can do, IN BEING THAT CHANGE. For people o...

In coming into a new situation in business, we must learn to ADAPT. It is always your best bet. WHY? You don't know "exactly or specifically" what you are getting into with the variety of people, situations, and environments. Some tips for adapting to ensure a high probability of success: go slow listen more than talk when talking ask many good questions to clarify gaps in your knowledge always be yourself to present exactly who you are truthfully to all parties assess in a big picture fashion what you are dealing with, political and financial environment, sensitive areas you will have to work with Those that BEST adapt, actually are the survivors even more than just be successful. Think of even the fast moving technology world with learning, those that stay on the cutting edge do not f...

In human communication there is an unquestionable sign you are PAYING ATTENTION and have interest in your client, or even a personal relationship. Eye contact. Not a fixated never flinching stare, but a warm eyeball to eyeball look. EVEN DOGS have this down with a biscuit or food in your hand. Brains and hearts are CONNECTED. Maintain eye contact with another to relate to the max. Put the distraction of the smartphone DOWN. Things going to it will WAIT. And remember little dogs want that biscuit bad too haha.

In central Texas, in Austin, once a year, they hold the South By Southwest festival which is for art, music, and technology. If you never heard of it, and really want to chill sometime as Spring ensues drop in on 6th Street and see what you find. Jimmy Kimmel on his TV show is making a regular thing of popping in and doing his people watching, and this year he did a segment with a Pot Quiz. I don't know if we should be scared of our future with these young people, or maybe for a Friday Funnie, just appreciate they are living their lives to the fullest (or funniest). Enjoy.

When a real estate agent encounters the fresh new buyer, seller or investor client we may not think we are in The Wizard of Oz movie but in reality we are. I like to use the phrase, "They don't know what they don't know." Hence you see For Sale By Owner signs pop up, extreme discount brokerage uses, people who flinch hard at buyer rep agreements, using Uncle Joe with his barely used real estate license "taking care of things" for their niece. All BAD places to go. The Internet as far as getting a complete transaction handled has NOT materialized by itself as a solution without the professional services of a REALTOR®. It is like in The Wizard of Oz movie. There is Dorothy (the client) sucked up in the tornado, fearful, lost, and confused. HOW they think they can return to a place of safe...

I have talked about this topic before relating to buyers of homes but wanted to twist it a bit today and say Use This Question To Get Sellers Off The Fence. Often sellers can have no sense of urgency to move, without job relocation or family financial pressures. They know they want to move but they also could stay put another five years. That question is, What lifestyle do you see in your next phase? The key word is "lifestyle" which a home is all about and is asked to buyers besides number of bedrooms, schools, shopping nearby, commute time to work, etc. People sell for downsizing, upsizing, too much upkeep, divorce, health issues, retirement ideas, to be close to family across the country, or just plain old "want something different". Lifestyle thinking paints a picture for them and y...

I am a natural at light heartedness so it is something I can teach about. It has advantages being this way in lowering stress and adding more happiness during your day. It is not ignoring problems but just helping with the attitude along the way. You practice it too much well you will be called silly, but I can live with that. Some tips to be GOOD at light heartedness: Smile and laugh a lot. It is hard to be grumpy or negative whe you do this Play. Find all sorts of ways to play in your day. Even taking what I thought an annoying test, I made a game out of it Practice disconnect zones, that is put your smart phone in a drawer for a period not to be interrupted. Write down problems on a piece of paper, put them in a drawer for awhile and in your mind don't focus on them but focus on thin...

I don't believe as you might learn in those seminars there is ONE formula, or secret formula to success. First off, you need to define what success is or means to you, in business, in your personal life. Second, I believe there are bits and pieces to success. And one idea I heard recently I think we can all incorporate tomorrow. For success, double your rate of failure. Failure is all about doing things. Action but it doesn't work. Don't keep doing what doesn't work, over and over, that is insanity. Learn from the failure. The lesson. But get back up on that horse and fail some more. TWICE your normal rate in a day, in a week. Thomas Edison did this religiously in searching out a filament for a lightbulb, ultimately Tungsten, that would not burn up in five minutes. Network more, explore...

One thing you see in real estate a lot, and also in other areas of business, and even in personal lives is focus misapplied. I call it the banging your head against the wall syndrome. It can be caused by doing many things that frustrate you but one key area is working hard in "areas that are out of your control." There is both a huge peaceful feeling obtained with "letting go" of the out of your control areas as well as a tremendous productivity boost to your day when you work in that OTHER CATEGORY, things that you can control. Divide things into those two buckets, your control, out of your control, and work on what you can influence and get done. You will end up a much more productive person and your mind will be so much more at ease.

I have ALWAYS thought if you can build your self-esteem up to enormously high levels in life, you can accomplish ANYTHING, and withstand the rejection, the criticism, people not valuing your worth, and above all FAILURE of all sorts. Whether it is not getting the customer, the customer firing you, someone spouting off how they are BETTER than you, you don't get the GIRL or GUY, whatever you are trying to accomplish in life. While the Yoda phrase says DO OR DO NOT, THERE IS NO TRY, you have to TRY before you get till the DO point. SO, with that in mind we all love dogs right? They bring us back down to earth all the time making us laugh. Today laugh at them which could be us failing and try try again, with DOG FETCH. Think of this and don't ever quit trying!!! It has been reported that Leonard Nimoy of Star Trek fame has died at age 83. Rarely do I report on current events other than those few individuals who have been in our living rooms on TV and the movies for so very long. Any Trekkie fan along the way remembers his "logical" sense and being picked on with his Vulcan self by the medical officer, the Engineer, and of course the Captain. He will be missed as an actor but from what I can tell a really nice human being too. Rest In Peace Leonard NY Times Article

We offer a special government loan program that can be used with your Flower Mound TX FHA 203k Renovation Loans.     Many people are not aware of a special government LOAN program that is part of the Federal Housing Administration or FHA (a department within HUD). Existing home owners or potential home buyers can remodel and update their homes without having a higher cost second lien because of this FHA LOAN program.         The LOAN program does not allow for “luxury items” which are defined as items like a swimming pool or hot tub, etc. But you can repaint, replace flooring, remodel cabinetry in kitchens and bathrooms, add wallpaper, replace appliances – even add a room to an existing structure (which can significantly add to value as you increase the square footage of your home).    ...
